Do not rent from these people they will take all of your money. My experience they took our security deposit and accumulated last months rent and still charged us over. The most damage that we caused was cracking a window, BECAUSE the window was already broken and slammed shut. Don’t know why it was not previously replaced, since they are so persistent on repairs ? They painted every single room and wall when there was hardly any damage. We cleaned the whole place from head to toe, bleached bathrooms, scrubbed walls, everything. Again do not rent from them if you can avoid, it will not be worth it.

Very unprofessional. Filled in application and was approved. I was informed that I cant keep place on hold until showing that was in a couple weeks (very understandable!), and have to pay deposit to guarantee place. I informed them I am coming same day and will be paying deposit before their office closes right after I am done with work. They said okay and sent me the address so we had a verbal agreement that I am interested and will pay for it. I reach there and they say “oh sorry someone just paid the deposit!”. They didn't explain that there were other applicants and someone might be paying at the end of the day. No impression of other people being approved for the same property (5 to be exact) was given throughout my phone-call with them. When I called next day to talk with their manager to ask for a refund on my application fee, she didnt talk to me and relayed a message through one of her employees. Very bad first impression from people you would want to rent from.

Read these reviews, I firmly believe that they are all true. DO NOT rent from DCI PROPERTY MGMT they never return the deposit no matter how you leave the unit. Med students have lost deposits, everyone loses their deposit. Properties they rent look nice but DCI is a SLUM Rental Property Mgmt

Completely unreasonable and unprofessional. You fight tooth and nail to get security deposits back, they do not return phone calls or emails about questions on the security deposit return.
They stopped returning phone calls. My son and his roommate had to pay to paint almost the entire unit (including the paint itself, which never mentioned in the lease agreement). The unit had marks on the walls when they moved in 2 years, but they still had to pay for those walls as well. Both of them were medical students who traveled a lot and mostly just slept there when not traveling. No kids or pets. Good luck on receiving a fair deposit back. If you can rent from ANYWHERE else save yourself the trouble.

We’ve lived in a DCI managed property for 5 months now.

The outdoor maintenance is not done well. They don’t blow leaves, and leave piles grass after mowing. Inside, also not so great. We live in a fairly new property so that helps but we needed work done in our laundry room. I put the request in 2/27, and it still has not been taken care of. Our dryer broke because of their issue, but I wasn’t trying to get them to repay me, but just to fix the issue so the dryer doesn’t break again. I have to call weekly, to check on it and still no progress has been made.

Everytime they come to change the air filters, they remember we have a high ceiling, and say they need to come back with a tall ladder. They never come back. So now our air filter has not been changed.

Others had warned me that DCI was not great but I figured being in a nearly new home would take care of those issues. Unfortunately they have been right.

Update: As of 7/16/24 the dryer vent has still not been fixed, the work order was closed, and the property manager has not called or texted me back in 3 weeks.

If I could give less than 1 star I would. This company is greedy. They rent out apartments that are sub-par at best and way over-priced. They expect you to leave the place in better shape than it was given to you in, but that usually never reaches their standards, which means they keep most of your deposit. I've never met another person who said they had a good experience while living in a DCI run property. Move out inspections, if you're lucky to get one even though its mandatory per the lease, are hostile from the beginning. They talk down to you as if you're an insolent child and when you try to have a conversation explaining your side, they won't hear you out. They walk in with the mindset that you've left the place a wreck even before seeing the property.

They do not take care of their property anyway and when you let them know something is wrong, it takes them weeks to get back to you. Chaucer Run apartments in Athens provides a washer and dryer room which is disgustingly covered in dead bugs, cobwebs and dust. I sent in two work orders to have someone fix the dryer and clean that room and I was told that I had to call the number on the dryer to get it fixed and the room was never cleaned.

Worst renting experience I've ever had and I've rented from several places over the past 6 years. Do not recommend even to my worst enemy.

If only I could rate this company 0 stars. They DO NOT care about their tenants, especially if they make the grave mistake of being a college student and informing DCI of that.
Their prices are too high for sub-par living quarters, and they have a breathtaking lack of professionalism.

Move out inspections are nothing short of predatory (if they even bother to contact you and schedule one.) They arrive with a contractor who is ready to rip out all the carpet and repaint all the walls - BEFORE the inspection has begun.

You are then told how much damage has been done to the place even if left in pristine conditions. Photos and documentation of existing issues mean nothing to them, as they will say "I am not arguing."

They also have no prior knowledge of the tenants during or after tenancy; including the duration of leases to accurately assess damage versus normal wear and tear, how many maintenance requests have been made, or any problems that were present on the property at move-in.

I could say more, but quite frankly I have spent too much time and far too much money dealing with this greedy, shady, and just downright unpleasant company.

Do not live in their properties unless you have no choice or a lawyer.
