This company is absolutely awful.
unfortunately I live a property managed by century 21 judge Fite and our ac brakes constantly. the ac unit is so old they don’t make parts for it anymore and it usually takes around 7-10 days for the issue to be resolved. The company they contract out the work to is the worst of the worst (it’s an husband and wife Combo that serves a huge number of properties, I’m sure century 21 judge fite is screwing them in some way too). They once said the could offer us a singular window unit they wanted us to pick up from their office in waxahachie to use for 48 hours while it was out last summer, knowing full well the property we live in is in McKinney and is definitely too large to be cooled by a singular window unit. The ac has gone out again tonight, it’s over 80 degrees and I’m at my limit. Seeing as the only way to get y’all’s attention is to leave a honest review of my experience publicly I’m hoping to finally be treated like a real human and at least hopefully it wound take so long to get this fixed.

Beware of Century 21 Judge Fite Property Management – Unethical Deposit Withholding

As a landlord myself, I understand the importance of maintaining a rental property and ensuring tenants leave it in good condition. That’s why I was shocked and disappointed by my experience with Century 21 Judge Fite Property Management after moving out of one of their rentals.

I left the property in immaculate condition—far beyond what any reasonable landlord would expect. Despite this, they unjustly withheld $2,176.39 from my security deposit for vague and exaggerated charges. Their lack of transparency, failure to provide adequate justification, and clear attempt to nickel-and-dime tenants is completely unacceptable. Their hope is that tenants do not attempt to dispute this. We however will be taking this to small claims court and I will update my review with the outcome and also post it to other sources and the BBB.

As someone who owns and manages properties, I know what normal wear and tear is versus actual damage. What they are doing here is nothing short of predatory. If this is how they treat responsible tenants, I can only imagine how they operate with others.

If you’re considering renting from or working with Century 21 Judge Fite, I strongly advise you to think twice. Their handling of security deposits is unethical, and their business practices leave much to be desired.

I will be taking further action to dispute these charges, and I encourage any other tenants who have had similar experiences to do the same. A company that engages in dishonest and unfair practices does not deserve your trust or business.

I have been using Century 21 Judge Fite to manage my rental house for more than 10 years. I was traveling quite a bit, so I was not always able to keep up with the needs. They have done a fantastic job keeping my property maintained and occupied to good tenants at lease rates that make it worth keeping this rental property. I have and will continue to recommend them as a property management company to my friends and family.

I lived in a rental managed by Judge Fite Century 21 for 4 years. Upon moving out, I hired their preferred vendors for cleaning, carpet cleaning, and lawn service to ensure I’d get back as much of my deposit as possible. About 30 days after returning my keys, I received an itemized list of charges and a check for roughly half of my deposit.

However, 6.5 months later, I received a $25.04 bill for "filling holes in the backyard caused by my dogs." I was told the delay was due to just receiving the invoice as proof of the completed work. Despite asking multiple times for photo evidence of the holes (which didn’t exist) and a copy of the invoice for the repairs, I never received either. I was simply told that the homeowner didn’t want to issue a credit, and that was that.

To make matters worse, new tenants had already been living in the home for over 2 months by the time I got this invoice. It’s disappointing that they would allow property owners to come up with arbitrary charges and nickel-and-dime former tenants even several months after move-out.

I do not recommend renting from Judge Fite Century 21.

I lease a home from them for more than 2 years.
To start off they requested a deposit of 1 ½ months I did not have an option but to accept because we needed to move in already.
The AC will stop working every summer and they will take DAYS (around 1 weeks) to fix it. I told them I had kids and needed the AC to be fixed they said that I had to wait, and they said if I wanted a window AC, I had to drive to their office to pick one up, their office was more than 1 hour away from where we lived; so I had no AC for days.
The stove work when it wanted, and the refrigerator will leak.
We did the first contract for 1year, then we did 6 months, then I requested to do 6 months because I was going to be buying a house, they said the owner needed me to do another 1 year contract because she needed to be able to show some lenders that she had that income, I told them that I did not want to do another 1 year contract because I did not want to be penalized.
They said that if I was under contract to buy a house, they would not penalize me.
Long story short they ended up keeping 1month of my deposit.
Please be careful when renting from this management company.

I have several properties with Century and I have had for about 15 years. I have been able to depend on them to take good care of my properties. When situations arose, they took care of it! They have been friendly and easy to work with but always remained professional. I would recommend them as a reliable and efficient management company.

My son lives at a Century 21 Judge Fite property at this moment and is in the process of moving out. He was supposed to be gone last month, but extended his stay by one month. During this extension for February, he had a sink to get clogged up and lead to a water leak. Now they want to charge him to unclog the sink, for getting the water up, and blowing out a drain that was not necessary. Now all of a sudden, he has a bill for 1700.00 dollars they want him to pay now that he is about to move. They drug their feet on getting someone to come out, they act like it was not a priority to then. Not to mention we have had plumbing issues the whole time. The invoice does not match up and they lied. But what people fail to realize, I take pictures on move in and move out as well. So I will be going to court. I keep proof. It's a shame how these companies try to do peoplehen they think they don't know they have rights.
