We contacted ParkOne Properties by referral to be our listing agent to rent our house in Pleasant Hill CA . We met with Chris Carranza who quickly and professionally determined the price for rent and what was needed to show the house. We had it listed on multiple sites with pictures throughout the house. He advised us on what to charge for rent and met with all the prospective renters doing background checks and showing the home and within 3 weeks of contacting his office we have great tenants moving in in a couple of days. Chris and Park One did a great job for us and we appreciate his quick professional service and all at a fair price. We would recommend him and his company to all that are in need of their services. I've been in the Bay Area for 7 years, rented from Park One for 1 year. This is by far the worst experience I've had.

We were told our unit was being inspected from 2-3pm the day of our move in, and that there would be a lock box at the property with our keys. I left work early so I could arrive before the end of their work day. The lock box was "out of battery" so it wouldn't open. I called the manager and he said he was driving to get lock cutters and a spare key to get into the apartment. Had they arrived during the window they said they would to do their inspection, the situation would have been sorted out before I arrived (the office is ~30 minutes from the apartment). I waited for him to get back, and even though he had a copy of the key in the lock box he was taking with him, he was only willing to give me one of the two keys for me and my roommate to share, so we had to print our own keys.

We made two maintenance requests within the first week of living there (missing floor grate so there was a gaping hole in the ground, and a clogged shower drain, which should have been noted in the pre-inspection). For one of the issues, the maintenance team failed to show up for 3 scheduled appointments; the other was never responded to.

I gave them my 30-day notice that I would move out at the end of our lease, told them that my roommate had a friend to take my place, and asked how to proceed (security deposit, changing the lease, etc). The administrative assistant told me she would forward the information to the leasing manager, who never responded. I followed up 2 weeks later asking them to confirm that they received my notice - no response. I also submitted a notice to vacate through the tenant portal that I would be leaving, no confirmation. A few days before the lease, the administrative assistant (who had clearly not read my first email) asked if we would all be vacating, I responded, then no reply.

Finally, after the lease ended, I contacted the leasing manager who was dismissive of my questions and condescending when I expressed my frustration that there wasn't an open line of communication (this was the first time I had gotten a response from him, and he had a misspelling and grammatical error in his response). This was during the COVID-19 pandemic, so he tried to use the excuse that "this is a time consuming process" so we should pay them a hefty fee to change the lease (in addition to the new tenant's application fee), despite the fact that they had a month notice to work on this. And that he is still employed through the pandemic, despite not actually doing his job.

Long story short, their communication is terrible. It was like pulling teeth to get anyone to respond to an email, even though they're working from home. I wouldn't recommend renting from Park One Properties unless you find a way to move in or move out without having to talk to them about it.

have been at my current unit for over 5 years and I can not say enough about Ed and Park One Properties. They are responsive, professional, and have been very understanding to my situation especially during the pandemic. During the past 5 years I would not have wanted to live any other place. Being that I am in Oakland I have always felt safe here. And if there was ever any problems at the property, Ed and his staff have always been on top of handling matters in a timely manner keeping residents safe and everything in order. Thank you Ed, his staff, & my landlord for allowing me to live here. I appreciate you more than you know!

Avoid doing business with these people, Chris Carranza a Leasing Manager set up an appointment with me and my roommates he said everyone had to be together at the appointment. So come to my surprise, when Chris was a no call no show at the appointment. (And I wasn't the only one) Maybe he's inept at his job or this place is just super unprofessional
Either way I'd find another property team to help you find a place in the bay area. Thanks for wasting my time.

My husband and I relocated so we had to find something to rent pretty fast, at first, everything seemed okay. But there was a lot of confusion with the staff.

First, I was told I could pick up our keys at the office by appointment, then when we arrived in Norcal I was told I couldn't - luckily we had not moved in yet and they were able to leave the keys in a lockbox.

Second, our mailbox key and garage key did not work correctly. (We were also not told what parking spot until a few days later). After a week, the maintenance man did come to fix numerous issues that were requested by the owner. He decided to hammer in the mailbox key instead of buying a new lock from any home improvement store...that was a weird moment, but not the last weird encounter.

The garage - this problem was an easy fix but a staff employee, Melany, was super difficult and handled it very poorly. I placed the request for a broken garage key and explained this was the incorrect garage opener for this garage system, it also did not open correctly with the main wall switch. Any garage repairer would agree with me and they did.
Melany asked me to contact the garage repair company, then when I did, she put my request on hold so the repair company could not move forward. When I asked her why, she responded with rude remarks, quote "the garage key is not broken, you can still use it. Just hold it down" I was absolutely shocked and speechless by her remark... The garage key was incorrect and the bottom is not functioning for the original design.
I didn't bother arguing with her because she did not have basic knowledge of how a garage or any electronic device should function.

Melany was extremely rude, unpleasant, unorganized but quite the reflection of the company's practices.

My husband was finally able to get in contact with the manager, and he explained and apologized which was a good step forward.  We are very lucky that our property owner decided to stop using them as a management team. We were planning on not renewing because of ParkOne but now we have a good working relationship with the owners.
It speaks volumes with the owners and the tenants are not happy with the services by ParkOne, their team lacks intercommunication skills with each other, and the staff does not show a lot of respect to renters who are also their clients (but they only see the owners as clients).

They were saying to return full deposit after we lived in 6 years (we had mold issue and water leaking from upstairs, no hot water several days)
They ended up charging us cleaning carpet and cleaning outside. Those are all cosmetics they need to do anyway in order to welcome new tenant. Why we have to pay?
They don't even return half of our deposit.

What a cheap people.

They never pick up the phone when it is regarding deposit.

This group is very good. They have shown us several places during the beginning of the pandemic. I’m sure once this nightmare is over, they will help us find a new place to live if we decide to stay in the area. All in all, they are just wonderful people who are kind and patient.

We were interested in a rental, and they emailed us saying they are removing it from the market and relisting it next week, at a higher price, since there’s demand for it.
How rude/shady/greedy can ya get? List a place as a price, rent it for that price- seems fair right?
I wouldn’t list something on FB marketplace and then remove it and raise the price just cause a few people show interest.
I’m out, park one- good luck.
