Kelly and her team have been extremely responsive over the last couple of days in regards to maintenance requests.

They have sent multiple follow ups, have sent their maintenance tech many times to resolve the issue we had going on in regards to our furnace issue we were having.

Their maintenance tech John is responsive and personable on the phone.

I would recommend Abode although make sure to be diligent with your walk through and following the guidelines listed in the lease agreement.

Luckily I don’t rent from this place but I have friends who do and it is not good, seems others agree with me on the lack of professionalism, the greed of finding a way to fine you for every single thing, and plain rude and disrespectful when wanting to talk.

Called them stupid on the phone and a moron, scheduled a meeting and told us they can’t see us due to having an important meeting at the same
Time they told them to come.

The units are not worth the price and neither is the endless fees you’ll pay for previous tenants that never picked up. Old appliances that barely work and won’t get fixed due to lack of communication.

Theyre strict and overly expensive and employees
are extremely rude and do not care about your complains or feedbacks. They threaten to kick you out with a letter that took 3 days to arrive giving only a few days to scrap up owed money for a fee.
They are not lenient and just go after desperate college kids with nowhere to go.
Even the fire extinguisher is expired from 2023 and a smoke detector from 2012. And a 2013 broken carbon monoxide alarm that hasn’t been replaced.
The oven doesn’t work and stovetop has no dials to tell where It is. Dryer hardly worked even though it’s been checked for maintenance. Theres mice 🙂 so if you want expensive fees, rent, no communication and free mice this is the place to go.
The clean out sheet is ridiculous to the fact you NEED to hire a professional carpet cleaner rather than doing it yourself. Go to prosper or anywhere else instead and save your time, energy and money. (And do not give me that automated apology and to contact you. I do not want it.)

Terrible experience with this property management company. We moved into a filthy unit with dirty carpets, broken appliances, and damage that was never fixed. Upon moving out we left the unit in way better condition then we moved into; buying and installing blinds that weren’t provided to us for privacy, hiring professional carpet cleaning company…etc.
Despite this, they billed us unfairly for damages that existed when we moved in, and even charged us for repairs that never happened. Taking our entire security deposit plus some.
Communication was a nightmare. I wrote a letter following moving out, formally requesting detailed receipts for all services charged to my account during my tenancy. Took 4 months to receive a lick of feedback from them (with at least 1 phone call from me per week). Their values and practice unfairly benefit their company financially.

Untrustworthy and unprofessional—would not recommend.
Extremely disappointed with their lack of professionalism and transparency—beware before renting here! And if you do document, document, document, pictures of absolutely everything.

I definitely would not recommend renting here. The property managers will create policies out of thin air, will not work with you, and will try to keep and get as much money as they can get out of you and your security deposit. DO NOT agree to a large deposit, and be very very careful about all of the paperwork involved in the agreement. Gather your own evidence base. Very disrespectful during phone calls, very unprofessional, very untimely, and very very unrecommended.

10 outta 10 would recommend renting through Abode. On my 4th year with them and I honestly can't think of a single complaint. They have been extremely easy to communicate with and very responsive. I've notified them a couple times that our dumpster was full and they immediately made a call to have it emptied. Shortly after I moved in, they added outside lighting and new carpeting in the main hallway; things that they probably didn't need to do but I can only assume they did it to make the place more enjoyable and safer for their tenants. If you're looking for a place to rent, I'd definitely recommend going with them or at least checking them out.

Difficult to work and communicate with. Forced us to clean up and fix their messes when we first moved in including cleaning/vacuuming all carpeted areas to rid cat pee and poo and rehinging sliding doors, and replaces equipment. Refused to return full deposit and instead took unnecessary money away due to normal wear and tear and items that are their responsibility. Very unpleasant to us. Do not recommend.

Very disrespectful. Not welcoming at all. I put an application thru Zoom and they indicated they don't process an application thru them. I said ok so that was 35 fee. Then I put an application thru then adobe properties. And that application process was too much. Telling me I had to provide information that I was uncertain on dates when I lived somewhere I even had to tell them I will not lie on a application. I had it set up to see someone about a unit. Then no communication meaning no phone calls indicating they were not gonna follow thou on their end. Very disappointing. I will not recommend at all. They needed proof of my employment which I did. But they wanted proof of employment for that area cause that's where I will be living and I said I can't cause I'm not there yet still at my old job. This unit wasn't open til November and they still didn't give me a tour. I backed out of application I don't want to have that business as my landlord. I can't stand arrogant ppl. Again will not recommend to anyone.

Not somewhere I would rent from again. They don't give much thought to their tenants once you are there. I had water pouring through my ceiling the day I moved in. They came and "fixed" it but it happened again and then again, and then again. The final time there was standing water in my light fixture. I submitted a maintenance request (again) to have the standing water (in live electrical wires) drained and they texted back asking me to drain the water, which I eventually had to do since they didnt care at all.

They also "fixed" my bathtub handle that broke (left a big greasy mess in the tub) and I never had cold water in the tub after that. Didnt bother submitting another request since they don't take the jobs seriously.

They also send out emails telling to tenants that they need to stop overflowing the dumpsters. They do not have enough dumpsters for the amount of tenants in the area. Every week the dumpsters were overflowing and somehow they thought it was appropriate to blame the tenants for that. It has nothing to do with large items either. Even weeks with no large items out there the trash was overflowing, and they would blame the tenants for that.

They also send out all caps text to CALL THE POLICE IF YOU SMELL WEED. Get real. I dont even smoke but thats a joke. No one is calling the cops because of weed. Deal with it on your own.

You would think that giving them 30k+ dollars over a couple years they could afford to have a real maintenance team, but they cut corners wherever they can. They also require you to replace the furnace filter which is terrible practice since no one is doing that on their own and its very bad for your furnace/a fire hazard.

I have no other issues with how they did anything so if they respond to this saying I am mad about something else, its not true. Just not a professionally run company for hard they squeeze every penny out of you.
