This is a long past due review from 2023. We put down a deposit to reserve a specific townhome for rent while applications were processed ( $100 per person, so for 3 or us $300). Called to check in on status the following week and the girl was very confused on the phone because that unit was just given to someone else and would have to get back to us. Could never get a hold of anyone after that. One roommate went down to their office during business hours and no one was there - for hours. Another lady was outside the office waiting and said she was trying to get in touch because they had even rented her a place(first months rent and deposit), then backed out of it! She was out a bunch of money and said she was a single mother who was gonna take them to small claims court.
Never got our $300 back.
Avoid at all costs as a renter!!

Now run by Pinnacle as of September of 2019. Hopefully some of the deferred maintenance items and tenant parking issues will be better addressed. So far they seem to be much more proactive. They allow max 2 dogs with no weight limit for $40 each extra per month. 2-car garage, gas fireplace, large pantry, and a alarm system.

The buildings are starting to show their age however. The kitchens are small and you’d expect that you’re paying over $2,000 per month or $24k per year that it would at least get you upgraded appliances and granite countertops or nice cabinets, but no. It is a quieter neighborhood but there is freeway and train noise but not overwhelming.

Overall- nice place, but not outstanding for the money.

This place sucks. The office is never open so nobody can help you and good luck trying to get ahold of there call center.

They go through so many management changes and property owners that we get almost monthly emails regarding this.

I've had to provide my proof of renter's insurance three times a year because they "lose files" or "change systems" regularly.

Their maintenance is fairly good but it takes forever for them to come even during an emergency situation.

There is no parking and absolutely no enforcement of visitor parking though we get thousands of letters taped to our doors about it.

Too expensive for what you get and you must be incredibly patient to endure the lack of management, leadership and consistency.

Look elsewhere.

I love the location however the maintenance is severely lacking. Maintenance is incredibly understaffed and request for repairs never gets fixed unless it is an “emergency” and even then it’s not treated as such. I had my hot water heater go out and it took several days before they fixed it and getting them to come on a holiday was a fight because it was considered overtime and the company didn’t want to pay that from what was explained to me. I have asked for simple requests and was told it would be completed by a certain time and it was never met. I followed up with staff and received terrible attitude and they claimed they never said something when in fact they did. So unprofessional in my opinion to basically call me a liar much less to give me attitude immediately for no reason. No one is ever at the local office for assistance. When you call, hardly anyone answers. The location is great. The townhome itself could be better for what you pay I feel it’s a bit overpriced and the employees just lack in many areas all around. Can’t wait to move and buy my own house.

We really enjoy living in the Sumner Townhomes. We would like it a lot better if someone would actually come and make repairs that we've requested. Pmo responds really fast via email but maintenance never ever shows up.
