We had two amazing years living in this community and would have stayed longer if we hadn’t had to move out of the area.

The absolute highlight of this place is its proximity to the Coal Creek Trail. Just steps from your back door, you’re transported to a serene walking path with winding bridges and creeks. We walked it almost every day, and it was a huge part of why we loved living here.

The leasing office staff was friendly, and maintenance was always prompt. We worked often with Victor. You will see a lot of positive reviews about maintance, and they are very well deserved. When we moved out, we opted for the ā€œclean sweepā€ service (forfeiting about $200 of our deposit), and it was worth every penny. We didn’t have any extra charges, though your experience may vary—we didn’t have pets, kids, or wear shoes on the carpet!

Another huge plus was the gym.

That said, there are a few things to consider. Parking is very limited—you’re allowed one parking spot per bedroom (e.g., one spot for a one-bedroom apartment), and you have to pay a monthly fee for it. There’s a nearby street for additional parking, but it’s a bit of a walk. The trash chutes tend to fill up on weekends, so you may occasionally need to take a trip to the main dumpster. Finally, the pool is only open in late spring and summer, and it gets very busy during those months (but who really wants to swim in the winter anyways)

I want to start by saying the maintenance team has been awesome, especially Victor Arenas. He has always been attentive, and proactive about helping us with whatever comes up, and he even makes suggestions for what we can submit tickets for with a genuine urge to help.

Otherwise, the experience has been a mixed bag with the community itself. The gate to our parking area has only worked for greater than three days twice in the more than year and a half since we moved in. And when it DOES work, we are now supposed to pull out our cell phone and open an app while driving to open the gate Makes no sense.. I don’t touch my phone while driving and everyone else should do the same. I confirmed this their intent when I asked for a new battery for my push-button remote for the gate and they stated they didn’t have any more since we should be using our phone.

Also, we have been looking at the same exact broken light fixtures around the community since we moved in. There’s one near us that they put a cone on to protect or mark (I guess), and over 18 months later the same cone is sitting on the same broken light fixture except now it’s completely sun bleached.

The townhome itself has been good. We’ve been battling with the heating/cooling system without a proper fix yet, the garage fan turns on if we step too hard on the stairs (and is incredibly loud), and the washer/dryer combo that’s provided is AWFUL. If you have drawstrings on an article of clothing put it in a bag or the dryer will twist it into oblivion.

Overall an okay experience, but if anything it reminded me that an apartment community is still just an apartment community, no matter how expensive.

We are so appreciative of the amazing customer service, response time, and speedy welcoming into our new home by Baha and the Avalon team.

Baha really helped in moving us into our beautiful unit. We are completely in love with this very private feeling community. It’s perfect for our little family of three. And whatever our unit needed, Baha provided excellent service and his effort felt incredibly genuine. We are very grateful to be living in such a lovely complex.

We have lived in the townhomes for a year now and we have had the best customer service with our maintenance focal Victor. He is extremely friendly and always willing to help. He has a proactive approach to maintenance. He’s reliable, communicates well, and keeps safety a top priority for the apartment community. Overall, a valuable asset to the maintenance team and to the community.

After living here for a few years, I can confidently say the juice isn’t worth the squeeze. The complex is overpriced—my unit once jumped $1000 in a single year.

Car break ins, a shooting, package left the usual.

My biggest frustration is the mandatory Latch system, which forces reliance on smartphones or memorizing random codes just to enter our homes—essentially, a house key with unnecessary extra steps. It’s impractical, especially for families.

Avalon insists on using Latch but denies residents full access by not readily providing key cards, except in special ā€˜medically necessary’ circumstances. Don’t forget your phone when checking mail or taking out trash, and heaven forbid you’re stressed and suddenly blank on your random code. Honestly, I’m genuinely concerned about how the property would handle emergencies or natural disasters—it’s unsettling to think a hotel feels safer than my own home.

When I contacted Latch directly, they implied the property might just be unwilling to cover additional costs of key cards. Of course, the property management blames Latch and their own policies, so it’s impossible to know who’s really accountable. Feels like a huge lawsuit waiting to happen. I for one don’t want a blue tooth device locking me out of my home especially if there was an emergency. My god.

The high turnover rate here probably speaks volumes. The community has incredible potential, but it feels as if management struggles to communicate effectively, missing out on the win/win scenarios that are totally achievable.

On a positive note, maintenance has always been wonderful, friendly, and helpful—they definitely deserve credit.

But overall, I’d say consider carefully before moving here.

I’ve lived in the townhomes for about 1 year and have no complaints. The maintenance here is great as well. Specifically Jose G. who helped me with a couple of issues with light bulb replacement and broken dryer. Very quick service and communicative regarding updates

Community space including 24h/7d gym is always clean and nice. Tyler and his maintenance team come fix anything in my room right after my requests. I enjoy the walkability to stores, cafes, restaurants and the school bus stop in front of the building too. Now, I cannot wait for the summer time when the pool is opening.

Really good experience with the community especially the maintenance team - Victor is great! Friendly, professional, and reliable.

One piece of advice tho, is I noticed that the newly implemented latch system is not the most accommodating for the elder living in the apartment. Would be nice if the leasing office can provide some accommodation for those who are not familiar with smart phone.
