This place is the worst. I put in a service call a few days ago. My sink is leaking and my dishwasher is broken. There is mold and mildew getting under the cabinet where it’s leaking, bad! Alexis is useless. She never returns calls and is dismissive about issues. She is so worried about renting out vacant apartments that she neglects the current residents. Stay away from this place at all costs.

My girlfriend and I are currently renting an apartment that was bought over by Folio Property Management recently. Since then, we've have no landscaping work done on the property, and our entire yard/roof is covered in leaves. In addition, for approximately 2&½ weeks, we've had no dumpster and nowhere for the 8 units in our complex to discard their trash. The lady in charge of managing our complex, Alexis, has poor response skills, as is very difficult to reach. Since bringing up the issue of the absense of our dumpster to her, she has stated that she will look into the situation, and has not provided any update since. It's obvious that this property management company does not care about the tenants residing here.

So far my experience has been good! I just moved in i have a issue I request maintenance in the folio app and they contact a technician in a very good timeframe! Alexis is always super busy but you can trust that she will take action! I recommend! Thank you folio PM

Rented a property almost two years never had full access to our Garage with the remotes. I put a maintenance request February 2023 it had been discussed several occasions still no response, but it’s all good God seen it all and will deal with it accordingly.. Maintenance request never was solved.. Poor management!!!!!

Never rent from these people at all run away from them if you can they have screwed us over and over again we had the utilities in our name then all of a sudden somehow got our back in there name for months and told us we had to reimbursement for this months when we was never notified about the situation and then got us behind because of that and then proceeded to tell us we had to pay another deposite and they wouldn’t even help us to pay it once again we already done this twice with them and never got any kind of contact to them as well just horrible

Honestly they take care of us. They have been super responsive to our needs, and they have dealt with issues as fast as I could have hoped. I just wish more management companies cared about their renters like they do.

Worse company to rent from are these people. If you fall on hard times due to COVID and get approved for the Emergency Rental Assistance Alabama, they will refuse the payment and evict you! I have rented from so many other companies but this company takes the cake! Save yourself the headache and rent elsewhere that doesn't charge you $1150 a month and you cut your own grass!
