The owner of this company is very vindictive.. I must say she was very nice to start, and very helpful. Maybe too helpful. I guess I should have known she wanted to be more than just my landlord., needless to say this Christmas she bought me a few Christmas gifts. I explained to her that I wanted nothing more than friendship, so I did not take any gifts from her. She became very angry. A week or so later he received a notice of a rent increase. Needless to say this is not very professional on her part., but what do you do lol. Just be aware when dealing with Sunriver properties. Sherry is like a wolf in sheep's clothing..

We rented from SRP for 7 years. The first year we got rain and turned in a work sheet explaining that the roof was leaking in the living room. No one ever came to repair the roof. The next report was taken to them and it got set aside. This went on for 5 and a half years. Sherri finally sent someone out to fix the roof with a bucket of tar and a mop...that did nothing. The leak got so bad over the years that the ceiling bowed and mold and mildew was horrible. After all the complaints I made, she finally sent out a roofer and it was fixed. 5 1/2 years to get it fixed!!! Don't do business with Sun River Properties!!! Go somewhere else.

DONT RENT FROM HERE!!!! even if it’s all you can afford, DONT RENT FROM HERE. The owner sherry alone will scare you off because she’s rude and doesn’t care about anything that has to do with her rentals. But if that doesn’t get you, goodluck getting things around the house fixed. I’ve been waiting FOUR WEEKS for them to get off their butts and fix my A/C. It’s been 120+ degrees in my house and it’s unlivable. They don’t reimburse you for a hotel room and don’t care where you end up. They’re rude everytime I call and make you feel like you’re inconveniencing them. By far the WORST “professionals” I’ve ever encountered. I know moneys tight and this might be the only place you can afford, but my advice, take your money and RUN. Try somewhere else or just move out of bullhead. These people are NOT worth an OUNCE of peoples time and money. I’m looking forward to moving away from sun river properties every day that passes, and it’s all because of Sherry. If I could give this place negative stars, they’d get -1000.

I only gave it a star because I had to. This company is the worst company I have ever dealt with. Please save yourself the trouble and money, and use someone else. The staff and broker treat you like you are less than human. They took my $70 dollars and sounded so bothered when I called to get an update. I am happy that Sherri, broker, never bothered to call me back . I was one of the lucky ones. I ended up renting a smaller house for more money, but it was worth it because that realtor, Stephanie Powell, was a sweetheart and cared for my husband and me.

I am a current tenant at one of their location and I can strongly say this has been one of the worst places that I've lived at. Don't get me wrong the apartment is lovely for what it's worth can't really beat it but in all honesty management sucks. They don't take months to fix a maintenance issue and always give you a excuse as to why it's taking so long but expect you to pay your rent on time.. I can't wait till my lease is up so I could do better.. these people have taught me so much, I now know to do my research before I move someone...

Sun River Properties manages several of our rentals. Kathy is great to work with - she always reaches out when work requests are submitted by our tenants and makes sure one of their service providers is dispatched in a timely fashion. Sherri does a great job of keeping our properties rented and screens for quality tenants. Property management is not a popularity contest -- it's a business. We take pride in our rental properties and have been very happy with Sun River as our property management company.

RENTAL PROPERTY OWNERS BEWARE!
We live out of state and SRP managed a rental property for us. Truly I feel they were interested in getting their commission each month but not interested in actually managing the property. If there was a problem I would get an email along the lines of "Toilet isn't working please advise." I would have preferred something like "Toilet isn't working, we can have our maintenance man take a look if ok." I can't say they "never" did a drive-by to take a look at the house from the outside, but for sure it had been several months because half of the landscaping was dead! I happened to be in town and saw this and had to notify them myself. Then when the tenant moved out they did a sub-standard job of inspecting the home. We had to tell them of issues ourselves and they had quickly given the tenant back their deposit without considering the added problems, so no compensation. This includes a kitchen cabinet w/tile countertop that had to be replaced due to extreme mold! I had to continually request a detailed list of the items they had from the move-out inspection and after excuses and over a month, I finally got it. Had I not been persistent it would never have happened.

They had managed a different property for a while also. The tenant had done damage to the windows and I never could get SRP to provide me with an estimate for the repairs. Excuses again and after months of trying, we finally gave up. II'll add that there were other damages to the house which we reported to them. I have no idea of what SRP found upon their own move-out inspection or if anything were taken from the tenant's deposit for these things, but we never saw compensation for any of them.
