I currently live at one of the rentals affinity manages. I have lived in my unit for four years. Over my time here my rent has been raised multiple times. Two of the times I was made aware my rent was being raised I had also received notice within the same week days before or days after receiving the rental increase that other units in my building were experiencing cockroaches. My unit has never had cockroaches as long as I have lived here. My last notice was received September 5th asking if I have noticed any roaches. I replied with no I have not but that’s very alarming to me I don’t want to be infested with cockroaches. It’s September 26th, pest control should be here this upcoming Friday. The goal is to eliminate and continue treatment of the units. When I moved here one of the amenities of the complex was a play ground. Over the years I have asked for the play structure to be examined and fixed due to its old and about to fall over. A play structure my child looks forward to being able to go play on. Instead of fixing or replacing after four years it is now torn down with no plan to replace or rebuild. I pay almost $1600 for an apartment with no washer or dryer hookups no dishwasher a water heater that is not able to be turned up to a temperature that could sanitize anything. The management company does not care to relocate to an apartment with no cockroaches. They have no advice other than look for another apartment that would better suit my needs. Their average rent is $1800 for any other unit and that may or may not include a washer or dryer or dishwasher or any outside amenities. This company doesn’t care about the tenants they manage. Slum managers at best. You can see from these messages there was a plan made to replace or rebuild, there are 7 buildings 4 units each at $1590 a piece. That’s $44,520 just for one complex a month. But it was not within the owners budget. Washers are molded and smell foul, no replacements ā€œ hiring new cleaners and they will drop pods inā€ was Patrice’s words to me ā€œI’ll speak to the company about itā€ after Iv called and spoke to the company many times regarding the mold and smell and overall price of laundry. For almost $1600 you can have cockroaches no place to wash laundry sanitary wise and now no place for your children to play and an apartment manager that could give less than a ****

To whom this may Concern , This is Briana Fernandez resident at 4016 84th st e Apt 1A Tacoma wa 98446 ā€œ Rainier Vista apartments ā€œ
I have reached out on January .24.2025 via work order staying there are cockroaches In my unit maintenance was the only one whom has came to my residence to give me some ā€œspray ā€œ and bombs well foggers that I set off and did what was directed on the bottles ! I still have cockroaches and they are progressing my whole unit has them in every aspect of this unit I’ve been very patient with this whole process as my family and I were homeless before this we’ve never had cockroaches ever I have asked to be transferred to another unit or property got denied that I’m stuck with a 12 month lease to complete miserable situation as my children and myself are getting bite by these things .

March 8.2025 I made another work order stating the same thing we’ve set off the bombs cockroaches are still present and getting bigger and spreading more seeing if I could get a new oven due to all of this that order got completed while no one came out to see my unit just brushed us off to the side

February 26.2025 - I emailed Patrice and she said a pest control company was assigned to the property still haven’t seen a pest control company out here since .

February 20.2025 my work order was complete no one came in or reached out .

March 16.2025 to current : no one is taken this infestation serious we are all keep getting bite by theses things ,I have reached out to the health department to see what my options are or if they could help me I pay my rent I have a credit on my account we have even thought about leaving a breaking our lease our children are miserable please let us move somewhere else please
My children doesn’t even want to be here anymore. One of my children is nonverbal autistic and a asthmatic and cockroaches are a risk to our health

I continue to experience water coming into my apartment from leaks from my roof in the foyer, this issue was reported to Affinity in early December, and I have received promise after promise that the issue will be resolved. Then followed by months of no contact and no resolution. I log into our online portal for maintenance requests, and I see all the issues have been "Resolved"

They are not resolved, and I am sick of having to beg you all to fix this property. I have been a loyal resident for 8+ years between me and my mom, and never had as much as 1 late payment during our time here.

I have been patient, far beyond what I should, but my patience ends now. Fix this issue, permanently. Beyond disappointment in our property manager, you don't treat your loyal residents like this.

I just moved in last week and the experience was absolutely incredible. I got approved in less than 24 hours with notice the next day and signed the lease and got the keys only 1 day after that. I was formerly a live-in caregiver and was concerned that being unable to show full income (much of it was incorporated into not paying rent while living as a caregiver), but this was no problem at all. Furthermore, Sahndra the agent I dealt with was very thorough and caring. I made 2 maintenance requests based on initial issues at move-in, one for water pressure and the other for defective smoke detectors and both were addressed within a day. I would never have imagined an apartment management company this on top of things to respond to maintenance requests that fast. Every experience I've had with them so far has been nothing short of phenomenal. I would recommend them to anyone I know who is looking for a new place.

All falls in my personal opinion
If you have moved to the property in CT E at Puyallup I am sorry for what you will endure throughout your year lease.
My experience overall was god-awful at first you wont notice that from the start to the end of your lease you will have had at least 3 to 4 different Property members managing your property, and once the lease is over your "inspection/ other paperwork" has been lost. You will also find out from your neighbors that they terminate the lease every year on every tenant with no exemptions, In my personal opinion it's to simply raise the rent or cash in on the deposit. You will also notice they will pull every way to keep as much as your deposit if you don't have any receipts and delay your deposit because again in my opinion that deposit is gone and they are waiting for the new tenants to give them theirs and reimburse you with that deposit.
Also, they will charge you "prior damages" from previous tenants For example In our case it was clogged pipes that apparently we did after being in the property for a month.. but unfortunately one of the many PMs will slip up, and tell you "Oh yeah the last tenant before you clogged the pipelines and it cost us Blank amount.
Finally, the six-month Inspection is not mentioned anywhere in the lease but overall comes legally binding if given 24 hours ' notice, nothing wrong with such except the action overall struck me as deceitful and ill-intent.
The Owner or representative will want to do a walk-through and check every specific room and every crack and spider hole point out everything that has to be fixed and be extremely passive-aggressive about potential infractions that might result in you getting kicked out or breaking your lease prior to your full year. But the best is after jumping through unnecessary obstacles and thinking you finally got rid of them they will reach out about 3 months later and say that you owe them money.

If you know anything about WA Tenant Law please remember two things Landlords have 30 days after the tenant moved out to return the deposit or give a statement about why they were not returning the deposit.
and after 30 days are completed they can no longer request damages or services as they had the 30 days to itemize what you owe them.

Overall the houses are great its just who runs them where the nightmare lies.
