I have lived in my townhome for nearly four months now. So far, everything has been wonderful about T Buck properties. I toured 3 different apartments and Emma was patient and helpful, all three times. The application and move in process was quick and smooth. They even left a welcome gift on the counter for us! It was a new build so there has been a few things I have needed to request maintenance for, but even that was quick and smooth. They came the next day, both times and got everything taken care of in one shot. T buck has been a breath of fresh air in comparison to management companies I have rented from in the past!

New construction quality is horrible. Place was heavily damaged prior to move in and I believe I will be charged for it even though I submitted proof to management.

Townhomes are built with problematic appliances and equipment requiring “maintenance” over twice a month requiring people around and in your unit all the time.

They will enter your rental without notice and claim it was a “justified emergency” and will not back down from that stance.

Management always has an excuse for any concerns you have. They do not have a problem solving method and instead a more here’s why you’re wrong approach every time.

The management company is friendly and prompt in addressing any issues, which I appreciate. However, I do have concerns about their lease agreements. If you’re looking for a long-term rental, this may not be a problem. But if you need a temporary arrangement while planning to purchase a home, I’d recommend considering other options unless you’re prepared to manage both a mortgage and rent simultaneously.

They do not allow subletting or month-to-month terms, even after completing a full-year lease. The shortest lease term offered is six months, which may be restrictive for some. Other rental properties in the area typically allow tenants to end their lease with a $250 fee and a 30-day notice. Here, the termination fee is $1,000, and while they’ll “try” to find a new renter, you’re still responsible for rent until one is found. If no renter is found, you lose the $1,000 as well.

Given the number of open units they currently have, this policy seems unreasonable.

For me personally, this is a major issue and reasoning for my review.

Good luck renting from this company. If you do, plan on losing your entire security deposit over random charges and painting which was not disclosed until move out. Normal wear and tear does not apply. We rented for 2 years - a brand new unit- not cleaned professionally upon our move in. No heat, mail or lawn for months. When we finally had heat- the furnace would stop running every week or so. Leaking roof into our bedroom. The place was advertised as having a privacy fence- fence was installed at 2 years - literally when we were moving out. There was no communication when work would occur outside of our unit. Random people staring in the windows when doing whatever it was they were there to do. Charged an extra $50 per month for dog that caused no damage inside or outside the unit. We cleaned the unit completely upon move out- NO damage whatsoever and they stole $800 for absurd cleaning charges. They charged $350 for paint- the walls were in good shape. We have rented in the past from other renters and ALWAYS received our full deposit. Very unethical company.

Highly recommend going elsewhere if you are looking to rent. This management is horrible and are not easy to deal with. We moved in to a brand new place two years ago. When we moved in, things were broken, chipped, paint was peeling and floor was peeling up. (Mind you it was brand new construction and we were the first to live in it). We moved out after two years of living there because, again management is horrendous. We needed to contact them on multiple occasions and could never get ahold of them. They raised are rent by $200 when all around us were staying the same. When we moved out, they dinged us for everything that was wrong prior to moving in, even though we provided pictures on move-in day. We got $10 back out of $2000 and they won’t even give me the light of day to talk about it. They are greedy and unprofessional. Again, look elsewhere u less you like being screwed over.

We moved in the beginning of the month and have had an amazing experience with the property manager. All our questions have been answered in a very great timely manner and we love the place! All transactions with anyone we have had encounters with have been wonderful.

We become more at HOME every day as we enjoy the new living in T-Buck Property. The experience has been welcoming from the initial meeting with our salesperson Emma to her follow up visit checking on us once we were moved in. Brianna (on phone) has been a wonderful help responding to any concerns that might arise.
We are awaiting our lawn but that is to be expected in any new development. Workers continuing structure of other units are polite and professional. Neighbors are friendly. The community is coming together.
All SMILES on our end. Life is good!!!

Overall the experience with T Buck was okay. The townhome (River Falls) I moved into had multiple issues due to rushed completion. During move in the following issues occured:

1. The driveway was not complete and wasn't complete for a few weeks after I moved in.

2. The floor was dirty from construction. Multiple areas had "uneven" floor boards. The upstairs master bedroom and bathroom had very "creaky" floors.

3. Within a few months the sink lines had to be inspected due to the master bathroom sink lines failing. Luckily my kids noticed the line break before any real damage was caused. I was able to react quick enough.

4. The garage door had failed multiple times resulting in me losing days at work. I had to wait for the repair man. The garage door slid off its track, I assume it was due to an uneven garage foundation.

5. The door hinges had become loose after a few months of living there. Even the maintenance man complained about the wrong screws being used for the hinges by the carpenters.

6. Multiple door handles were loose including the patio door lock. These were also loose screws.

Overall the maintenance requests were okay in response time. However, everything felt rushed and it showed in the quality of the rental. After two years of living there with kids I decided to move out. I had spent over 8 hours cleaning the town home myself. I was denied my security deposit and had to pay in extra money for their cleaning crew. I ended up losing my security deposit and owing almost a grand on "cleaning" fees. I've never had to deal with this with other rentals
I would hope there would be some transparency on cleaning expectations with future tenants.

It almost felt like I shouldn't have wasted my time cleaning if they were going to hire and RE PAINT the whole property anyways.

Would I recommend this company to others? I don't think so. Not at this time. I have never missed a payment and had always been proactive with issues. The cleaning and moving out process ruined it for me. That needs to be fixed and there needs to be better communication and options.
