Theresa Franklin of ARK Homes for Rent is very professional and although she wasn't my direct Property Manager, she was always very responsive to my emails, no matter how silly (ex. My ESA Pet Letter, lease renewal question, etc.) and handled all business efficiently and effectively. Even if she wasn't the correct POC, she replied and pointed me in the right direction.

What a great choice ARK made in staffing when they hired Theresa! Highly recommend this company as well. Streamlined process from start to finish. I had no problems while occupying a unit whatsoever!
It was also nice watching several new homes being built from the patio daily as well!

Ark Homes has been a great experience for the past year and I enjoy every minute living at my home. Everything here has been pleasant from the yard to the house to the neighborhood to the management I would also like to thank and recommend Ashli Ward as a property manager. The whole time living here she has been nothing but helpful and understanding and he has definitely made a great impact on my life, she has my thanks and I hope anyone who chooses Ark Homes gets her as a property manager.

Run for the hills. Read and truly understand the lease. Ark Homes is an abomination and bully to tenants. They’re making promises they refuse to keep. The property manager couldn’t care less and doesn’t respond to inquiries. Nothing is ever fixed and they will throw in the “As is” clause refusing to replace anything in their properties. God forbid you lose your job they will promise a payment arrangement for the one month you miss only to send it to Genesis collections where they will charge you interest!!!! They will open up a line of credit in your name on your credit report even if you do pay on time! By far the worst rental mistake I’ve made. Corporate Crooks. Run!!!! Pics below were at Move in. Take a lesson from me and don’t rent an as is property. Apartment complexes do a better job than them.

UPDATE: Jan 23, 2025 - Why do we get a bill for 2 months of utilities and not on the date that it was due? They expect for us to pay the full amount due with the rent. We was told to get utilities after they didn’t want to pay after the holidays when they had it before and then took off then back on before we moved in and now we are being charged in one rental bill for 2 months, WHY? Make it make sense.
Properly is not being managed the way it needs to be. We receive copy and paste emails of generic messages. Very cold.
It takes sooooo long to get maintenance done. Why can’t there be someone on the grounds to get our requests in 24 hours instead of a week or two. Luckily my requests are done. Pet owners not picking up dog poo and there are lots of doggie stations around. I have no problem with the women who are in the property office they are really nice. But you should not be a manager and be so cold and disregarded to your tenants requests or issues. There needs to be a change.

Recently moved into a home being managed by ARK a month ago, and I’m really wishing I would’ve gone with someone else. To top off the already frustrating process it was to actually move in, the property manager NEVER answers the phone. It always rings once or twice and that’s it. I was provided no other contact numbers. Then it takes a few days to even get a response back for an email. Talk about frustrating.
