Choosing Atlas was the worst mistake I ever made in managing my 6 unit apartment building in DC. Their management model is to try to get everything for the property automated. But there's no human touch. When anything comes up out of the ordinary, which it always does when managing a property, they just don't deal with it. It takes days and sometimes weeks to get a response to an email. Managers don't visit the property. And when they do, they won't touch anything. They'll insist on calling a contractor to adjust a light timer or change a light bulb. Something's seriously wrong with this company's culture and operations. I would give them zero stars if I could.

If I could give Atlas Lane zero stars, I would. My experience with this property management company has been nothing short of a disaster. They began as an ill-conceived attempt to "revolutionize" property management using AI, pouring money into a defunct concept that never truly worked. While they were fortunate to have a few stellar team members, like Dan Kelly and Matt, who worked tirelessly to keep the company afloat, it’s clear the foundation was flawed from the start. Even the CEO seems to have fled this dumpster fire, leaving tenants and landlords to deal with the aftermath of poor planning and execution.

As a tenant, I’ve encountered unprofessionalism, unanswered emails, and blatant disregard for basic tenant rights. Despite repeated requests to address a broken washer in my unit, I’ve been met with excuses, delays, and outright dismissiveness. Their maintenance system is chaotic, with requests ignored or unresolved—even as I emphasized the risk of property damage.

To make matters worse, they don’t even seem to have an accurate copy of my lease on file, which violates D.C. tenant laws requiring landlords to provide up-to-date agreements. Instead of solutions, I was left with criticism for troubleshooting on my own and an absurd suggestion that tenants are somehow responsible for scheduling and paying for essential repairs.

If you’re a tenant or property owner, do yourself a favor: avoid this company at all costs. Atlas Lane is a failed experiment masquerading as a property management company, more focused on tech gimmicks and lofty ideas than on providing actual service.

An incredible lack of communication from the office staff to tenants. As others have said, Dan was great, Bri was awful, and I only found out she's not with the company anymore after trying to contact her with a question. Now trying to find out who my new point of contact is has been a nightmare, I've been calling and leaving messages for a week now, and no one will return my calls, and idk if they've just raised my rent or not. I will never live at an Atlas Lane property again - they've clearly gone downhill in the almost 3 years I've dealt with them.

An update - the property has had unremediated rat burrows on the property for months. The property manager has not retained a pest control company to fix the issue after the first one wouldnt provide a quote for remediation. The other open ticket for water coming in up through the floor when it rains has not been scheduled for follow-up, nor has the property manager provided any instruction or next steps on how to get the problem fixed. To be clear, they're dragging their feet or just not responding to trouble tickets for rats, and for repeated water damage from the rain. The property manager assigned, Bryan, doesn't respond to messages through PropertyMeld (the maintenance portal), nor does he respond to text messages. Now he's not answering the phone at all. Truly disappointing. It shouldn't be this difficult to have a habitable living space. Would recommend future tenants steer clear.

Another update, because they still can't get it together. Would advise any current tenants to only have one maintenance ticket open at a time if you want it to be addressed. The abilities to multi-task or be proactive when problem-solving are seemingly discouraged at Atlas Lane, so be sure to quit your full time job, as your new one will be requesting updates on tickets you opened months ago!! Theyll let your tickets languish until the home you're renting is in disrepair and you can't justify spending money to live in a rodent infested, crumbling apart home. At which point theyll jack the rent up, not fix anything, move in new unsuspecting tenants, rinse and repeat.

At first, my experience with Atlas Lane was a little bumpy, but after Kelly took over, things became better. It feels like we're back to the amazing level we used to expect from them when the service much improved. The staff is now really accommodating and responsive, which is a major change!!

This is by far the worst leasing management company I’ve ever dealt with in my life. I’m not yet fully convinced that they are a legitimate business. Listen to all of these one-star reviews, because they are all true!

Everything went downhill when Atlas Lane took over my rental property around two years ago. While Dan was originally responsive to my inquiries, the company has essentially ghosted me since his departure on all issues, from maintenance requests to signing new tenants. Earlier this year, my unit experienced a sudden issue with the breakers that resulted in a partial loss of power across the apartment, posing a potentially significant safety concern. No one responded to my multiple emails and phone calls for days, until I finally threatened legal action. Other tenants in neighboring apartments experienced similar ghosting experiences from Atlas Lane as they dealt with a mice infestation.

Vacating this unit was also a nightmare. I provided my move-out date over two months in advance to Atlas Lane. They refused to acknowledge that I ever moved out, without any sign that they would return my security deposit. Despite finding a new tenant to take over my lease, they refused to approve or send her the new lease until weeks later; by then, she had already lost interest in the unit.

I don’t care how perfect the property is; if Atlas Lane manages it, I’m steering clear. You should, too.

I have been using Atlas Lane for some time now, and I must say things were so much better after Kelly took over! It appears that the service has returned to the high caliber that we have been accustomed to. Very informative and quick to respond to my questions!!!

OWNERS AND TENANTS BEWARE. I would give Atlas Lane zero stars if I could. When I signed the lease to move into a unit and now, as I am trying to end my lease, Atlas Lane has been the most incompetent property management company I ever experienced. I emailed Sam, Kelly, and Leslie one month in advance to let them know I would be moving out of the unit...no one has acknowledged my emails. Phone calls to the office are useless, as property managers are never "available" to discuss issues, and leaving a message for an employee to return a call is futile. I am one day away from moving out of my unit, and Atlas Lane has still not acknowledged that I am vacating. Moreover, there is no information on how they will return my security deposit. Given the lack of communication, I already contacted the DC Office of Tenant Advocate and plan to take legal action if I do not receive my deposit in a timely fashion.

For owners: I found tenants to take over my unit and connected them to Atlas Lane. The tenants applied for the apartment over three weeks ago and plan to move in within days...Atlas Lane has still not approved their application or sent them a lease to sign. Despite the company not needing to find replacement tenants and simply send the tenants a lease to finalize, Atlas Lane is incapable of doing so. It's as if they don't want to fill the unit and make money.

I know property management companies often have bad reputations, but Atlas Lane's is well-deserved. I would steer clear of renting from them or trusting them to manage your property.
