If you are a property owner and considering Joseph Group to management - Please stay away from them. They are really terrible in doing even their core job. Here is my experience.
Issues:
The residents per the signed lease should be only 4 including 2 minors/kids. Since from day 1, there has been at least 2 or more families been staying in that home. It was very evident from the water usage that spiked 300% when we owners a family of same 4 members staying for 10 years. Apart from that there were 3 full trash bins that would be kept outside along overflowing additional trash bags as reported by the neighbors. Plus, at least 4 or 5 cars always parked outside the home. Reported this to the property manager and he never gave any proper response. He would say legally its not an issue and any no of people can stay in the home.
Home inspections were never done. The residents smoked inside home and in garage heavily but the property manager never did any inspection nor cared.
Exorbitant charges for repairs - Even for minor issues they would charge the landlords crazy high charges. One time there was a toilet block and they charges about $1000 to fix it. One time there was an issue with oven, and their recommendation is to replace with state of art oven + air fryer combo.
Tenant Issue - At one point, the tenant stopped paying rent. The property manager will always support tenants saying they are undergoing medical issues and are having hard time. He never cared for homeowner. I ended up paying for attorney charges to serve the tenant summons to vacate and they finally moved out (with little support from Joseph Group). The home was a mess after they left (pictures attached). I asked the property manager to provide proof of insurance from the tenant and he admitted that the tenant never had an insurance but are covered under Joseph Group umbrella policy. I asked him to give me evidence for that and he never did that. I forced him to get the tenants new address to send them to collections for all the dues (rent dues, all utility bills, home damages) and the property manager never took any effort to recover any money.
This was all due to really bad background checking process from the Joseph Group. They confirmed the primary tenant was working in a roofing company (which per Google is not a well established business) and had a very good feedback from their previous landlord which are all lies from Joseph Group. I escalated to the Joseph Group owners and as usual nothing useful from them.
Joseph Group never cares for your property and never have a solid tenant verification process. All they care about is monthly commissions and additional commissions from engaging the repair guys.
PLEASE STAY AWAY FROM THESE UNETHICAL FOLKS.
