I highly do not recommend renting from this company. As a military family we have never had a bad experience with a property management. The photos we were sent versus what we moved into were very different. I will not go into details of all the stress this company caused us, but I am very thankful the owner decided to hire another company take over because this property magnet is so unprofessional and does not truly care about the property at all. Also the maintenance workers they have are overworked, and have way too many properties to maintain and deserve better.

Do your self a favor and don't use Pettit Property Management. They failed to do basic due-diligence in regards to managing the property and being on the same page as the renters. Makes me curious what the people on their payroll even do, rent from somewhere else.

I used Pettit property management for over 6 years assuming they were performing regular inspections and maintenance. Oh, how I was wrong. A few years ago they identified some trim rot and I approved the repairs. Last spring I was contacted by the renter and HOA about the trim rot and lack of paint. I investigated and could not prove they did half of the maintenance I was charged for, and am now having to repair structural problems due to the trim rot! I also found out the renters were contacting Pettit about these and many other issues and Pettit failed to inform me or correct the conditions. I am not happy Pettit's performance and have subsequently fired them I do not recommend them if you want to keep your property in good shape.

Our experience with Pettit was very positive. We only needed to rent for one year, but we did like the inspections because they did catch a roof leak and took care of it. Their portal was easy to use. We did follow the move out guide, which was incredibly helpful. Upon move out their return of deposit and review was well within the 30 days and there were two things we were charged for that we didn't notice such as a broken blind piece and a burned out light outside. I must state we took great care to follow their guidelines and left it just as we received it. Whenever we called or emailed their response was within 24 hours. They also assisted us with a minor HOA issue regarding parts of the lawn that had no grass lol. As with any rental or property management document everything upon initial walkthrough and when you leave. I even shared these videos with them so we all had the same images.

My family had a really good experience with Pettit Property Management. They worked with us to find a wonderful house that would allow us to keep our pets, and it was the simplist move in process we've experienced. They made repairs when we reported them and always notified us in advance if there were services being done to the house. If we ever find ourselves back in the PNW we will definitely be contacting Pettit for another home.

The complex looks very nice but worst management company ever. They will gaslight you with empty promises of units available (but of course fill the units as quickly as possible with others), but will never ever reach you back. After initial application and paying the fee, we did our due diligence of leaving multiple voicemails, emails, and magically talked to one saying they will pass on the message. At least respond to ONE email or be professional and notify the applicants like they matter. Every voicemail will say "our agents are out in the field" (probably buying more properties) yet can't even maintain their professional relationship with the current tenants. Horrible business practice. And trust me...I've witnessed companies like this fall in the long run. It kind of shows that if someone can't even handle the initial business relationship skills, how is it going to turn out good once a contract is signed? It's called trust.

I am sure looking at the previous review track record, they will air out any dirty laundry and try to defend this (narcissism doesn't go far in a business world my friends) . Take it with a grain of salt on both parties including myself.

My mom taught me that if I don't have anything nice to say, don't say anything at all... As a landlord, I do NOT recommend their services for landlords or tenants.

We loved the house we were renting but did not care so much for the management company. We have rented from many management companies while being in the military but this one has been our least favorite. After not receiving our full deposit back, I had to dispute charges that we received for issues that were annotated at move in. Pettit did work with us in correcting the charges and refunding what was owed, but it took several months. Maintenance was also slow to fix things and when they did it usually was not fixed very well and we ended up doing it ourselves.
