I lived in Gary Mann's apartments in Ephrata for a year and a half, everything was absolutely wonderful and we had no problems. After that, we had to move to Moses Lake and decided to stay with Gary Mann, I found apartments to move to on their website and contacted them directly. The manager I spoke with was interested in our move, I didn't have to wait long for a response. Literally a week later we were able to move into our new home and there were no problems with it. I lived there for a month and today I received a refund of my security deposit from the previous apartment. I really appreciated for a fair assessment of the conditions after our stay.

Found a rental unit I could afford in Quincy a couple months ago. I called and they said it was still available at the time. Sent my application and fees to them asap. Didn’t hear from them for about a week while the listing got removed. Tried calling again and got the run around. After about a week of trying to call them I was told I was eligible for a rental unit of up to $1900 based on my income. I told them I had already applied for a unit and when they checked, it was given to someone else.

They did the old bait and switch. They took my $50 (and probably others as well) and collected the money knowing they had given the rental unit away. Most of these rental managements are trash but Gary Mann is top tier garbage if this is the kind of “help” they give.

Luckily for me a found a better and less expensive place closer to work. You may not be so lucky, just FYI.

My Fiancé and I had to pay $104 before your able to see a house or apartment. Then when they decide you are denied you are out $104 dollars and you never had the privilege to see a house or explain your circumstances or why you were denied. We even called several times to speak to somebody with zero response. I think you should decide whether or not its a good fit first and then gladly pay the app fee. That way you are treated like a human not a number. I think its a scam and should be illegal to gather money before any Services were given. I want a refund.

Honestly, attempting to rent through here has been a joke. The people I've spoken to have always been friendly, but there is always a new reason why we don't qualify for any of the rentals despite our applications being approved. If there is a specific criteria that needs to be met outside of rental history and 3x rent, that should be made clear before someone pays an application fee. I've been house hunting through them specifically for months because our applications were approved and good for 6 months, only to find out that we still don't actually qualify for any houses.

Called to inquire about a rental. No deposit info was listed in ad so I asked how much. Asked if it's refundable. She didn't know what I meant?! How does a property management company not have this info readily available and why is she putting me on hold to ask someone. I understand that deposits are either partially or fully refunded after move out - hence the purpose of a deposit. So why is the rental company so confused about such a simple question.
She told me the info would be provided on the rental agreement. You expect me to go thru the application process if you can't even answer a simple, standard deposit question? No way. I wouldn't trust this company with a ten foot pole lol.

I went to the Gary Mann office in person to address poor services that I have received from their staff. The one of the managers told me “we have a very good staff here, if you don’t like the services that you received here, you may go elsewhere.” Part of what he said is correct. There are other property management companies in Moses Lake, such as Windermere, ML Realty Group and others. Also, remember to file a claim/dispute through your bank if they fail to provide a refund.

UPDATE: I filed a dispute through my bank and my bank had them refund the money owed. Please do not be afraid to reach out to your bank. I work in the medical field, i’ll be sure to warn friends and coworkers about them.

They allow their on-site maintenance man call people racist names and go along with it.
They tried to evict me but loss the case and now are trying to drag out my process of moving because the have transfered property management companies.

Rental properties are listed for a VALUED dollar amount of 950$ meanwhile the residents are forced to become one with the hive, this is disgusting. 270k plus a year for this one property and the profits go straight into the pockets of employees to be spread like feathers in Moses Lake and elsewhere. Really disappointing. George Washington killed, if this is your way you suck🥲
