They are a management team has learned a lot over 4 years we have been dealing with them .
They keep the prices moving towards as rapidly as possible by law but seem to have learned I have a lawyer in the contacts. It can be difficult to get heard unless I am 100% in the right and refused to pay some of their bloated bills. They're better than a lot of companies but I would still rather deal with an out of town owner that likes the monthly income and doesn't bother us as long as it's paid on time every month .

I lived at one of their Minnesota properties and it was terrible. Poor management, you can never get in touch with anyone. My bill was incorrect and it took them months to resolve. I have moved out and received charges that I was told I would not receive. The invoice they sent didn’t even correctly add up and had the wrong property name down. Save yourself the headache and do not move into any of their properties.

My husband and I stayed at the Iroquois Club Apartments, in Naperville between 9/2018-9/2019. We experienced so many issues from the state of the appliances/plumbing/"repairs"/the parking lot/key access/ and staff. We had stayed in other complexes with similar amenities and this was the worst experience we've ever had. When we brought up our issues with staff we were either ignored or blamed for not following up with them after the original complaint. When we finally had enough and complained again over on-going/re-emerging issues we were asked why we never followed up with them, and finally fixed some of the mayor issues. They have no accountability or care for their tenants. The office manager Katie was nice in trying to help resolve our issues but with her assistant Yolanda (who gave us horrible costumer service)/repair techs and over all poor care for tenant satisfaction from the company, we were left with appliances that did not work or had to have multiple repairs/replacements. Our car had issues being flooded in the parking lot, being towed with out warning beforehand, and without notice afterwards. A cold winter due to a careless A/C replacement that left a draft in our main living area. We saw through our full year that many people gained access to the inside of the building extremely easily. Everyone who has had to use the garage while moving in, will know how to open the garage doors without a garage door opener. Leaving all the main entrances to the floors available to others. The doors would expand with high temperature changes making it a safety hazard when you cant open the door. Their care for the building is so poor and although the area is safer than most, you have zero sense of security. We had too many headaches from dealing with the staff's lack of care ranging from not being on time, being rude and argumentative, blaming each other for bad repairs/replacement of appliances. We could keep going with our list of experiences but seeing the main points we hope you reconsider your move with this Company/Complex.

Evil incarnate. One of their properties Bay Club, had continual crime, nothing was done to secure their tenants property. Cars broken into repeatedly. Easily could have added a gate or camera.

More variety of pests then I have ever seen in my life. (Found out what silver-fish and carpet beetles were! Plus giant black ants, oh my!)

And cherry on top, deceived into signing an early relinquishing of the apartment - I figured turning in the keys early was nice, might as well let someone else have the apartment, still fully intended to pay the remaining rent - we just got slapped with a scammy early term fee on top of all the remaining months.

BTW, your just a ‘rude tenant’ if you try defending yourself against a blatant lie like stained carpets being new upon move in. (I distinctly remember the stains, because it was gross). Plus new carpet has a smell. There were also dents in the wall, mold in the windows etc. All of that damage was put on us. Not to mention, that unit had both a broken dishwasher and broken clothes washer upon move in!

Calibrate has recently taken over Deer Valley Apartments in Lake Bluff, IL and since then they have easily been the least competent adult human beings I've ever met in my life. Garbage is consistently overflowing, nobody knows anything about property management, and I'm almost 100% positive their working hours are 7am-10am because they've basically been MIA during December. YOU RUN AN APARTMENT COMPLEX. YOU DON'T GET DAYS OFF

Epitome of slum lords. All of their properties have the same complaints and one star reviews on every single website. I've gone through 5 managers at arbour court in 6 months. One got caught steeling rent and application fees and the responses they give are hilarious. I've never seen someone almost laugh at there own answers because they know how rediculous they sound while also saying she was told to never let a tenant have the number for her supervisor. Stay away from any of the properties this company manages!!!!!

We Moved to Pure Calibrate about 6 weeks ago and at first everything seemed to be great...The leasing team were pleasant, the floor plan is very nice and the views are impeccable. Slightly after just over a week of moving here i started having terrible headaches and dizziness... something i never had before and never had any medical issue. After about another week my headaches didn't pass and i was held to emergency care with unbearable pain...for the past month i've been going thru every possible medical test and exam to understand the reason to my condition. It was decided that it is not migraine, nor blood pressure or any other problems.... So the Doctors finally started paying our attention to our living space and asking if lately something changed.
The only thing that did change was moving to Pure...no new washing chemicals or anything you might think as i did. For the sake of the elimination we decided to leave our apartment for couple of days and slept in a hotel... and surprise! The pain and the condition is gone!
I started noticing that the pain is there only when i'm at home or around the building...the moment i leave, everything goes back to normal.
I started researching what might be the reason in our home for such thing and found out that the floor is constantly vibrating as well as there is some kind of very low frequency infra sounds that is constantly there day and night.
Also i noticed that when i go to the underground parking the pain goes away as well.
After a month of suffering we found that the sound mainly comes from the buildings ventilation system that is located on the roof of the building as well as the constant floor vibrations caused by the proximity to 2 main roads and the structure is not of the high quality to hold it.
Spoke to several other residents on different floors and they experience same issues.
I contacted Pure management with my concern, explained everything i'm going thru since we moved here as well as provided a sample video that i took of a shaking water in a bottle while it just stands on the coffee table when no one touches it.
The response from the management was that they are not willing to void any lease termination fees. To sum it up.. we rented a 1 bedroom for $1995 with month free rent, therefor we have to pay $6550 if we want to leave as their email states. They do understand the situating and realize that that's not the answer we'd like to hear but it is what it is.
So after spending over 5K on medical bills just to understand the reason for my condition...now i have to pay another $6550 so that Pure can get wealthy on the back of its residents for something that is clearly Pure owner's responsibility. Of course i have no other way but leaving since you really can't risk your health no matter who's fault it is.
But for all you who considering moving here - keep in mind: the building is of an extremely low quality build, very close to main roads with constant track traffic that cause the building for constant vibrations. The sound isolation is of the lowest quality i ever experienced there for it is health concerning issue. We never expected to hold Pure for the caused condition or/and any medical bills, nor we expected to live here for free and we were more than understanding we have to pay back the month free we received but we certainly should not be held financially responsible for structure issues that are direct cause of our health condition.

11/14/2016 Pure management (Calibrate) replied bellow as you can see that there is nothing they can do about the termination fees they charging us. They also wrote that we didn't want any other resolution but waving the termination fees.
Let me be clear on one thing, this whole story lasts for about a month and Pure management involved in it for the past 2 weeks.
At no point any resolution or suggestion was made on their end, no professional or technician sent even to evaluate the problem.
I was contacted today by another residents in the building who saw my review and also experience headaches and some water issues.

I lived at the LIV Apartments in St. Louis Park for 1 year and was absolutely shocked at how incompetent Calibrate Property Management was at managing a property. However, I will say that the actual representative running the office is one of the most hard working individuals I have ever met. Latisha Bradley truly cares about the residents and does everything in her power to keep the residents satisfied. Latisha isn't given support from her superiors to fix the problems at hand and is left to take all of the complaints from the rightfully angry residents. She does her absolute best, but isn't given the tools to accomplish anything. It is clear that the problems with the company are higher up the line. To get to the point, don't live here, your satisfaction doesn't matter in the slightest to the people in the company that have the power to keep you happy. I will give Latisha 5 stars for her unyielding efforts, but I hope to god she finds a new job with a company that treats her like the asset she is.
