1 star is too many.

Where to begin..... How about just the highlights:

Provided INCORRECT master policy insurance information then 1) didn't inform owners in a timely manner (I only found out because I attended an HOA meeting and they only updated it after I questioned it) 2) then flat out lied when they sent out the corrected policy suggesting this was what was originally sent (it was NOT).

When asked about their job/role/responsibility/mission statement/etc., no meaningful response was given.

Slow to respond:
When asking a serious but simple question, I only received a response several days after I threatened legal action after waiting 2 weeks. The response was vague and noncommittal.

Asking another serious but simple question, 81 days for them to respond (this time I let them dig their own grave)

Showed pictures of ceiling sagging after water damage and telling them I'm worried but don't know what to do. No meaningful response or action other than confirming they received my email, then 4 days later the ceiling collapsed and caused more damage (thankfully I wasn't hurt, but maybe I should've been so they pay for their incompetence). Their representative on the board literally said, "I see nothing wrong."

Not once did they acknowledge or apologize for anything.

This does not include the absence of proactive and critical information throughout the process of this water damage.

This does not include regular operations and projects, but they have mismanaged the majority of projects thus far. Their tact has been to put it on the owners to tell the vendors what to do, but they fail to understand that vendors only listen to the entity that signs the checks which is them, not us owners.

In summary, they consistently project incompetence, indifference, laziness, and corruption. That's not what I want in a management company. I am not alone in requesting our board renegotiate our contact with them or to replace them. Hopefully, we will replace them which I anticipate will increase our property value or at least increase "sellability". I know for certain that I personally will never again invest in anything associated with this company.

For several days I have been trying to get in touch with this company as it is the management company of my son’s condo building. Unfortunately my son passed away of natural causes in his sleep. I had been unable to get in touch with him so had to have a wellness check done. The police and fire department had to break in to find he had been gone for a few days. I have tried to get in touch with management to reassure me that the door was able to be secured. It was nearly impossible to find the name of the company. I was successful by calling real estate companies that had relationships with Talisman Condominiums in Seattle. Two of them promptly got back to me with your companies name. I called your office and was given the name of the person in charge of Talisman. A message was left to get in touch with me. I am in another state and am unable to come to Seattle immediately due to health issues. My son had lived there for over 20 years and owned the property outright. This is making a very sad situation worse and all I want to know is his property safe. I was treated so coldly by this company, at this horrible time. I have changed my opinion about this company. Florian, the manager of my son’s condo has been very responsive to all my concerns. After a slow start things have been improving a lot. Thank you.

I requested to install an ev charger under my unit in the car port. I am an owner of a unit and by law management cannot deny an install. I provided all required documentation they requested and they said they’ll reach out to me with no time frame. So basically choosing not to reply. I am preparing to file a lawsuit against this awful management against this awful company.

There website is so ridiculously stupid. Every single time I go to log in I have to reset my password. Then when I do I can't get into the account because the temporary password doesn't work. To which I get late fees for not being able to log in and pay my HOA Dues. What a joke and What a terrible company.

I own a condo at Veridian Cove, a 182-unit property in north Seattle managed by Agynbyte. There is a clear pattern of poor service and communication demonstrated on this site and others to date; eight complaints with the Attorney General; and multiple complaints with the Better Business Bureau.

This review is my fourth request to satisfy my right to review the Veridian Cove/Agynbyte LLC contract, “all contracts… shall be available for examination by the Owners, Mortgagees, and the agents or attorneys of either of them…” spelled out in our Bylaws.

Agynbyte is the gatekeeper of all communication to and from our board. I have questions about roles and responsibilities, fee structures, and job descriptions. I was trained and served on the board at my last condo, and am currently a board member for another organization. I naturally want to be well-informed, as an engaged long-term property owner.

I first requested to review the contract on March 3, 2024. On March 15, I got this response: “contract details are not published for owners to review.” I replied that this was inconsistent with our Bylaws. After two more requests with no answer, on May 6, I received an email, “your response has been forwarded to the executive team.”

Consider this from the owner of Agynbyte to condo owners who post on review sites: “management companies are easy targets for people who are generally unhappy with their lives.”

I urge other HOAs to stay clear of this company for obvious reasons.

****UPDATE****
After receiving a reply from Agynbyte a week ago and three months after my review, I have the following thoughts:

It is a property manager’s job to route emails from owners when only one email is furnished for communication. My first request on March 3, 2024, to review a contract would (ordinarily) be sent to an HOA board committee. My intention: to read and understand a contract.

Any owner who has an interest in how the HOA is run, may attend board committee meetings, ask questions, and obtain information. I would venture to say that sometimes an opinion is shared!

Agynbyte appears to have guided our board differently. Any owner who wishes to know more about how the HOA is run has to pay Agynbyte an undisclosed sum (up front, by cashier check) to view documents, and any copies I receive “may not be shared with other members of the community.”

But first, if my submitted form (Request to Inspect Association Records) is judged to NOT be in good faith, for a proper purpose, or is unreasonable, then I will be denied a viewing.

To guide our board, or the board guides Agynbyte, to limit owner access to information already in the board's possession is ludicrous and just plain silly.

It begs the question, "What are the roles and responsibilities of Agynbyte?" Answer: I need to make an appointment, pay up front, and then I need to keep the answer to myself.

I needed to obtain some information from Agynbyte and figured I would stop by on a chance that someone would help me. A person came out to meet me and I was quickly connected with the OWNER of the company. Melissa was clearly busy with other tasks for the day but she heard my story, I felt listened to, and she took the time to figure out where the error was. My experience with Agynbyte and Melissa Schneider was great, she was very helpful and knowledgeable.

Run. They re-staffed with rank, lazy, do-nothings.
People literally move to get away from them. The only consistent person is their phone reception. If you are a condo owner, you will be treated as a renter. Never seen more burned out line staff. They are losing business; deservedly so.
