Worst apt property "management" I've ever dealt with. I left voice messages for various apt concerns with Leticia
the "secretary" at least 20 times. Never received a phone call back once! Shameful. Maintenance is neglected and often un-reachable. City of Wauwatosa kept mailing us tenants a monthly water utility bill (water was included in rent) because they didn't have an account sent up with the city. Very unprofessional!

I was at my apt for 2 years with Ambroselli, payed rent every month on time and still was treated with indifference. They didn't even get (not only mine but a few others as well) renewal leases delivered to us. WE had to call ourselves about obtaining one. Only reason I renewed was the convient neighborhood location.

Steer way clear from this incompetent "management" property company. They need to be fined or sued.

Please whatever you do don’t rent from them. They don’t care about you one bit. They kicked us out in the middle of the winter with a baby because they didn’t want to replace the carpet that smelled like dirty feet when we moved in. A disgrace of a place to rent from. You’ll regret it. We lived in the franksville apartments for reference. Our neighbors broke the lease rules many times with their dog, they would just let it outside and shut their door no leash or anything, yet are still living there. That dog has ran up on me holding my baby before barking aggressively. It did the same to multiple other tenants. Just don’t trust them. They are unfair to their tenants and never come to fix anything.

Messaged back and forth with Blanca Castañeda scheduling a showing to see one of the apartments she had available.. we agreed on a time and day and she never showed up. Texted her multiple times and she never responded to my messages either. This place let alone management has not changed one bit from 2 years ago when I tried to rent from them.

They do nothing anymore! I have placed numerous requests to have various things fixed or looked at and I get crickets. They allowed a dirty person to move in across the hall that brought roaches and 6 months later, we still have roaches. They are not using the correct sprays, they are not consistent with it. They are not treating all the units, just some. Things have gone downhill big time with Ambroselli Properties. They do not care about their tenants or their properties!

Update: Over a year later and there are still roaches, I have purchased my own sprays that are recommended by pest control and have managed to keep my own unit pretty much safe. I have only had 3 stragglers in my unit in a years time. But the rest of the building still has issues. I am the only one that keeps on them to come and spray and it's been over a month since they did. Guess they are done now. Once again reach out to have things fixed, like my sink that is coming lose from the wall and got no response. Words just cannot express how poorly they treat their tenants and buildings.

Would give zero stars if I could. My apartment door is broke and very difficult to open and close. I've put in numerous maintenance requests to fix and still not fixed with no response back. I would think this would be a huge safety concern but I guess not.

Letitia is extremely difficult to get a hold of for anything. Questions, maintenance requests, inquiring on getting the security deposit back. It was non stop calling to leave a voicemail or emailing with no reply. Rent was reasonable but the units are dated and maintenance repairs (if you can call them that) were done as cheap and quick as possible. Do not move into any building that is "managed" by Ambroselli Properties.

The apartment was nice, but management is horrible, they never reply to any messages or calls. if something in your apartment is damaged, they will not fix it unless you literally threaten to report them.

When i lived there they never fixed anything. I could never get ahold of anyone and they would only come when the problem would affect them e.g leaking sinks, water issues etc. If it only affects you they don't care. Thats why i moved out. I even thought about calling the news because i was paying rent for a place that was not maintained. I even talked to a lawyer and he told me if my apt wasn't maintained I don't have to pay my full rent until the problems are fixed but he said it would be a lot of court back and forth and it's risky because they can try to just evict me. I didn't even get my security deposit back because they said the carpet was bad. The carpet was bad when i moved in. Just a joke. Worst apt i ever had in my life. Stay far away from these apts owned by ambroselli. If you experience these issues talk to someone there's a lot of resources i wish i knew about. Good luck. - a former tenant
