DO NOT rent here.. worst experience the 3 years we lived there.. when we moved in, we started paying $1,700 for a 2br/2 bathrooms, by the time we moved out in November of 2024, we were paying almost $2,300…the windows of the apartment NEVER worked and never got repaired due to them never having a maintenance person, we couldn’t open the windows and this apartments don’t have AC units so you can imagine how hot it got in the summer… the manager is not nice at all and wouldn’t do anything about our upstairs neighbors stomping on our heads nonstop for months or any issue brought up to her... drug addicts looking people started to live in the apartment complex, fights would break out in the parking lot between tenants and with outsiders.. my husbands car got broken into inside the parking lot and there’s not a single functioning security camera ..
Once we moved out, we made sure to leave everything paid off to really never have to deal with this people again…but came to the surprise that once out of state and out of the apartment for MONTHS we started getting calls from a debt collection agency? Saying that we owed money to Grandview apartments and wouldn’t tell us why.. at this point we’ve been SO DONE with this people that we just paid it without a clue why we were being charged for because we truly don’t want to have nothing to do with them ever again…
I wouldn’t recommend this place to ANYONE..
If you want to live in an extremely overpriced place, with zero security, broken windows, no AC, no yard, not a single amenity or anything other than a place to sleep, go for it.. otherwise DO NOT rent there !!!

I lived here for 9 months and had an good experience overall. If you are looking for a no-frills apartment, keep reading.

Amy, the manager, is quite professional and efficient. Maintenance orders are largely handled promptly, although she faces personnel issues from time to time. The maintenance guy was great too.

Rent is reasonable for the area, but do keep in mind (a) this is an old apartment and it shows age (I had a few pluming/leakage issues during my time here, but they were handled promptly) and (b) it doesn't come with a gym or recreation room. If you are simply looking for a clean and safe place to stay, this will likely work great.

My only complaint is my noisy upstairs neighbors. They are always loud almost 24/7 and never pick up after the pets. The dog urine is not only smelly, but also burned the grass outside of the apt entrance. Now that I put it out, I felt much better :P.

Do not rent here. The company knows about mold, rodents, and cockroaches infestation of the buildings. Despite the uncleanliness of the trash area due to over fill and piles of garbage surrounding the removal area. You cannot open your windows due to the urine smell and flies that will invade your home. The lack of cameras to protect residents home and belongings, and vehicles. They will smile to your face, say anything to get you to move in then you are dead to them. That is until you move out.

They have their non licensed and bonded workers preforming electrical and other hazardous repairs. They also raise the rent with zero increases to the property value. This use to be an amazing community and their tenants have fled due to the down hill of management.

People have broken into apartments, and the so called security doors because management didn’t know how to fix the security doors. Homeless have been found sleeping on the stairs and hiding behind the trash piles. Peeking through windows and attempting to break in on downstair floor levels. Sleeping and hiding in the maintenance closets under stairs. This is a dangerous place to live in.

Once you move out they do not follow landlord tenant laws and will illegally charge you for things and do not follow their own lease agreements and policies. They have done it to a count of already 6 units, who we are now all teaming to seek legal assistance against them.

Here is my own complaint to authorities.

Debt was sent to collections on 12/26/23 during communication with the originator while disputing the charges due to not following landlord/ tenant rcws. Columbia debt recovery sent the amount to collections after mailed certified disputing the debt and asking for proof of verification with no response back. Postal service provided proof of delivery before the time limit was over to dispute and ask for proof. The account was sent to credit reporting agency’s illegally and illegitimately. I have 20 documents showing correspondence and proof of following the legal course of actions without the other parties following the law per Washington state.

I’ve lived here for almost a year & it’s been very pleasant. The apartments are pretty big & clean. I only have one neighbor that gets noisy sometimes, but it’s not often & management is very responsive when it happens. They are also good about scheduling maintenance and calling right away if you have a maintenance emergency. Overall, one of the better places I’ve lived in a while!

Lived here for 2 and a half years. My family and I were ecstatic to move here especially with our 6 yo (at the time) starting school literally across the street. We were hoping to make this a long term residence. Sadly, things don't work out they way you want. Grandview estates Llc sold the complex to an investment group which tasked Allied to run the property. We saw the writing on the wall. Rent was going to increase for no additional services. Well the increase they were expecting out of us was a 80%+ increase over what we were paying. Luckily our previous manager, who was amazing, had us sign a 1 year lease to prevent the increase when the new regime took over.

As our 1 year lease expired, the rent moratorium kicked in. We paid on time every month but having a good tenant isn't the goal here. The goal is to squeeze every last cent they can get out of you. You can check their fee schedule on their site and postings. The point of no return was the new manager calling me at the end of August to give me an ultimatum. Either move to a renovated apartment or move out. The bank that approved the loan for the investment company that bought this complex stipulated that all apartments must be renovated. At least that's what the manager told me. I didn't have the option to stay in my apartment at an increased monthly rent. Since I didn't see the value in a forced move and 80 percent rent increase for an apartment with new cabinet handles ( ours was already renovated by the previous management by the wonderful maintenance team they have) and being told the moratorium would probably end in October, I started to look for a new place.

If you're looking for a better value in UP, look up the street to Windsor square which has a great manager and larger apartments at a lower asking price than Grand View. We weren't lucky enough to secure an apartment with them due to the moratorium. The previous tenant wasn't commiting to a move out date so we ended up someplace else.

I hope you do your due diligence before settling on GrandView. I figured I'd give a more detailed recollection other than a one word 5 star review. Good luck on your apartment hunting.

Came to visit friends. Cute places but holy macaroni, shy of 2000.00 for 2 bedroom. With no yard. But some people don't want a yard. Balcony.to decorate and security.
