For the most part, when I rented from Becky Hancock the staff was very pleasant. The apartment that I rented was well kept and for an old building it was pretty sturdy and did what I needed it too. However, the communication between the renters and the property managers is very inconsistent. If I put a work order in for something, even if it was small, it took forever for someone to get back to me and even then there were times I had to put in several work orders for the same problem because no one could find the previous one I had put in. That was frustrating. I'm not sure who was ultimately at fault, the front desk staff for possibly forgetting to put the work order in or maybe someone beyond them who was just caught up in the day. Either way, if you place a work order in with them, unless it's an emergency just be ready to sit with it for a while and expect little to no communication to follow up on the problem. Secondly, don't expect much of your deposit back if any at all. Be prepared to owe as well. Thankfully I didn't owe but a good chunk of my deposit was taken for things (some agreed upon) that I feel just didn't need to be taken from my deposit. I got charged a good amount of deposit for painting and the damage to justify this decision was labeled as "scruff" marks. I understand that some paint was needed if the scruff marks were unable to be cleaned off and there were at most, two areas that were damaged a little from hooks, but it just seems excessive. I was also charged for carpet cleaning (And while I did agree and sign paperwork stating I understood) again, unless there was significant damage done and not just the normal wear and tear of living in the apartment, I just don't agree that they should place that on the tenant unless there is damage that is beyond normal wear and tear because they told me to NOT clean the carpet before I moved out. So it's almost as of you're set up to be charged. Ultimately, the work orders are slow to be responded to if at all, they will find a way to take some if not all of your deposit so just make sure you have all your ducks in a row. They're not the worse realtor company to rent from, but im content that I'm no longer renting from them, mainly due to the lack of communication. Of course this is just my own experience I've had while I rented from them.

My overall experience with them is best described as poor and unresponsive service. With the exception of maintenance, when I would contact the company, I was usually met with unprofessional customer service or simply did not receive responses. Even while I was giving my 30 day notice, it took me 4 attempts to contact them, twice via email and twice via phone, to receive any information or paperwork.

After a storm caused our oven to need to be replaced, it took the company 30 days to finally get us a new oven. I called appliance companies that confirmed they could have gotten us the oven in a third that time even with shipping. When I asked for a concession to compensate for this major inconvenience, I was told that as long as they showed they were making progress, they didn’t owe any concession.

When leaving the house, we were given a bill for our entire security deposit plus several hundred more dollars. This is especially frustrating considering that, with the exception of one portion of wall damage that can be fixed with half an hour of labor, all of the damage to the house was either prior damage (which they told me they had catalogued and which should have fixed in between tenants) or normal wear and tear. I never expected to get my whole deposit back, but considering the care and attention we gave to taking care of the house, I was incredibly disappointed.

In conclusion, if you would like to rent from Becky Hancock, I highly recommend you put aside money for a lawyer or a large payment at the end. But frankly, you’re better off never dealing with this company. Since I have moved, I have only had great experiences with my new property managers. Becky Hancock Realty is an outlier in poor performance.

We rented a house from RBI Rentals, who was bought by Becky Hancock a few months after we moved in. We worked with Belinda who was originally working for RBI and switched Becky Hancock.
We had a long list of problems with the house we were renting that were supposed to be fixed within a week of us moving in. One problem was fixed the very same day - the rest were never fixed. We called weekly to find the status of our repairs. When we did reach someone, they would set a date for someone to come by. When we left a message, we never heard back.
We lived in the house for over 2 years and only one problem was ever fixed.
After a year our air conditioner started leaking. We had to call multiple times and set multiple appointments before someone was finally sent out. We were told the air conditioner was dead and needed to be replaced, but the A/C Repairman did a quick fix so we would at least have some cool-air in the meantime. Becky Hancock refused to replace the AC.
We finally moved out in November 2012. We went on a walk-through with Judy who told us that there were some damages (which we agreed to) but that our security deposit should easily cover it. We stupidly did not get a written agreement regarding the walk through.
A few weeks later we received a bill for over $500, on top of the $650 they already had from our security deposit. We exchanged e-mails with Belinda and Judy and often would not receive a response for over a month.

We were changed 2 late fees - one which we had already paid, and one which should not have existed. In one e-mail we cleared up this issue, but in a subsequent email they tacked the fees back on.
We're being charged again for blinds that we replaced on our own dime.

If you choose to rent with Becky Hancock I recommend taking pictures of everything before you move in and everything when you move out. Otherwise they will try to swindle every dime they can.

Let me just say, so please read the reviews before renting from this organization. I was a very good tenant, always paid on time and I was never late. I also never caused them any problems. Before I moved in I noticed there was some damaged caused by the hurricane. Notably on the walls and on the base of the wall. The balcony needed to be repaired and they assured me that they were going to repair it and that's one of the reasons why I decided to move there. Unfortunately, I had to break my lease 2 months to a year that my lease was going to be over. Unfortunately ,they wouldn't work with me and when I left not only did they take my whole security deposit away, they're charging me for damages that I never caused. Hopefully I can see proof of what I did. Just be careful. If you do have to break your lease for whatever reason. In my case it was for work, I got transferred somewhere else and they wouldn't break my lease. I'm not in the military anymore, so it doesn't violate any laws. However,they could have worked with me, but they didn't. Another thing you have to if you break your lease early then they're going to charge you whatever months you have left until they rent it out. It could be one it could be two months it could be whatever months. You still liable for it. Also, they're going to say that you damaged the house even though you left it in 100% perfect condition. Again, think twice before you rent from this organization, read lease agreement carefully and please let me stress this once again,think twice before you rent for them.

I will start off by saying they have really nice office staff and I hear the property sails side of their business is very professional. However among the Enterprise locals they have a reputation of being among the worst property management companies in the area, and the Houseing office staff on Fort Rucker roll their eyes what you mention Becky Hancock.
For owners they have a reputation for neglecting repairs and basic maintenance for out of town owners, and for renters they are known for being unorganized, loosing paperwork, slow responses. And that’s the reputation among locals, most locals don’t rent from Becky Hancock, most of their business is flight school students who don’t know any better.

I will also add that while I lived in one of their properties there were literally dozens of instances that we had people show up with no notice, maintenance, inspectors, appraisers, etc. Do not expect to get your deposit back and expect to get a bill after you move out, first time in my life I’ve not gotten at least a partial deposit back, also first time in my I’ve gotten a bill after moving out of a property. Also do not attempt to clean the property yourself when you move out, it’s known locally that despite giving you the option to clean yourself instead of hiring a professional, if you elect to clean yourself they will hire a cleaner anyway and charge you for it, so it’s not worth it to try and clean yourself.

Love the house that I am renting through Becky Hancock Reality. Feel like I am getting a great deal on price per square foot for the area. I have worked with multiple rental agencies in the past, and April and Belinda rest of the office were great and super easy to work with. They worked with me to ensure my ESA dog was welcome. The day I moved in the garage door opener was malfunctioning. I reported the malfunction at the end of the day and the first thing the next morning a repair crew was fixing the issue. Best turnaround time I have EVER experience in renting.
