We lived at an ADPM townhouse for about two years.

ADPM was always super responsive - Cassie was great to work with! When we moved in, the place wasn’t spotless and she made note of that to ensure it would not impact the deposit. We did deep clean the place - much cleaner than when we moved in, but left a few spots of peeled paint from command strips and a few nail holes in the walls. We still received our full deposit (including pet deposit) back, which was an unexpected delight based on previous renting experiences.

ADPM and the property were wonderful, but maintenance was not the most responsive - similar to other companies I’ve rented from. The dryer was malfunctioning when we moved in; it took a few requests before someone came out, and the issue was still not fixed. One day while doing laundry, my boyfriend turned on the dryer and an arc of electricity shot out from the electronic panel. Luckily he was not injured, but it flipped the breaker for the all 4 units and we had to reset the outside breaker! They did get a new washer/dryer installed after that. Our other maintenance issue was the bathroom fan. The motor was going out and making awful noises, so it was removed by maintenance for repairs, but not returned for nearly a year. We just put a box fan in the window in the meantime so it wasn’t a huge deal, but showers got chilly in the winter with the window open. I would encourage ADPM to reevaluate their maintenance procedures and contractors.

Despite the maintenance issues, ADPM is easily the best rental company I’ve rented from - I recommend them to anyone I know looking for a rental!

Very unprofessional with maintenance. Lived here 5 years and the back door doesn't fit on the frame and of course they are trying to blame me for it. Black mold on it and cracking and they wanna use apoxy paint to fix it. What a joke🙄. I will not pay rent until fixed which they also raised the rent 100 dollars as of January 2024.

From the first phone call to showing the property Associated Daybreak have been nothing but helpful and made the process easy. I've spent hundreds of dollars in applications fees going thru many other companies. Wish I would of started here first. I would highly recommend.

Really Nice Properties.But Maintenance sucks I had a hole family of rats in one of the houses I rented from ADP && it took about 4 phone calls to get them to send someone.
(They still had the nerve to say it was rat session)
At a different property also from ADP the apartment had no spring sets Throw out the 3bed apt
1st month of July for the hole month the Ac did not work.
It was so freakin hot. With in the 2nd month my bathroom was
leaking water from the bathroom upstairs && it took them about 5 weeks to stop the leaking && 9 months to actually send a street handy man to cover up the hole.
They are really shady!!
The rat house deposit was $500 & I was returned $250 witch I was ok with since I was moving on to another property of theirs
The Nob Hill Apartment deposit Was $800 & I was only returned $350
Their rent prices are not worth it!

Word of advice for Y’all ....Just don’t Expect to get your Deposit back!
