They have an incredibly inefficient onboarding process. To qualify for a very average to below-average apartment, they require way too much documentation. I was able to get approved for another complex within a day while Abby Creek was still stuck in their bureaucratic mess. Then, I discovered that the hold deposit is converted into a fee after 72 hours. Essentially, due to their own inefficiencies, you won’t get your hold deposit back. Instead, opt for a more professional property management company to save yourself time and money.

Irma is the heartbeat of this community. Not a day goes by that I don’t see her hard at work across this complex and doing incredible work with a smile, even in 110+ heat. She is super professional, answers all maintenance requests in a timely fashion, makes sure to not risk the cleanliness of your home while fixing important things like our washer or dish washer. She advocates for us and makes sure any request we make doesn’t get forgotten. Irma is a gem, and without Irma, Abby creek would not be what it is! Thank you Irma for making us feel safe and comfortable and in our home!

Hello, I have been a tenant here at Abby creek for almost 3 years. I recommended these apartments to a co worker and she was approved !!!!Samantha is the property manager and she is absolutely awesome! Her word is golden! She says something and she does it. Refreshing to say the least to have a property manager so understanding and respectful to the community.
I don’t plan on leaving anytime soon! Super happy to live here !

STAY AWAY! This complex is a trap. They DO NOT care about youhere. They will take your security deposit at all costs, they're not here to help you. Ive lived here for just about 3 years and this place cuts any and every corner. They have old ac units that never get changed or maintananced, untill theyre about to get a lawsuit, because everyones unit is down on the hottest days still paying the full amount of rent.they renovate by just hiring a bunch of hacks that just repaint walls, respread mulch..etc, cleaning and flipping. The office is combatitive, non responsive and rude. I would give 0 stars if i could. I pay some of the highest rates this complex has and am always treated like a number and or less. These guys are slum lords and they like their income but they dont care to actually pay top dollar for theyre renters. Welcome to abby creek dont like it? Well thats too damn bad! Thanks for your deposit!

Review after a month of living here.

Samantha was amazing to work with. She provided a very helpful experience and made sure that my wife and I got exactly what we wanted while searching for our first apartment. She went above and beyond every step of the way and made us feel very comfortable with the whole process.

The community itself is wonderful. The outside is very nice to walk around and the neighbors are very nice as well. The apartment itself has some very modern features that make life a hell of a lot easier for your every day needs. I had a few friends over and they were all astounded at the quality of the apartment itself and were impressed of how modern and nice everything is. The community is on the center of everything as its close the arden/fairoaks/carmichael areas so there is a ton of places not more than a 10 minute drive away. It also borders nice parks and a lot of outdoor activities.

If you’re considering moving here, Do it! it is without a doubt the best decision we’ve made.

Our move in process was very simple & easy thanks to Nancy! Everyone at Abby Creek is very kind and helpful. We had a minor maintenance issue and had to call during evening time and the maintenance supervisor, Irma, came straight away to help us out. We felt bad for having her come so late, but she was very nice and and made sure that we knew it was no big deal. We’ve had nothing but great experiences here!!

Lived here from July 2017 to July 2018 (single guy, mid 20's, no pets, 1B1B on the 2nd floor). Didn't have any problems getting a tour when I was looking for apartments in March. Super friendly and helpful staff from apt. searching all the way through when I moved out - they're all VERY wonderful people. Maintenance is super helpful and requests are taken care of very quickly. The management staff was incredible accommodating helping me get moved out as well - if I didn't have to move for work, I absolutely would have renewed my lease for another year or longer.

It's expensive, but you get what you pay for (in a good way). Granite counter tops, stainless steel appliances, central heating and air, W/D in the unit... It's quiet; I never had a problem with any of my neighbors, never had any noise issues, didn't have any trash or animal issues. Didn't have any issues getting my security deposit back, no issues with bugs, there were homeless people on the street outside the complex but none of them ever gave me any issues - besides, there's security that roams the property at night so I never felt unsafe. I ran and rode my bike at really early or late hours from the property and never felt unsafe there - it's super close to the American River Bike Trail so that was wonderfully convenient. Moving in and out was a breeze - the people in the front office are wonderful and super easy to get in contact with.

Overall I would absolutely recommend living here to a family member/friend who could afford it. I loved living here

We weren't able to view our unit right away, there was a family in the process of moving out. We walked the complex & and saw virtual tours. We finally saw our apartment tonight and it was exactly as shown through the online photos and the virtual tour. Nancy (property manager) was really helpful and understanding when it came to our autistic son as well. Through probably the busiest time of year, she got us in just in time. We're SO excited to make our new apartment home 🙂
