Our family lives in the Union Mills Townhomes but they are under the umbrella of Kinwood which is managed by Fulcrum, previously Jackson Rentals. We have been in our townhome 2 1/2 yrs now and love our location. We're in a small neighborhood of a few units, sitting around farmland but 5 minutes from town. These units and the Kinwood units are a definite find. Three and Four bedrooms, 2 car garage, fenced yards and no breed or size restrictions on dogs. The maintenance team has been quick to respond and resolve issues anytime they come up which has been awesome. We had a dishwasher go out, it was replaced within 48 hrs. We had an older fridge that had seen better days and was more than ready to be replaced. Elyse was awesome in advocating for us to get a new fridge and we were so happy she was able to make that happen.
We know anytime there's a maintenance concern it will be handled promptly which is very reassuring when you're renting. Front yard maintenance is included in rent and the landscapers are very on top of mowing, trimming, etc They also offer flex pay for your rent if you need to split rent into 2 payments so it works with your paydays. It's hard to find a property management company that stays on top of maintaining units, handling concerns promptly and working with tenants to resolve concerns and complaints. But the team with Kinwood Townhomes and Fulcrum does what they can and works hard to meet the needs of all their residents.

Absolutely HORRIBLE place to live. It's loud, crowded, and nasty. Kids are always running around without supervision, there are arguments and fights in the cul de sac at least weekly, and there's not nearly enough parking for as many people are packed in there. Instead of enforcing their policy on how many vehicles each rental can have parked in driveways or on the street, they just call the police to have people ticketed. They also will completely rip you off on move out costs. According to them, the carpet had to be completely replaced, but they also took my $250 "carpet cleaning fee" and didn't apply it to the replacement. Their answer when I questioned this was to note that my lease said that the fee "could" be used to clean the carpets and blinds, but in any case, it wasn't refundable. Horrible management, horrible conditions, take your $$$ elsewhere.
