I'm not sure what's going on here at one of the properties he mismanages at Orchard on the Green complex as I just found out last week their long time leasing manager Arlene is no longer there and was let go by the property manager Brian Reeder for reasons the ship is sinking and who you could never get a hold of he's always on vacation probably why former employees was let go because units are vacant so no income coming in. First of it doesn't matter if you change your staff if existing tenants cannot pay their rent you let them go through a legal process secondly, office staff have no control of the rising inflation economy, neither do they have control of denied background checks so it doesn't matter if you change the faces in the office we live in a rising economy and for whatever your personal reason of "THE SHIP IS SINKING" when the former office manager was informed 3 days before she buried her mother and was doing a move in for one of the units to be occupied that she was to be let go he had no compassion but found the perfect timing to let her know. I pay my rent a day in advance before its due date of the 1st of every month with a receipt so on November 30, 2023 I made a payment for December 2023 with no receipt provided. Last week Friday, December 29, 2023 at around 11:05am I sent my granddaughters to the office to pay my rent and got a call from them while there as this new girl name Leticia told them she couldn't provide a receipt if I wanted it as it won't be deposited until Tuesday, January 02, 2024 so I got off the phone with my granddaughter called the office and Leticia told me the same thing she told my granddaughter she couldn't provide receipt because it won't be deposited until after the holiday Tuesday, January 02, 2024 and that's how she works. She was very rude and argumentative about the matter. I also asked for my December receipt that wasn't provided and she told me she couldn't provide it as the office is closed for the holiday and that she was on her way out and I responded with "YOUR OFFICE IS CLOSED AT 11:12am TO BE EXACT WHILE ON THE PHONE WITH HER" on another note can someone tell me when is a leak under your sink from an aerator not an emergency as this same person Leticia was giving me her life story of her owning a dishwasher which I had no interest to talk about or what the subject reason is for that matter as I pay rent the matter is about my rented unit not hers. Whenever I call Gig Harbor office to talk to Brian Reeder I'm told he's not in the office he's on vacation. He's very unprofessional not to return phone calls to tenants who pays his vacation salary. The girls run the office not him as he tells them to take care of it and handle the problem. These ladies at this office don't know what they're doing and always out of the office. For you new tenants I wouldn't rent at any of his manage property that he's hired to do you will regret it.

Sunset View apartments is managed by Reeder Management in Gig Harbor, they hired a new manager who is unprofessional and a narcissist and don't care about residents, the apartments are not sound proof-you can hear someone going to the bathroom on the other side of the wall. The manager is psycho and yells at residents taking advantage of elderly. Don't rent here you will be robbed of your sanity. The cops come through these apartments constantly since change of manager who is Katherine and she is renting to under age and people who she decides to not run a background check on, the age is 55+ for a reason but cause katherine don't follow the policy of age requirements it is louder obstructive violence at these apartments. If enough people call Reeder Management in Gig Harbor hopefully then we can get a good professional manager who cares about people instead of being vindictive!! Katherine isn't professional and you can't trust her. This is bad! We pay high rent and we have a corrupt manager, how can she bring in under age people without a background check; this is 55+ property and the lease says and also no noise after 8pm is also with the leaf says and when you call about noise the manager just tells you your hearing things... How can a lace have certain requirements and not be followed by their own property manager, very unprofessional!

Second time in less than a year that they have failed to respond to important communications. They failed to pay, using my money, on my behalf the sewer bill which is now delinquent. I contacted them five business days ago and they have not responded. Then I also found out they failed to give me the money the owed me for the rent they collect on my behalf in August of this year. They did once before during January and February of this past year. As a person renting out a property I would not recommend this company. If they are negligent with the owners they do business with it is likely they will neglect to provide adequate care to renters too. Check your rental contract if it is a Reeder Management Property be careful. If you are looking for a company to manage your property beware brother beware.

If I could give it 0 stars I would. They are a joke and do not hire proper management for properties. There is no manager on property or any responsibility. We currently have 4 trash cans and 3 washers for a 36 unit apartment complex. Do not care about security for its properties at all! They do not fix maintenance problems as needed. They have one under skilled gentleman for 4 properties with no licenses to come in and basically put duct tape on everything. If you can rent elsewhere I would!

Nice place to live good parking but they raise the rent EVERY CHANCE THEY GET. RMI dosent care about their renters I have seen more families forced out because of rent hikes in the last 6 months then I have in 5 years! They are part of the housing problem and have no intention on helping.
