Long story short avoid this leasing company as a whole. Marissa Tucker the leasing manager pretends to be sweet and caring to hurry up and get u to sign a lease and cuts communication as soon as you get the keys. The apartment are pleasing to eye due to the landlord Patrick Chiou having the units polished up to hide the underlying issue of the apartment. Within 60 days of being in this unit multiple leaks from the living room ceilings and faucets, mold growing, and the floor boards seeping in and cracking. It’s now 7 months later and nothing has improved. Patrick refuses to fix anything in my apartment told maintenance to cover up the ceiling even though mold is growing in it, attempted to have maintenance drill a screw into my floor keep the floor boards from rising and separating. Currently have been without heat for ongoing 3 months on top of him paying off a worker a code enforcement to falsify the buildings ROP, they can’t keep a property manager we are on the 8th property manager since I’ve moved in he fires anyway who doesn’t want to play along in his game. Long story short stay away from them they mainly target low income families and young adult renters that don’t have credit and are first time renters.

I’ve just signed a new lease term in center Square. I love my apartment. My leasing agent last year was Marissa, and she walked me through this new lease sign as well. She goes well above any leasing agent, always responding, she is a very pleasant and genuine person.
Of course there’s always maintenance issues with every apartment you move into; I’ve had the opportunity to meet with the two of the technicians on two occasions. They are very respectful, knowledgeable, and take my question seriously. I have never had them ignore any maintenance request I send within the app portfolio.
Although …I have a more realistic approach; as I ā€˜m in a property operations position with a different company in Albany. Many unforeseen situations or circumstances can occur on a daily basis that may delay original job orders…. I don’t believe this is any reflection upon Albany management group. This is just what realistically happens in day to day operations with properties.
I think they have very affordable prices, And always try to take care -/.otherwise I would not have signed for another lease term.

If I could give them negative stars I would. They’re rodants and it’s a terrible area , below is an email I wrote two weeks ago and they’re yet to get back to me … clowns
1 Delay in Washer Installation: I had to wait almost two months for a washer, and during that time, I was repeatedly lied to about the timeline for installation. After all this, the washer that was finally installed was taken from another apartment—something that could have been done far earlier.
2 Heat and Air Conditioning Issues: The heating and cooling system in my apartment is malfunctioning. Not only does it fail to provide adequate circulation, but it also makes an extremely loud noise, similar to an airplane taking off, every time it starts. Given the freezing temperatures outside, this is unacceptable.
3 Unresolved Lighting Issues: Two lights that were promised to be fixed before my move-in have still not been repaired. I have brought this up several times with no resolution.
4 Mold and Plumbing Issues: There is mold growing under my sink, a direct result of a leak that I reported back in August. The leak was only recently addressed, and the mold issue remains unresolved.
5 Unprofessional Entry and Poor Courtesy: I have had maintenance enter my apartment without prior notice, which is not only a violation of my rights but also a sign of poor respect for tenants' privacy. Furthermore, I have found lights left on after maintenance visits, which is both wasteful and inconsiderate.
6 Lack of Communication Regarding Rent and Repairs: I have repeatedly requested to speak with someone regarding rent adjustments and reparations, as well as the general state of my apartment. Despite reaching out to ownership, no one has made an effort to respond or address these concerns in a timely manner.
This pattern of neglect and unresponsiveness is unprofessional and has left me feeling frustrated and ignored. I am requesting immediate communication from someone who can address these concerns in a concrete and actionable way. Please contact me to discuss how we can resolve these issues, including any possible rent reductions or reparations for the repeated failures to maintain the apartment.

STAY AWAY FROM THIS COMPANY! I went to my apartment today at Park Ave and I found furniture has been pre maturely moved in to get ready for the owner’s Airbnb. They did not give me notice that they would be entering my apartment. My lease is not ending until November 25th and I have not even had a move out inspection yet. The owner has illegally trespassed in my unit without notice in order to set up their Airbnb early before I have even moved out. I demand that they return October rent. I have had to pay for electricity while they move their items in. I will be getting a lawyer and taking them to court for trespassing. Stay away from anything Linda Chiou owns.

Update response to their reply: No. You did not refund the entire month’s rent. You refused to.

I have been a tenant for over 2 years almost 3.

The management group is supposed to be affordable housing meaning that they agree to withhold certain standards which they do not. The laundry has NEVER been cleaned or sanitized having feces in the machines. Work orders for repairs are ignored.

My housing is paid for through Veteran Housing services no portion owed by me. I have been bullied, ignored and harassed when holding the company accountable for plumbing issues or security concerns. None of the cameras work on the building and they do not recycle on ANY property.

Patrick chou is receiving grants and putting it into his pockets instead of his properties. If you lived on Madison Avenue accross from the park that building was full of carbon monoxide.

I bought a car brand new two years ago in November 24. My car was vandalized on the side of the building in the lot where the cameras are and no footage would be provided I filed a police report. O requested that signs were put up so that the entire neighborhood wouldn't park in our lot. It took 2 years for a sign and the same day it was placed and speaking to management a few HOURS later My car was TOWED, along with EVERY other tenant in the building.

The lot isn't paved or zoned for parking.

There has been multiple notices on the door from national grid for the entire building not a specific tenant.

They have been through FIVE property managers. They have tried to illegally increase my rent after I already signed a new lease and are currently trying to get me kicked out due to not wanting to fix any issues found by Albany Housing and Albany code.

If you are a student or new in town, steer clear they will lie abd take advantage of you. Very dishonest company.

Albany Management Group is the laziest and worst property management group I've ever had the displeasure of dealing with. In our 2 years leasing our apartment, we've gone through 14+ different managers because everyone kept getting fired for illegal practices or poor upper management. I'd specifically like to thank John who lied to us about the $50 monthly fee to park our car in our parking spot even though it was included. I'd like to thank Dennis for saying he'd hire pest control to fix the cockroach issue but "couldn't find the time" in the 1.5 months we were asking him to hire someone. To Tammy who would outright hang up on your calls if you wanted something to be fixed because she was "too busy" to deal with it.

If you are a college student, they will specifically target you because they think you are scared and won't know the laws and how they're taking advantage of you. If you have any utilities or items that should be working and you place a work order for it to be fixed, they will not fix it - they will just remove it! We didn't have a working electrical outlet for the back patio (the only one) and instead of fixing the electricity, they decided to cap it. When a light fixture didn't work, they didn't replace it - they just removed it entirely. They will argue with you on the phone where you need to keep calling them to get ANYTHING fixed. The apartment was supposed to move-in ready, but 7 months into our apartment we found out that none of our carbon monoxide detectors worked and we only found out once the city came to do their inspection because we were reporting smells of gas leaks. They were over a year expired.

Whoever they hire to do the handyman work - they often do it improperly which leads you to fix the issues yourself (which defeats the point of having a management company) Some doors were installed backwards. The fridge was installed so quickly the installation plastic wasn't even removed. The outside of the house was so dirty I cleaned one of the panels so you could see the difference. There is simply no pride to be found from the company in making sure the property is maintained to a respectable degree. Parts of the fridge were cracked upon move-in. (See pictures)

Additionally, all the other "5 star reviews" are fake as well. All of the accounts have "1 review" total. They are not real people. Do not trust those 5 star reviews!

Albany Management Group's negligence often features unhappy & combative employees, a shoddy property, and predatory business practices. AVOID at all costs.

Be wary, especially new apartment seekers. When we first applied, the PM said that the owner requested we security, first months and last months rent, I refused. I didn’t know that it was illegal then, but boy did they try to get that $!

Never received my security deposit back after having to break my lease (I was 8 months pregnant and they moved me into a known rat infested house). There are MUCH better and affordable homes in Albany. Students beware, my neighbors were students and living with worse rats than me.

A year later in a much safer and cleaner apartment (not managed by this company) and I still have trauma from the rat infestation. I have videos of them running out and about every single day. I had to use harsh chemicals to clean because of the infestation. It took the organization over a month to allow me to break my lease and they kept my deposit.

Edit to add: I broke my lease two months after moving in because of a mice infestation that the company KNEW about (hence why I was able to break my lease cleanly). The owners were in MAUI for a wedding when they supposedly tried to move me out (meaning they tried to move me into a different rat infested house, why would I trust another unit when you intentionally put me, and my family at risk). The hired pest control did their best but their last ditch effort when I was there was tossing traps behind the stove. Speaking of, when I moved the stove w the maintenance man, it was covered in rat feces. Note to first time renters, MOVE THE APPLIANCES.

Still haven’t received my security deposit back and they no longer even manage the property so yeah, the issue hasn’t been fixed, you just washed your hands.

SEEK MANAGEMENT ELSEWHERE!

Edit to address management: you 100% requested first, last and security, when we said we would go elsewhere you backpedaled and said you’d take only first and last (silly me, I didn’t know it at the time but what you were doing was illegal). You didn’t hire the best pest control company in Albany, you hired A pest control company. They would come out, see the holes in your basement, say they told you to fix it and two weeks later when you haven’t, they’d do the same thing again. No pressure on them to fix the issues since you kept bringing them back. I broke my lease because I was 9 months pregnant and ingesting heavy chemicals to clean the infested apartment you rented. You broke the lease because you know the infestation voided my warranty of habitability. I still have the google drive with all the rat photos and feces, and I never signed any agreement with you - not to mention your property manager ran away as soon as we did because she even knew how shady you were vacationing in Maui and leaving your tenants in infested homes.

Just recently moved in and Marissa has been an AMAZING help! She made our process so easy and enjoyable. She has answered all of our questions so quickly and always made herself accessible to us. Genuine and positive spirit! I definitely recommend asking for her when you call or go into the office. Everyone in the company has been so sweet and kind to us. Will definitely be recommending them to friends and family!
