My wife and I rented from American Horizon for 9 years!!! From the beginning, they were easy to get ahold of, quick with responses about the house and things that needed taken care of. AH was easy to communicate with. When you are renting that is so important. They communicated with the owners just as much! I’m so thankful for our experience with them. They really set the bar high. Stacey, was who was our property manager is so awesome. She was always kind, and worked quickly to fix anything if there was a problem. Stacey, thank you. We appreciate you and how much better you made our experience with American Horizon.

We’ve worked with this property manager for the last 9 years and only have the greatest praises to sing of their whole team, services, and process. Extremely professional, excellent communicators, and really great value for all they provide. It was a no-brainer to partner with them for our time as landlords and we were so grateful to have them through all of our needs, tenant placement, turnover, etc. They have a really streamlined process and let us be as involved or removed as we are comfortable with. On January 31, 2025, I reached out to American Horizon Property Management to inquire about tenant placement services for a property we just bought in Roseville, CA.

Robert Bussell who is the Broker/President of American Horizon answered the phone.

Robert asked a couple questions and then made some "interesting" observations about Section 8 voucher holders. His information seemed off so I asked further and he must've realized what he said was not accurate. Robert hesitated commenting further on Section 8 by saying "You don't work for us. We're not business partners so I suggest you do your own research".

He asked about 6 questions about our condo and confirmed "Ok, good" for each answer and spoke about how nice our property is.

Then in an awkward turn, he abruptly said "Yeah we wouldn't be a good fit." and in a very effeminate squeaking tone Robert said "Hmmph... byeeeeeee" and hung up the phone. I wondered what just happened. I called back but my call was ignored.

So maybe this was a blessing in disguise. If the President of this company was this weird and robotically dismissive, how would American Horizon Property treat my future tenant(s)? The answer is they'd be fired on day one.

Stacey is a wonderful property manager. There is not a problem she wasn't able to solve for me or give me advice on. She has handled our tenants for years, the good and bad. I appreciate her and everyone at this company for everything that they do. We have worked with different property companies in the past, this is the best in the entire city.

Horrible Management Company do not use them. The owner Robert was very unprofessional. We hired him because we relocated out of the county and we thought we were in good hands. Not only did he coach the tenant in how to break his lease early but gave them all thier deposit back without speaking to us. He also took 2500 from us when we wanted to terminate our contract with him because of how unprofessional and horrible he was! Do not use you will get burned.

Robert your response shows how unprofessional you really are and the reason we left your company. I didn’t leave my previous manager it was a friend and I couldn’t burden her any longer to manage my home. Your lies and improper managing of our home is the reason we left you. We now have a very professional Management company for the last 2 years. So happy with them and their professionalism. If anyone is looking please call them. Park Glen Management you won’t regret it.
I won’t waste my time responding to your nonsense Robert grow up. Also it took this Horizon Property Management 7 months to respond to my review? Another example of his lack of professionalism he was always hard to get a hold of when you had to talk to him in regard to any issues. I had tenants complain about his management that he would hire family to do the maintenance work around the house and they would do a horrible job. Nothing else to say. I’ve moved on Robert respectfully so should you.

Pretty disappointed with the customer service, well lack thereof.

We saw an available property and completed an application, several days went by and we didn’t hear anything so I called the office. Stacy was very nice when answering and explained there was one applicant ahead of us, they were supposed to be bringing by their deposit that afternoon. She explained if they didn’t show she would move forward processing our application if they did show she could transfer our application to a comparable property or refund the app fees if there wasn’t a comparable one. All sounded super reasonable and I hung up feeling very encouraged by our conversation. But that’s where it ends..I called back the following morning as discussed, anxious to know if the other people showed but I got no response - I’m thinking no biggie maybe they were busy.

I called back the next day and still no response. I left a voicemail. It was the weird 4th of July work week so I thought maybe the office is closed no biggie call back after the holiday. I called back after and left a message and filled out an inquiry online. Still no response. I’m thinking okay maybe they closed all week for the 4th I’ll wait until next week to hear back. Monday, Tuesday, Wednesday, all week comes and goes with no response to my several calls, voicemails, and messages.

Very discouraging that my time was wasted and no one could be bothered to respond. It takes less then a minute to call or message and say “I’m sorry the property is no longer available”

Complete lack of communication shows they don’t care about people’s time! Taking people’s application fees then having NO communication with them regarding the application means they don’t care about people’s money!

In the time it took me to wait for a response we were able to tour another property, actually get a call back, and sign a lease somewhere else.

I would have loved to rent to from American Horizon Property Management but they only seemed interested in collecting our $100 app fee then ghosting us. I saw another person mention not receiving a call back, perhaps they can use all the application fees they collect to hire Stacy an assistant that will answer the phone.

Don’t waste your time, there are so many property management companies in the area, find one that values your time and money and has the courtesy to return messages.

I’ve rented many homes in my lifetime and American Horizon was the best experience hands down! Robert made it very easy from the very beginning! and at move out! I wish they had locations nationwide because they handle helping people move a great experience not like most properly management companies do. I would definitely refer this company and Robert to help anyone with their move! 5 stars isn’t enough! I will definitely miss the professionalism of this company.
