Staff was friendly and communicative until the lease was signed.

During the initial walk-through, Sandy assured us that the irrigation system was in the process of being fixed.

My move-in inspection listed many, many issues that were overdue for maintenance. I was given the impression that the previous tenant had been a problem, and chalked it up to that.

After 2 months, none of the issues had been addressed. No handyman, no landscaper, nothing. I started submitting maintenance requests. I think there were 11 in total. Two were cancelled, 7 were never responded to, 1 received a repair.

The attached photos show the rotting landscaping, broken irrigation system, and exposed nails on day 1. While those went unattended, we tried to be responsible tenants. Taking care of the property as if it were our own.

I followed up on the maintenance requests for months. No action was taken.

We chose to pay the $500 re-advertising fee. We moved out May 31st, and gave them notice, paid through June.

We were then charged 2 weeks rent for July, having not lived there for 45 days. They pulled it out of our security deposit without notice.

Overall, an unpleasant and expensive learning experience.

RENTERS BEWARE! If I could leave 0 stars, I would. This company is the worst rent from with their lack of communication, avoiding questions asked unless it has to do with collecting your money, their cancellation of maintenance requests, and mishandling of security deposit. These 5 star reviews are from people using this company as a property management company not from renters. They withheld the security deposit without explanation and LEGALLY any landlord must return the security deposit within 21 days, even if work is not complete. When we questioned why they were violating the contractual lease agreement where they stipulated they would return the security deposit within 21 days AND the California Civil Code 1950 requirement, they ignored our questions and simply said they will send the deposit in the week. They violated the law and the leniency we gave as renters would not occur if renters were late on rent. It was only after 50 days post vacating the residence when they finally mailed the security deposit. Anyone looking to rent would be better off with a different landlord that actually handles maintenance requests and follows the law and their own leasing agreements. Even if the rent is cheaper here, you'll pay for it in other ways.

Beyond Property Management are slum dorks.

I work in SEO and All of these 5 star glowing reviews are fake. ABSOLUTELY FAKE REVIEWS! My family and I moved into our townhome two years ago. The home was dirty with us finding dog bones as well as our carpets stinking of dog dander. The blinds were damaged, not replaced. I can go on forever, these are dishonest people.

They lied about stating it was deep clean. BPM then tried to blame us. VERY DISHONEST PEOPLE. Our house was flooded. We called for support and spoke with the owner Danyel who simply told us to move out. THEY DO NOT CARE ABOUT YOU!, UNRESPONSIVE. UNPROFESSIONAL!

BPM or rather Beyond Reason will charge you, insult you and care about your rent payment. Family is documenting our damages. Beyond Reason are blood suckers. The 5 star reviews are fake. More than happy to put you in touch with other residents, I know them all.
