I recently fell victim to a scam that targets veterans and active military personnel. Despite presenting themselves as a legitimate organization, they deceived me into paying a fee after submitting my military identification.

Their gimmick claimed that veterans and active military personnel were exempt from payment, but this was a lie. After applying and paying, I waited a month only to be informed that my application was denied. With a credit score of 806, I was shocked and confused by the rejection.

It's clear that this organization is scamming people, taking advantage of those who serve or have served in the military. Their website and materials appear legitimate, but beware – it's a trap.

Worst management company I have ever dealt with. Now that I have seen how they docked my security deposit I can honestly and truthfully say this is by far the worst property management company. I rented a condo for one year in a nice neighborhood. It was a gated neighborhood. You would never think that the place had rats and yet, it had actual rats. And the management company? They said per the lease they would do nothing about it. They told me to hire my own pest control. The pest control didn't work- at all. It was a total hazard to my health. On top of this, the place was left in good condition and I paid 350 dollars to have the unit professionally cleaned. I took pictures of the entire unit which was spotless. There was minor painting that needed to be done as in a few spots where command strips damaged the paint. Somehow, they determined the floors were damaged (?). And this minor painting job costs them 650 dollars along with 200 for unspecified "flooring". There was no damaged flooring in the unit in which I have pictures of because I could tell when I left that this is the kind of people they are. I would never rent from Alpha again because I won't deal with being told over and over that they aren't responsible for health concerns at their own properties even after pest control fails. I also won't have people steal from me and these people are definitely shiesty.

We had dealt with Alpha Property Management in Greenville for 3 year while renting a home on Honeysuckle Drive. We put a great deal of elbow grease into the home and cleared the nonexistent landscaping around the home and added mulch and plants. We had someone come in and clear the overgrown 1 acre parcel and had multiple neighbors compliment us on the outward appearance from what it had been. I cut up a tree that had fallen across the driveway saving the homeowner the expense, replaced cheap toilet seats with ceramic ones and replaced the rusty nasty vents throughout the home. The counter tops looked like paint had been slopped all over with big dried paint puddles on top. I scraped up the nasty paint blotches and turned the counter tops into something nice and presentable, only to have our security check withheld $550 to have them painted over again. I have never been refused my entire security deposit from any landlord due to us leaving the residence better than we found it. I have called multiple times and left multiple voicemails but they won’t return my call. I failed to mention before we moved into the residence that the mildew smell of mold was strong and that I wanted the home checked for mold. Upon moving in the smell was still there and said the issue had been “addressed”. Well I found the black mold inside the walls of the laundry room after replaced the dryer wall plug in to an updated one. We felt with air scrubbers and mold remediation for weeks with no washer or dryer. Such a complete joke. I’ll add the before and after countertop finish that supposedly costed them $550 to “fix” since the white disgusting top was so much better than the finished black top I did. A few mold pictures included. If they would’ve just sent me my security deposit back in full this review wouldn’t have happened. They won’t even return my calls….

Hoping that this review helps any future tenants moving to the greater Greenville area.

My wife and I moved to Simpsonville (just outside Greenville) in October 2023. The process for getting into our town home went fairly smooth and I don't have any complaints regarding that. However, our move-out experience was the complete opposite.

Due to our work situation, we had to break our lease and move out of Simpsonville. Both my wife and I knew that there would most likely be some kind of fees or penalties for breaking our lease, which were understanding of. Originally planning on staying in the town home for potentially 2 years, we had decorated in multiple rooms with simple wall decor using nails. In the move-out instructions from Alpha though, you are instructed to not try and patch any holes made from nails or tacks. With that in mind, we did as instructed and left the town home untouched on any of the walls where we had placed decor. We were charged almost $1,000 for "repairs" to the town home to simply patch & paint multiple areas in the house. This is an absurd amount for simple touch-ups on a home that had easily the thinnest paint imaginable.

Aside from the ridiculous amount of "repairs" that were charged to our security deposit, the lack of communication from the Alpha team was beyond frustrating. After being told that our security deposit would be sent within 30 days, we did not receive it until almost 2 months later. And that was after I had to reach out multiple times for updates. The final cherry on top was when they told me that the security deposit was sent back in June but when we received the physical check, it was post-marked for August 5th. Blatantly lying via e-mail on top of the lack of proper communication pushed everything over the edge. Find another company to rent from if you can. Avoid the headache that you'll face with this company and their obvious distaste in providing quality customer service to you.

We paid over $100 for an application fee for our family to find a home. We were moving from out of state to the area and were recommended to Alpha Properties by a local. We submitted our application, paid the fees and were in direct contact with Megan Cothran. After a few promising emails back and forth, we had a good feeling we would find a home. Megan suddenly began ghosting us and finally, after numerous attempts to get an update, she claims the homeowner denied us. Fine. Their policy states our application would be good to put on another property, so we emailed her our second choice. Luckily, we found a beautiful home on our own because it's been almost a month and still no update from Megan. Either she is terrible at her job or this company is a scam. Either way, steer clear and dont waste your money on application fees. Not even sure they find anyone a home, seems like they are in the business of collecting fees only!

My wife and I rented from them for 3 years. We did a facetime tour of the property before putting in an application as we moved from out of state. If we would have done it in person, we would have never rented the place. The place wasn't cleaned very well the paint job was sloppy and the yard maintenance was a pain with how much overgrown weeds, vines and bushes there were. That is our mistake though but wanted to make that point to people who have to do the same thing to be aware that some things seemed to be avoided during the facetime. We had many problems with rodents and cockroaches upon moving in which not sure whose problem that was but it seemed like the owner/property management would just put Band-Aids over that and any maintenance request rather than actually fixing the problem long term. There seemed to be poor management/ training within the company. Some employees were very helpful and some were no help at all which is normal for many companies. I am not sure with communication why some things would take forever to get communicated back to us. When we would put in a maintenance request, some times it would take weeks to actually hear back and when we did hear back is what pretty much the owner or a vendor showing up without any heads up. I am not sure if it was because the owner wasn't getting back to them or what but you would think they would follow back up with you to keep you in touch. They hired some new people in 2024 which seemed to help a little with communication but I think they did that because they were taking on many more properties. I think if I didn't get in contact Sarah Sheehan in the beginning of our contract, I would probably give this company a 1. She was always responsive and helpful. Even able to get in contact with someone on her team to help out when I wouldn't hear back from other people. We did get majority of our security deposit back which was a plus after reading some horror stories on reviews.
