I wish there was an option of zero stars. I have so much to say about this place. It was a living nightmare that we thought we could never get out of. Iām just thankful that we were able to get out of there.
Communication: it absolutely SUCKS. Itās very hard to get anyone on the phone, catch someone at the office, and get responses in emails. Youād be considering yourself lucky if you are ever able to get a hold of someone. So you best hope you donāt need to get a hold of someone while living there.
Fees: you pay $30 for cornhole and a pool. They canāt bother adding a gym, a pool table, or literally anything while other places charges $10 for literally everything. Their office is half smaller size than a 1 bedroom unit. Be prepared to be charged over $700 than what your rent originally is. We got charged over $700 every month. The reason why we even moved here is to save money, instead we drained all of our money because of them.
Maintenance: my ac broke so I called in for a maintenance. The first time they never came by but said they did. Second time, I wasnāt home so I spoke to him through my doorbell camera. He asks to come in without me there and I told him I needed to be home because my dog does not like men. He says as I quote ājust let me in itāll be fine.ā It took literally 10 minutes of saying no in order for him to leave. Then finally 2 weeks later, he fixed the ac. A week later, it broke again and then he refused to fix it. I have gone almost a month without ac and it has been in the 90s outside and I have dogs. I was constantly worried about their safety.
Their entry and exit gate doesnāt even work. Itās always open 24/7. So much for our safety. The parking is absolutely horrible. Youāre constantly fighting for your parking spot. Their garages are so small that you canāt even open the drivers door all the way and you have to get out, open the garage, get back in your car then park. They donāt even give you a remote for it. Per the Texas property state law, all sliding doors are required to have a security bar/pin. We did not have one and we have tried bringing this up to the staff, They didnāt even care.
They gave us a discount when we moved in, then tried to charge us because we werenāt supposed to have a discount 6 months later. We just had found out that we were supposed to be paying back the concession fee. We never got a notice when to pay it by and then 2 days later, we got a notice to vacant. The leasing office tried to come into my unit without notice. Luckily the deadbolt was locked. Thank goodness that we were already moving out before the required to move out. In the lease agreement it said they are not to charge us a concession fee yet they still did.
They tried to accuse us of not picking up dog poop at the dog park but we havenāt even been there. People are always hogging the dog park so we never got the chance to.
Their policy on breaking the lease is ridiculous. You are required to pay $4600 within 24 hours of notice. Who can even come up with $4600 within 24 hours and if you donāt pay that within 24 hours, they will charge you a $2000 reletting fee on top of that while paying $3000 in rent.
If you want a nice place to live and also save money, this isnāt the place. I advise you, go somewhere else. This isnāt worth your money. We are just so thankful to finally be able to get out of there and we will NEVER look back.

No. Just no. Stayed a year, seen mice droppings and had to leave. Mice, black widows, and scorpions are a consistent issue at this property. Feared for my child and dogs. All the āsmartā technology you pay for is not worth it. Constant electrical and flooding issues. Seems that the ownership built these quickly and cheaply, but charging up. Guess you have to have an ROI by any means right? Inconsistent management team. Not the employees fault. Good people stay where they are treated best. Poor communication. If you tried calling and couldnāt get anyone, that doesnāt change as a resident. Dog park not clean, owners donāt pickup after their pets. Pet waste even in the residents front yards. Parking is atrocious. Either pay for a garage or a carport or try to find an open spot. Open parking is slim to none. Never received a gate clicker due to ānot having any availableā which you would think they would have at least 1-2 per unit but nope. I hope everyone else has a better experience than I did. Really loved the place at first and hope that it changes and gets better. The residents are what make the community. Be blessed.

have lived here for almost 2 years now. This specific property has been through so many general management changes that have been for the worse and better. The one thing that hasnāt changed in the while and has been the most consistent is the ACM, Jasmine Nichols. Jasmine has been an open door and listening ear for all of the problems that have been fixed quickly and swiftly under her management. I was able to go to her about concerns with the property, rent, etc and she was very quick to fix every problem while also maintaining a professional and happy demeanor. I love her personality and glad to have someone in the office that actually cares about residents along with maintaining professionalism and making sure that she is logging when I need support in making payments. If it wasnāt for her, I wouldnāt have renewed my lease or even be in the same unit I am currently in.
One thing that has changed recently for the worst is the new account manager, Barbara. Ever since they have put this assistant into place it has been nothing but chaos and stress with promises to pay, her wording and demeanor is harsh along with the way that she approaches residents over email and phone. I have NEVER had a problem was Jasmine was handling my account.
I would like to note that I am appreciative with the way that the property management team has always worked with me (specifically Jasmine), but there has not been a consistent main manager. I have seen so many district, regional, etc managers in and out of that office that do nothing to help the community but instead cause unnecessary stress and drama concerning my account (Barbara and Lisa specifically)

I have been living in this community for a year now and it has been a peaceful experience. The front office staff is so attentive and willing to work to with you. I canāt talk enough about how amazing Jasmine is. She is very personable, kind, and goes above and beyond to make sure youāre satisfied. I just renewed my lease and also switched units and she made sure the process was extremely smooth and simple for me. I 100% recommend this community.

After spending a year here, we would not recommend it to others due to the value and what you get for the price of rent. Rent itself for a 3 bed 2 bath isnāt horrible- $2,491. However, the additional nonnegotiable fees they add on feels like a scam. These are additional MONTHLY fees we are charged: Admin charge- $3.00, amenity fee- $30, pest control spray-$10, rent service fee $4.25 (this is in addition to the fee I pay to use my card/bank account to pay rent), smart thermostat- $45 ($45 per month to have a thermostat I did not choose), valet trash- $30. Again, these are monthly charges that you cannot opt out of. Iām not even sure what the amenity cost is for beyond the pool⦠there is no gym and also no walking trails like they advertised. There are not even sidewalks throughout the complex. I shouldnāt have to pay $30 for valet trash monthly if I donāt use it, though it is in the lease so itās not a surprise if you decide to sign. That is like an extra $130 per month total on top of rent that feels like they are taking advantage of residents in my opinion. Additionally, good luck finding parking unless you pay for it. There is hardly any parking so I paid $150 for a TINY garage that I have to pull out of in order for anyone to actually get in the other side of the car. Every home should be guaranteed at least 1 parking spot. This feels like yet an out her way for them to squeeze money out of residents. I get it- the goal is to make money. I think this is short sighted of the complex though because we left after a year.
The maintenance team is nice and timely; however, at the beginning of our lease, we put in over ten requests to have our AC fixed because the breaker kept cutting off. We were told, itās hot in Texas right now, you just need to turn the breaker back on. We had to wake up in the middle of the night sweating to go outside to flip the breaker switch every night for a month when it was 115 degrees in Texas until we complained so much that they actually hired an AC company to come look at our AC unit who noticed a piece was missing and not constructed properly when the home was built. Didnāt have issues since it was repaired but it took a LONG time for our request to be taken seriously. The home itself is average- fine quality. The floor to ceiling vertical blinds in the living room feel like the cheapest option when we are spending a significant amount on this place. Additionally, it was not well advertised that our primary bathroom is not even its own room. The shower and vanity are completely open to the primary bedroom so there is no privacy at all besides the toilet having a door.
Again, overall it met our needs fine but was not at all worth the price. The fenced in yard was a perk though it is quite small- however, we knew this going into our lease. There is lawn care every Thursday and they take care of all of that. That feels like a reasonable service to pay for rather than valet trash and āamenities.ā We havenāt had any leaks yet but the irrigation in the backyard is not good and when it storms, the water rises significantly. I will say itās difficult to come by renting houses through a complex like this which was very nice. We loved having our own standalone house and a small fenced in yard. (Though you may have to share walls depending on which layout you choose). However, you could definitely find more bang for your buck elsewhere and not feel like you are being siphoned for money for amenities or services that should either be included in rent or available to opt out of.
We also noticed we were charged multiple service fees monthly for administrative reasons- but when we asked for details/ a breakdown of what that meant and why we were being charged multiple fees, we were ghosted by management. We also communicated multiple times to the management that we were not renewing our lease. Thank goodness we made sure to have that all proven in email and that we didnāt just rely on our verbal communication with the front desk because they tried to tell us we were locked into renewing our lease!

Iāve been here since they opened loved the idea of single family house with condo living atmosphere. Overall it has its pros and cons.
Pros Close to 360 on good day 30 min to Dallas 15 min to Six flags and Stadiums also close to restaurants and shopping.
It was a new build so Apt has been fine for me and the wife love the little yard. Staff is good if I have any problems I use app or just walk to office. Cons and this is not 100% fault to Avilla but definitely noticing more trash on the grounds dumpsters over filled and people just setting trash infront of dumpster. Also landscaping is meh place really needs to be mulched and they need to have the city come out and take care of the area by dog park. Parking can be a hassle but thatās all apts complexes. Have also noticed non tenants using pool and having parties but for most part everyone stays to themselves. I feel for the price we should have a Gym and Conference area like other places but overall itās been fine we keep to ourselves and take care of the house. Also biggest Negative is the way the leases and xtra are added we are paying couple hundred more for BS fees I def feel like I get nickeled and dimed every month especially having to fuss and fight over a simple water filter.
