This management company is negligent, deplorable, and dishonest, particularly over the last year. At 123 Hope, the heat in our main HVAC unit in the apartment has been broken for the past month (the maintenance request has also been outstanding for that long). Despite our consistent calls and messages with the super and management the response remains that "the vendors are waiting for parts" and they are unable to provide us with a timeframe. This is during a period of many days below freezing. I understand several units in the building are dealing with the same issue. We've undergone several material rent increases during our time here at 123 Hope. We are severely disappointed with the level of service that we have received - certainly not commensurate with the rent we are paying (particularly given the elevators have been down and we continue to operate with only one functional elevator after weeks and weeks...). There are families in the building with pets, small children, etc. that depend on the elevator to move around so this is particularly infuriating. Have also had neighbors who have been locked out of their apartments for hours due to our mandated electric keys running out of battery. Management was unwilling to pay for a locksmith after our mandated locksmith was unavailable. Do not rent from this company.

I have been a tenant for over 8 months and have had nothing but a positive experience in my UES building. On my move in date, I opened a ticket to fix a sinking floor panel and it was fixed within 24 hours. Recently I had a pretty bad ceiling leak in my bathroom. Within 20 minutes of submitting the maintenance request ticket through their portal, the superintendent Bernie was already knocking on my door to investigate the issue. Shannon Liang promptly processed my maintenance request and the leak was fixed on the next business day. Today my bathroom was re-plastered/painted and it looks even better than it did when I first moved in. I also greatly appreciate Troy who has helped me on several occasions, including disposing heavy furniture and providing me with some paint to fix a section of my wall that had peeled off. Most reviews here are fake. This is solely for 123 hope street. The building has gone DOWNHILL since hubb took over. Mandated electric locks that die every 60-90 days locking out tenants. A gym that’s falling apart with a treadmill broken. An elevator that continues to break and is being told “waiting for parts” the management is incompetent. Either they are the CHEAPEST management company ever or truly have no clue. On top of all this, the buildings windows haven’t been cleaned in years and I can’t even see out our window. Do not rent from them. This is not a luxury building even though we pay luxury prices. Oh one last thing. They refuse to have a 24 hr doorman or even a weekend doorman. so be ready for your packages to be stolen.

Used to be great but have ruined the nice vibe in our hope st apt. Awful, don’t choose their buildings. Also there’s one person to single out that has been consistently rude and deceitful. Monica Martinez. Building had a nice and efficient doorman. Now has a quiet one who doesn’t yet know how to do his job. Building had functional normal locks, now has digital locks that run out of battery and leave me locked out for three hours. Building has live in doorman, now doesn’t. Building employees kept a fantastic atmosphere, now they’re afraid to smile and be reprimanded by the worst managers this earth had seen. Sheer incompetence and a bait and switch on my lease.

1582 1st Ave which HUBB NYC manages, has roaches in it. Basement floor where laundry and trash is, has a chronic roach problem and they get into m unit which is basement / 1st floor.
I have opened what feels like nearly a dozen tickets over the months ; the exterminator comes and sprays but they are not treating the source just putting a band aid on it and they only come once a month. I am sick of it. Would not recommend renting from one of their properties.

The HUBB NYC staff have been so attentive and friendly during the past year. I've had some minor maintenance requests and they always respond promptly to each one. Thomas, my property manager, goes above and beyond to make sure that myself along with the rest of my building are happy and comfortable.

I always have a great experience with Shannon and Bernie at 88th St in NYC. They are professional, courteous, and always help me solve any issues I might be having at my apartment quickly and effectively. I feel so lucky to live here!

We lost power at 2 pm today, and over 1.5 hours later, we still haven't received any communication or assistance from management. The 24-hour "emergency" line merely states they've put in a ticket and can't provide further information. We were in the middle of our daily routines – laundry, work – when the power suddenly cut out. We've checked our circuit breakers, and the issue isn't within our unit.

This is a genuine emergency, yet management, the Supers, and anyone assigned to 123 Hope St. are completely unresponsive. This level of negligence is outrageous and adds to the growing list of serious problems with this building and its property management.

Future tenants beware: If you value basic safety and responsiveness in an emergency, look elsewhere. This building's management clearly doesn't prioritize its residents' well-being.
