I rented a single-family home in Puyallup through Steady Property Management for 2 years. I can say that they were fine as a rental property management and things went smoothly for the 2 years, BUT I will also tell you that they will nickle and dime you into bankruptcy when you move out. Yes, we had a family with small children so some of the charges were legit, but I have moved out of a few homes before and felt confident that we were leaving this home in nearly the same condition as when we moved in. Like I said, some charges were justified, but the ones that upset me for example were I missed 3 light bulbs that needed to replaced=$90, I hosed down the front patio and front of the house, I thought it looked fine, but apparently they needed to power wash it, so I was charged for that, I was given a yard that had been beat up by the previous owner's dogs (no sprinkler system), and they charged me a few hundred dollars to upgrade the yard and add sprinkler system, their handyman had extreme charges for very small jobs, like 'touch-up paint', I could not believe they charged me over $3000 in total for very minimal things and some of the charges I felt were just part of regular maintenance to a home, not things the renter should be charged for. I could go on and on, but the bottom line is they will upgrade their homes on your expense, so be prepared when you move out!

They do their job but the people scheduling work and responding put zero effort in, claim they have called us to let us know landscapers etc are coming but never do. It took 7 estimates to hire a landscaper because the person calling them had no idea what type of company to call for the job and every person that showed up didn’t know what they had been called for and didn’t do large tree removal. Overall they respond to communication well but never seem to have any clue what is going on with the property they manage.

Juanita goes above and beyond any property manager I have ever seen for her tenants and is an amazing human being. We will definitely continue the longevity we already have with this company.

Steady property management out of Milton Washington was one of the only agencies that had properties for rent for a very good price and was willing to take a chance on me seeing as I don’t have the best credit and or record to be honest. I will always recommend SPM to friends and acquaintances. If you are so lucky to get a chance to meet Mrs Juanita Duncan, you will be very pleased to find she is very professional, handles all problems promptly and is very nice. I have truly enjoyed talking a working with Juanita. She has been extremely knowledgeable about ESA laws and my rights. Not only that but even though my S-8 worker was helpful I couldn't get my inspection pass due to no fault of Juanita or their company , she NEVER made me feel less than, unappreciated, or bad. If you are looking for a place to call home she is your go to lady!! She not only responded in a timely manner but was very respectful (even though I may have not been at times due to the stress of moving) and helpful 😀. I know she will do the same for YOU!!

We use Steady Property Management for a rental house that we own in another state. It is a great arrangement for us since it takes the stress out of owning rental property. They found renters with good credit within a month. We are provided with monthly reports that detail all expenses and revenue. All associated documents (invoices, rental agreements, etc.) are accessible on their website. We would highly recommend their service.

Steady has been fantastic. I own a significant number of rental properties and have utilized related services over a 20 year history. They're consistent, very responsive, involved, focused and reasonable. It feels professional but doesn't lack the personal nature you need to manage the reality of each rental/tenant being variable. Long and short, I feel fortunate to have come across Steady Property Management and would highly recommend them to anyone in the area.

For clarity, I have used three different property management groups, and could only recommend SPM. In fact, I'm going through the painful process of needing to reclaim a group of rentals from a less capable Property Management Group. Do yourself a favor and use Steady.
