Trash valet refuse to take garbage out has let it gotten worst on each floor, when calling corporate office they don’t bother calling the tenants back because they don’t want to deal with certain situations rather than collect your rent money that a certain percentage goes to the CEO they make percentage profits out of rent. Going back to the trash valet, the gentlemen called out and didn’t want to do his job and we as all tenants pay to have these services taken care of.

I’m inclined to not pay for this service and take it out myself. Managers at this facility isn’t rectifying the situation and tossing it under the rug. This is photo taken at 11:00-11:08pm and no one arrived for trash pick up because the App said, “ services are interrupted”. Also, this assistant manager Christina does nothing to make sure apartments are running as they should on the weekends yet she lives on site but doesn’t want to do any of the work that she is not responsible for. Christina is very rude and shows no respect, she does not care about her job except sit in the leasing office sit on her phone while other people are working. If trash gets worst, the company or CEO should get another trash compactor to mitigate these issues instead of getting worst. The company should install cameras to see who is throwing away metal material and clogging the compactor and not allowing residents to throw away garbage.

They changed ownership, owe me money and they don’t want to be responsible at all.

I usually don't leave bad reviews anywhere, I always try to be positive about experiences even when I haven't had one. But if you want an honest review, here you go.

Don't move into this complex! Aura Crown Centre now called Cortland at Castle Hills. Save yourselves time and money and don't step foot in this place.

I suffer from Asthma and I had a cough for 2 weeks that was not cured with absolutely anything I was taking, the entire apartment was flooded with water, due to the heavy rains, I filed a complaint trying to find a solution, because I understand that Bad things happen, they entered the apartment and without warning they moved all my belongings, they broke the entire wall of the room, the bathroom, they installed some fans that made a NOISE that did not let me sleep, I had to take out the mattress and literally sleep in the living room Due to the MOLD and the musty smell of the entire room, no one at least offered to give us another apartment, I was assisted by a lady who is the worst thing I have ever met in customer service, who if I take a seat for 1 hour she does not attend to me, They treat you like you are bothering them when you are paying $1900 dollars a month. How can you pay this amount of money and still have the apartment full of water and mold?

They disconnected the bathroom sink, all the water pouring everywhere.

In addition, the carpet in the room and the closet were completely wet, every morning you felt the water on all the carpets, my mattress was damaged because of the smell of mold.

The maintenance lady tells me while we fix the apartment you can sleep on the furniture (sarcasm and a horrible lack of empathy).

All the hallways smell like weed from the moment you walk out in the morning.

Please someone pay me my money!!!

Oh my goodness.. to start I want to say I am not one to criticize or address issues that could influence others opinion at all. In fact, I usually well, if I’m ever asked, will say that my favorite part is the super kind maintenance gentleman, and the incredibly hard-working grounds keeper and the few employees who seem to care, or I could even say notice - I began to wonder about our inspection and started to think what if it was in reverse? What if we were able to do the same ?
do the right thing and hope that my landlord or property management company takes their side of the lease with me as seriously as my side, because at this rate, I am contemplating breaking by going the legal route only because I think that what you are letting happen is really, really sad,
And being aware, (referred to my photos sent in July compared to the photo that was taken today and the email I sent today giving a heads up. )We have the same woman coming into our building nearly every single night. Captured on video and yet there still is nothing done. I have called the police, there are several several open police reports, she just comes back. I feel that it is awful to portray such “high quality amenities and features“ when all you have to do is go down the stairwell, as far as you can go and see for yourself. It is ridiculous that this greedy and careless management company.

This company is so unprofessional and shady.

I am being charged for a full carpet replacement of my unit, due to "pet damage" they are claiming. It was like pulling teeth even trying to get them to provide photos or invoices to support this, even though I provided my own. They reminded me multiple times they "aren't obligated" to provide this, which is already a red flag. They only sent me the photos after I wrote a review of the property. Of the photos they provided, there is maybe one visible stain that I think would warrant the replacement in that specific room, the rest are visible once the carpet is pulled up.

The invoice they provided me shows they charged me more than they paid for the replacement, which I pointed out and they brought down to the amount of the invoice. I am now being charged 100% of the replacement, however I know the carpet was not new when I moved in. I know this because there were already stains upon my move in, which I noted in my move in checklist. I have no way of knowing all the stains below the surface occurred during my residency. Therefore, per NV law AND my lease agreement, I should be charged a prorated amount based on the age of the carpet.

I asked a few times for information on why they are choosing to charge me in full, which they ignored. I then provided the screenshot of my lease that supports me not being liable for the full amount, at which point Bryan from billing calls me. He lets me know he will not be communicating with me via email anymore, and if I have more questions I can call him. SKETCHY.

I told him I need proof of the last replacement to ensure I am being charged correctly, especially as they already made one mistake. He told me he is not obligated to provide this, which I then referred back to what my lease says. He said this only accounts for wear and tear (which makes no sense, as you aren't charged for wear and tear). He then finally agreed to get information on the last replacement, but will only give me this information over the phone, which will prove absolutely nothing.

He said he's already gone back and fourth with me too much and much more than they typically do, as if he's doing me some big favor (it's been 2 weeks since I moved out and about a week since I got my bill). I know what I am requesting is completely reasonable. And this would all be resolved if you offered the proof up front and did not make me follow up and provide screenshots of my lease/state laws in order to get it.

He is basically saying I am SOL and I can fight with collections, which I plan to, but what a scummy company. And I can see from all the other reviews that my experience is not unique.

I love my apartment and apartment complex, but avenue 5 doesn’t allow my apartment manger to make appropriate changes that NEED to be done. I moved in with a nasty fridge and freezer. The fridge has broken pieces, rust in the freezer. All they could say was “the fridge works right? So upper management won’t let me replace it. But I can get you a new crisper draw”. The master bath has a nasty looking stopper which we are awaiting replacement. And to top it off, I have cleaned my floors so many times, yet our feet still turn black. So far my move in has been unpleasant. And the microwave is from the 90s. Makes a scary sound when cooking. But I know if I ask for a new one I’ll be told “it still works right?”

Update: they replied and when you email them they never respond lol. And they’ve switched the online payment portal after only using it for one month. So this is the third time changing it. and shut down rentcafe so I can’t request maintenance or pest control. Rent is due in a week and nothing is working. (:

They refused to give me back my deposit after I left a pristine apartment claiming they had to have the carpet cleaned. I recorded a video to prove it. They promised to send vendor invoices for the carpet cleaning, but then disappeared. Literally stopped answering emails. I wrote off the $300 as it just wasn't worth my time. Then I get a charge off for $78!!! This also isn't worth my time, so I offered to pay it off just to remove it from my credit, and they won't take my money!!! They told me to call a different number but that's disconnected! Then some guy named Bruce or Brian at Avenue 5, who gave me the number, just kept interrupting me: "They've had the number for 10 years. Just keep calling!" Unbelievable. What a joke this company is.

I don't recommend it. My apartment had rats in the air conditioning even though I paid for pest control. I kept my place clean, but many of my neighbors didn't. When I moved out, I waited for the refund and didn't receive it. I had to send a letter asking to receive it. And after I think 2 years, I discovered that I "owed" them even though I received the deposit insurance. They insist on saying that they charged me as soon as I moved out, but I only received these charges this year. But they say they charged me before, I don't know why. So I don't recommend it. Your name will be in a credit dispute and you will be harmed.

This is for their property mountain park ranch - Gated community yet the gates never work and it’s hard to drive in and out or your property. Nice pools that are never clean and are constantly closed due to filth. Can’t work from home due to consta water shut offs. We have had 10 water shut offs all lasting more than 3hrs. Dog dispensers over flowing with feces that last days. People just leave the bags on the floor since the waste cans don’t get emptied often. Parking lots have wholes due to the water leaks hard to drive to get to your apartment. Pools also closed due to people letting dogs poop in them. The whole upkeep on the property is terrible and isn’t luxury at all it horrible. No one picks up after their dog, they see no point when the cans are not emptied. There are cigarette butts everywhere even though it’s supposed to be a “non-smoking property” The maintenance manager is unprofessional, no follow up or accountability. When you expose him he is rude. Just like both the managers in the office. They deceive you to purposely be late on your notice to then milk you for more money, they put a date on the renewal paperwork that tricks you into missing the 60 day date . I personally emailed Veronica Causes who in an email says she put me on notice when she never did. Her own staff had to tell me 30 days after she confirmed she put me on notice that she indeed never did.. Then they want to make me pay for her mistake? Think about this when you think about renting here. You have an assistant manager that misleads you and hope you don’t submit your notice on time so they can charge you more. You can read the property managers reviews they all say the same character runs in the office. Maintenance will leave trash behind during their service requests. You can’t enjoy the pools because they are always closed. You can’t enjoy your home because of the water shut offs, can’t walk the property without smelling dog shit everywhere. Don’t waste $1710 on rent on a luxury property that provides no luxury or customer service what so ever. Don’t bother to call the office they won’t answer and don’t call you back.
