Amazing! I just moved in this weekend into the washington court Apts which is also connected with the Main Apts. Not only is the apartment perfect and exactly what i was looking for and more. But it was nicely maintained and clean when I moved in. No pests, no issues with parking or the safety of the surrounding area. Natalia from the Main office was such a great help. She was informative to all my questions and quick to respond. Made me feel very welcome to the community and I just had such a better experience versus my prior apartment complex. The communication was much more personable and like they hate their job.

I am honestly so sad and dissatisfied with my experience. I called over the phone and spoke with lacy in which my appointment was scheduled today for 1pm. I showed up at 1:15 bc of delays from traffic and the office was completely closed. They were open til 5pm the office states. My first apartment viewing trying to relocate from another state and what a horrendous experience. My one shot at sumner as the units apply to my needs and I think that’s a wrap. I’m only here for 2 days to sign for a lease and that was. My only time to view the main.

My experience was from 2020-2022 and this has been one of my least favorite apartments to rent from. The only reason my review is delayed is because I was afraid my old roommate who recently vacated would suffer from retaliation.

First off, I was told I could move-in the weekend of Fourth of July from across the country. I had proof of this in an email. My cross-country movers were set for this date and two days before, Teresita told me there had been a mixup, and they were closed for the holiday weekend. I had to pay an extra $500 to change my moving location and find a last-minute storage unit as I was driving through Montana.

Second, they try to fine you for anything they can think of. You can't have anything in your windows, and they tried to fine us for putting a boxed fan in the window during 100 degree days. (There's no A/C)

Third, two years after moving out, I continually get emails about event dates and this strange notification that I have over due fines... I have called multiple times, confirmed I have no over due balances, and have asked them to take me off their email list... But I continually get harassed.

I've lived in apartments all across the country and The Main was definitely my least favorite.

BUGS, BUGS, BUGS!!! RUN AWAY AS FAST AS YOU CAN!! HORRIBLE MANAGEMENT!!! The night my wife and I moved in we began seeing bites on our legs. The next morning I investigated the floor and trim to try and find the cause and had multiple fleas jump on me. After contacting management about fleas in our apartment they insinuated that we brought them in, saying the previous tenant didn’t have animals so they don’t know how they got in. We do not have any pets. A quick Facebook search showed me that the previous tenant had 2 cats in the apartment. After this they told us they couldn’t get a pest control company out for 9 days so we just had to live with getting bitten. They didn’t offer to let us stay in a hotel, they didn’t offer to reimburse our rent until the pest control company could arrive, they simply told us there was nothing they could possibly do to get a pest control company out there sooner. When I asked if they could call another company I was told they absolutely cannot and was condescendingly asked “have you [managed a property] before?” We’ve also asked to simply be moved units and we were told they can’t let us do that because we could bring the fleas (that they gave us) with us to the new unit. Then in the exact same email we were told they also can’t move us because “the problem has been resolved.” Try wrapping your head around that logic. I now have to vacuum the entire apartment every day for at least the next month to get the flea eggs out, we have to keep the apartment hot to keep the fleas active to be vacuumed up, and we have to wash ALL of our clothes. This has all been in only the first 2 weeks since moving in so I can’t imagine what hell the remainder of our lease will bring. Management is horrible to work with and will absolutely blame you for any problems you have and offer no recourse. Like you, I read the reviews about bad management and thought it wouldn’t happen to me but please, for your own sake, believe all of the reviews! They have the absolute worst customer service I have ever seen and they are hostile and condescending in their tone. If you care about your family even in the slightest, do not give these people your money (or any Tarragon property for that matter)! Oh and our apartment also had a foul smell to it at move in that we’ve been trying to get rid of.

We have been living at these apartments for about 2+ months now, and I have nothing but positive things to say about the complex.

Pros:
- Spacious floor plan
- friendly and helpful staff
- the maintenance is super quick. I've had two minor maintenance request and they were both resolved within ~1-2 hours. The maintenance man might as well be the Flash with that kind of speed.
- Ample parking space
- The management does a great job of keeping the complex safe and clean (though I have heard some people saying they had minor car break-in but have not experienced it myself)
- Peaceful and quite community and generally friendly neighbors
- The small gym is a plus as we use it quite a bit
- Sumner is a nice city to be in

Cons:
- The only reason my rating is not a 5 star is because the sound does tend to travel quite a bit, especially if you live on the lower levels. However, this has not been an issue since the community as a whole is respectful of the quite hours.

Overall The Main is a great place to live in, thanks to the management and the maintenance crew.

My husband and I have lived in 10 different apartments across the country since COVID… unfortunately… 😂 I can hands down say this was the smoothest process to apply and get settled in. Rosanne is the best and so helpful. It felt like our neighbor was just helping us. She even went over the move in inspection with us in the unit. We love our new home and are excited to stay a while. 😊

I moved in January 2021, so I've lived here about a year and a half at this point. I can honestly say it's the best place I've ever lived (in my adult life). So why give it only 4 stars?
1) When my lease came up for renewal, my rent increased by 35% (or about $500). I had expected some increase but not that significant. Just seemed a bit excessive. At the time, I couldn't find anywhere with the right combo of availability and affordability that was livable for me, so I opted to renew, but it's definitely tightened my budget quite a bit. Thankfully they did provide a fair amount of notice before the increase would take effect.
2) The trash cans are a consistent problem. They need more or bigger dumpsters. They come 3x per week and this place still overflows. When it's raining, the ground is disgusting (my dog won't go near it). They also really need a recycling bin in the other dumpster area (and one that's easier for short people like myself). Honestly, if it weren't for #1, I'd probably give this place 5 stars still. Everywhere I've lived there's always been trash issues.
3) I wish parking was covered, but that's a minor thing.

Overall, the complex is clean and well cared for. The units are clean, new, and well-applianced. Overall the complex is very quiet. I live on the 2nd floor (of 3) and with a small handful of one-off situations, I very rarely hear my neighbors beyond a muffled thud when something gets dropped. It's an apartment, I expect to hear some noise from neighbors, and I've never lived anywhere as quiet as this. I also super appreciate that it really is non-smoking. They're very strict and I never have to smell smoke of any kind wafting in through my open window. The couple times I needed maintenance, they were very responsive and took care of my issue within a couple hours. The management staff has been helpful and friendly when I needed them. I love the location and having Top Down Brewery just a very short walk away from my door!

I'll update when I move out next year (I'm getting married) if the move out process goes poorly for some reason, but I don't anticipate any issues.
