We rented Elements for 2 years with Allied, and we are good tenants who never missed a payment at all, so our reviews are credible. And the only pros are Jeremy was friendly and helpful and the maintenance guy Jamey is a very hard working dude. That's about it!

Believe all the negative reviews you are reading here.. the owner runs this place like a scam
1) the ridiculously high cleaning fees when you move out is quoted of $325 per bedroom! We had it written in the lease that we won't be made to pay this fee if we cleaned the house. But obviously they don't honor legal documents. We cleaned it spotless before we left! The crooks still charged us $1300 for cleaning.. and they had the audacity to charge for painting the house?! We didn't have small children or pets and none of the walls were damaged! So you can see in the receipt below, they had NO INTENTIONS TO RETURN YOUR SAFETY DEPOSIT.. They charged for paints and painting labor and I don't understand why I should be responsible to pay for painting the walls. You can see in the pic that they made sure they won't be returning a single dime of your deposit.. they overcharge so that the balance will be ZERO.

You will NOT be getting any of the safety deposit back, so I guess there is no need to clean it like we did.. Many tenants were smart to leave it as dirty as they could and we were silly to clean it so well for them. Yes, there is a cockroach problem as others have said, and please only rent here if you don't care for your safety deposit..

2) The neighbors are the worst I've seen in Tuscaloosa, I lived in Forest trail and the Reserve in this town and this is the only place where crazy neighbors find it ok to play loud music on weeknights at 2am on a weekly basis.. Cops were called many times and they came to bang on your door to threaten you. Really nasty trashy people live here!

3) There was a leak in the structure of the house and it leaked into the walls in one of the bedrooms. They tried to patch it up when we moved in.. it's all damp and moldy but they just covered it up, but that room was unsafe to sleep in.

You have been warned. Good luck if you still want to live here!

WOW, just wow! If I could give Jeremy at Allied in Tuscaloosa 10 stars I would! He far exceeded my expectations, from our very first phone call and showing until move out day, he went above and beyond. Our entire 12 month lease he offered the same excellent customer service, regardless of the circumstance. Highly recommend Allied! Thank you Jeremy! Allied is lucky to have you on their team.

If i could leave zero stars I would. I stayed in one of their rentals for one year in 2023-2024. During my stay, there was an ongoing rat infestation before I moved in, my refrigerator stopped working, and maintenance was very slow or the maintenance man would drop off the product for me to do the job myself. Since I have moved out, there has been nonstop charges to my account of Allied trying to charge me for random mess that was not me. Now once it’s time for the security deposit to come back- I have been charged for the previous hole in the ceiling that was there when i moved in which i have photos to prove, a $650 cleaning fee whenever i took 2 days to clean the apartment- WHICH was never dirty, charges for smoke detectors that I never had a long with the fire extinguishers that were never provided. This place is a joke! Once I realized the place was infested with rats- which didn’t take long! It took maintence 2 months to get out to me and then I was given spray foam to cover the holes the rats had made. I’m sure it would have taken longer if i had not mentioned pest control was included on my lease. My mother has reached out to Jeremy and Kaci in the office and nobody cares. I have reached out to my lawyer to further discuss this with Clay. Just be prepared if you have already signed with Allied, & if you haven’t DONT!!!!!!!!!

Since you can’t respond to their response I will edit my review. I was a lease holder and moved out this summer the 2 times I posted a review I had to find a way to post my thoughts and my experience. I wonder why it won’t appear both times but it will from this account. With freedom of speech I have the rights to post my experience . Clearly allied doesn’t know theirs laws. I just want everyone not to get screwed like I did. I also feel part of the reason allied is giving me such excessive charges at are in addition to the ludacris charges in the lease. They know these are college kids who have graduated and now moving on so they want to bill them so they have to pay so as their 1st attempt at the real world after college their credit already is affected.
I will continue to repost this every day if need be because people need protected. Another thing I didn’t bring up they made me sign my portal 8 month lease in December until July. Which is fine but why 4 days later did a new lease magically get signed from a whole another year from July to July. I have a broker who has read over the entire lease and nit picked all the incorrect items plus all the excessive charges. I’m not the 1st and I’m not the last but this is not the end of me. All you do is hope to get money out of people who aren’t educated on landlord tenant law and just hoping to get the money but NO allied.

Please review their lease throughly. They have excessive cleaning charges that even if you leave the house spotless you get charged $350 per bedroom. So an automatic deduction of $1300 on a 4 bedroom no matter what. They don’t follow landlord law and don’t produce receipts or documents when with holding the full deposit plus requesting additional funds. Landlord tenant law states documents must be sent to tenant within 35 days and they waited almost 60 days. Excessive charges. $2000 to fix doors when you can go to Home Depot to buy the exact door for under $300. No way to communicate with anyone expect VIA text. Read all reviews they clearly say the same thing over and over. Their rebuttals all have attitude and have no real validity. Hope anyone who isn’t aware of landlord tenant laws I would say to please read up on them because it’s very helpful to know. Dont allow these type of Property management companies ruin the good ones out there.

My husband lived here while finishing his bachelors degree at Alabama.. it is not all it cracks up to be. Upon, finishing his lease we just received a bill with outrageous charges. As you will see in other reviews , they DONT fix anything you need beforehand or while living there so you have to overlook that… and then charge you for those things when moving out ..for their incompetence!! Charging tenants to paint the entire apartment and for gallons of paint, regardless if you cleaned it when you moved out or not. Or if your unit was never painted when you moved in. You DONT get your security deposit back and it covers nothing. (like how it should cover I don’t know.. painting apartments after you move out before new tenants move in..that apartment complexes are supposed to do regardless because they own the apartment ..not you) . And honestly other make believe charges probably to afford to pay the “maintenance worker that claim theyre SEVERELY underpaid which again, is why your stuff won’t get fixed but that should not be taken out on the tenants!!

The location is nice, parking is inadequate, rent is aggressively high to the point it is predatory. I stayed for two and a half years with no issue other than rent surging close to 30% of my original cost. They will eat your security deposit even with normal wear and tear. There are far better options and less predatory companies to lease from.

These people are so cheap they charge a fee for a ACH to pay the rent. Contract says they charge for AC filter and smoke detector batteries. Google nickel & dime and they come up. I've had paid rent for kids at UGA & Tech, have never dealt with people that are obsessed with squeezing every penny out of you.

Your response shows you don't listen. Whether my daughter moved in a day ago or 6 months ago is irrelevant. No one charges for a ACH. Mail a check from another state in inane suggestion, stamps aren't free and the post office is as reliable as the weather. As noted, I've dealt with other landlords in other college towns over the past decade, including Tuscaloosa. Our oldest went there. I've never experienced anything like your company

I had the best experience with this company and my agent with this company was Jeremy. He is very knowledgeable, rapid response and made everything flow seamlessly -highly recommend this company and their agent Jeremy. I wish I could give more than five stars.
