I would not recommend advance realty management, We rented for 2 years with them, moved in 2017 and moved out in May 2019, the handyman they would provide for us (Israel ) would do a mediocre job in everything around the house. He would even ask my husband who is a construction worker to fix the the stuff himself said that was the fastest way to get anything done. If he did any work himself he would buy the cheapest material he could find. Many times I made complains off mold and water leakage in the master bedroom, again the handyman would come look at the problem and just say he would come back and fix it. Witch he never did, the best he could do for us when maggots started coming out of the wood in the master bathroom vanity was just patch it up with a one layer of caulking, never mind I was 8 months pregnant and the mold and maggots were still there. We eventually got tired of it and just let it be since we were just renting. I let the company know of this and even provided pictures and nothing was done.

The receptions were always very friendly but for some reason they never lasted more then a couple of months, every time we needed something they would refer us to Melissa who was always so rude and never available. Their accounting was a nightmare we got hit with fees for everything even if it wasn't our fault and nothing would ever get done about reimbursing us.

The last straw was when it came time to move out, we let them know ahead of time over the phone and over an email so we could have proof still they gave us a fee for 2 extra days because we failed to provide them with an advance realty official form that they had to email to us, this was not written in our contract. After detailing the place for a week so we could make sure to get our deposit back of $1800 they hit us with fees of $1300 they only gave us $500 back. My husband being a construction worker repaired everything in that house and i mean everything we even hired a cleaning person and still they charged us for cleaning, and all the work the handyman Israel had done or should i said hadn't and said he did. We tried contacting Melissa and of course she was not available to talk to us, We eventually stooped calling them we figured it was a waste of our time.

I have had Shawn manage my house for several years. They did an excellent job of managing the property. They found quality long term tenants that took pretty good care of the property. They were always very responsive and quick to resolve any issues. When it came time to finally sell the house they handled everything and were very calm and reassuring through the whole process! Everything worked out very well. If I still had a rental, I would use them. Highly recommend. They have very reasonable rates and provide a great service.

Applied for house and application process took 2 weeks to complete, all along thinking may be getting the rental. They have you, your boss, and your refences filling out and submitted paperwork all to find out in the end that they chose someone else.

Why inconvenience everyone and make it so difficult to rent a place? I also needed to communicate far to much to ensure my application was moving along, as if they didnt want to rent the house or something?

Anyways, I feel the rentals are legit, but my personal experience makes me feel something fishy happens behind the scenes here.

Also, they say you can use your rejected application and fee on any other rentals that come available by them, so that's a plus, given you successfully get everyone to jump through the hoops.

The staff was nice enough, but like another young lady had posted they will accept multiple applications on a home and then wait to let people race on who will pay the security deposit first. For instance I got a text that I was approved for a house at 10am and by the time I got out of work to call them back at 4:00, the house was already held by another person who they say got there first to pay the security deposit. I wasn't even aware my application was being actively competed against for other people since most prop management companies policy is to not take another application if they're currently working on one to qualify someone for a home!

These people are complete crooks. I don't know how they are still in business. I contacted them about an apartment. At first they were very helpful and friendly. That is until they got my money. I spent $90 for the application fees for 3 adults. Told them when we needed to move in. It took well over a week to even get approved. Once approved I was only THEN notified that they take multiple applications. They said they will call EVERYONE on the approved lIst to see the property and then whoever pays the deposit first gets the place. I asked more questions and was ignored there after. Fast forward to a couple WEEKS later when the availability date changed and we were not notified of this (saw it on a website) couple more weeks go by and we get a notice that the deposit was given and the place was no longer available. They took our money and gave us zero chance to get the apartment. I was upset we were going to have to race to get the apartment but furious that we weren't given even a chance. Can you even imagine how many application fees they racked up in 2 months? They are liars and crooks. Don't contribute to their scheme. Rent fron someone else. ANYONE else.

They even lie in their response. We were never told anything. Beware. But as you can see at least they admit to not giving us any chance to getting the apartment. That's the biggest issue there anyways.

Their staff is friendly and they are great at helping you explore your options. I have Shawn managing my house and he has found reliable tenants. They also offer the convenience of depositing your money directly to your account unlike other management companies that have you pick up a check. I highly recommend them.

This is a review from a former property owner. What a disaster this company is. First off they claim that their maintenance people offer some great 20% discount, when in reality they are the most expensive people you could do business with. Repair issues can drag on for months, I asked for carpet to be replaced 2 years ago, and it is still not done, amongst many other things. One set of tenants put in the same request for 3 months, they notified me of the request but I never received any kind of follow up quote for repairs. They paid over $400 in repairs and clean up without my prior authorization. When a tenant vacated without notice they did not post a 3 day notice and it took them almost a month to figure out that the property was vacated. And finally when I moved on they decided to charge me, the owner, for the past 3 years of late fees for a tenant. These guys are crooks, do not do business with them!

We got broken into. Twice.
Our front door was broken before we moved in, they only replaced the knob. When they broke in, they kicked in the door, peeling off paint and stucco. Which they didn't repair.
And the repair guys are just the average Papa handyman!
My husband and I asked what we could do to break the lease early because as musicians, it just wasn't safe to have our equipment there and us working all the time.
They were friendly at first and then after reviewing finances, we were kind of put out over the cost but eventually we came up with the money and took it in.
We were told they could no longer do it because the owner was selling the property.
The lease doesn't have a buy out clause which is not legal!!
It only has information for them terminating you as a tenant not the other way around.
The buy out form we were told was a "courtesy" that they offer.
Melissa apparently couldn't get in contact with the owner Brenda but somehow Brenda told them to put us off as the 1st of the month was rapidly approaching.
We caught Melissa in several lies which she made no attempt to rectify. So we went above them to BBB and Realtors Association of Bakersfield which they are members of so they are held to higher powers should you need to it.
They ridiculed us over the phone because these glorified facebook secretaries don't know how to press the hold button so we heard and recorded the conversation of them making fun of my husband.
Luckily for us, when the property sold, the new management company decided to fix their mistake.
If you are searching for a place, this isn't it. The incompetent people in the office and lack of professionalism was beyond ridiculous and we've reported them.
All they care about is money. And the second you are no longer a cash cow, they don't need you.
If I could give no stars, I would.
We aren't the type to leave reviews, but this experience was so terrible that if we can save you the trouble, we will.
