One of the worst rental experiences I've ever had. Makes sense since 3/4 of the residents are on section 8. They treat everyone poorly. Cops were at the complex about 5 times a week. Weed smells every day. Trash piles up very quickly. Staffers were rude and unprofessional. Lastly, you pay a 400 deposit and they charge you 900+ for an almost perfect spotless place we left behind. The scam was we weren't there because we were moving out of state we didn't get that final walk through. But I had all the photos because I knew not to trust them. Surely I was right.

Be careful renting from these people. They charge double for rent for people who are on section 8. So for instance my neighbor pays 2300 and I pay 4800! Just because “they can” forget the fact people on section 8 are on section 8 for reasonable rent . Instead they price gouge the section 8 client. They install mismatched carpet in the same room. They do not hire competent workers. If you have any repairs done to your home, I would suggest you should be home. They honestly do not care about their tenants! When I came and looked at my unit in the beginning, they told me it was for rent for $1995. Of course I had already given proper notice at my other home. When I came to sign the lease a week before moving in they told me my rent would be $3100 because I was on section 8 and they can. At that point, I was going to be homeless if I didn’t move in. So of course I moved in, but it was a bait and switch on me. Just want people who are thinking about renting here to be aware! And if you’re on section 8, look somewhere else! In my opinion, This should be illegal.

Attention, do not move to this place, it is the worst place to live, there is garbage everywhere. The administration is not interested in the well-being of the residents... There is garbage everywhere, and they do nothing. They tell you to contact them but they never respond. These photos are recent.

Speed bumps way too high. They damaged my vehicle even though I was going 3 MPH!!! Don’t live or deliver here if you value your car.

*It should also be noted that there are other reviews talking about this to which they say that it’s about ‘children’. Folks, yall are the only people with this issue and no matter how slow you approach you will damage. Stop blowing people off and fix the issue.

Very clean and well manicured. Spoke to a Miss Mesha who was extremely helpful and professional. Have been corresponding with her in regards to becoming a potential tenant and she has gone above and beyond to make sure to keep me in the loop with things. Returns all my calls and emails in a timely manner. The rating for her service I feel is inaccurate. She has been nothing but resourceful and communication has been 100% since day one prior to my interest in the units. I definitely recommend. If you need any information she will provide that and more. Don’t go by the reviews of others, form your own trust me she deserves five stars!

The apartments are spacious. That’s where the pros end.

Do not expect any value other than a roof over your head from this place. We have nice amenities which are only available when the office staff decides they want to show up to work that day. There have been several times where we reserve pool time and they are closed when we show up to use it. They don’t even have the courtesy to adjust the availability. You just have to hope that they decided to work that day and you can use the amenities.

- We have a neighbor who smokes in their home and we can smell it. We reported it and the office has done nothing about it.
-There has been a fire alarm panel that has been going off constantly and nothing has been done, they just expect people to put up with the beeping all day.

This is all very frustrating given they raised our rent substantially this year. They really expect us to pay more while they remove access to the amenities and staff. I would like them to make that make sense.

ETA: downgrading a star for the worsening service and responses. Simple requests for ledgers when a discrepancy nobody could explain occurred again have resulted in passive aggressive emails about hurting people's feelings and hollow corporate speak from main office completely ignoring the substance of the request. It's absolutely maddening how long simple administrative tasks- like mandatory parking stickers, tow authorizations or accounting ledgers, take to receive here.
It's clear higher ups do not properly staff these properties with enough admin support.

It's a large complex with very large units and relatively brand new construction.
There has been a lot of manager turnover since we moved in but the current manager, Timmesha, is the best one we've had. She's very prompt to respond to any concerns, has always made herself available for a chat or help, and has really taken the reigns on trying to address issues and enforce some basic community rules. Parking remains a MESS as way too many people are not registering cars, letting guests park whenever, but it has somewhat improved since assigning spaces and changing to a better tow company contract. Maintenance has also had a lot of turnover from the beginning but I've found them to be also very responsive any time day or night.
Residents would do better to remember that they live in close contact with others, as noise beyond normal living is an issue consistently, but it's impossible to find apartments this size that are affordable housing, so it's a trade off.
The dumpsters and pickup schedule are not adequate for a community this size, causing the overflow of the recepticles a lot, leading to folks just not caring and tossing their garbage anywhere, but that has slowly been improving.

For a large company run complex for lower income/tax credit housing, they do a decent job.

The apartment is good, I like the place. What makes me upset is how uninteresting they are about the residents. There is a girl at the office that never has answers, every time that I ask something to her, she always says “sorry, but I can’t do that” which It should be part of her work, or at least have some answer and explain things better. The people that works at the leasing office are most of the time unprofessional. I only can open my garage with a remote control, but it stays with my mom, and I need to open the garage to grab some stuff and it doesn’t work. They didn’t gave us a key for emergency, they told us to call the office and they would open for us, I just called and the girl said she can’t do anything to help us, only 2 people can do that, but one is sick and the another one is in vacation. I’m really upset how she didn’t even try anything.
