Bay Management Group has some kind of issue with their software, which prevents them from accommodating leases with rent due dates other than the first of the month. This has led to numerous complications and even legal issues for my significant other and I.

Bay Mgmt took over the property we live in, where we'd already signed a lease stipulating our rent to be due on the 15th of every month. When Bay Mgmt initially took over, we received a notice from the interim property manager that our current lease would be honored and we could continue to pay rent on the 15th. My girlfriend and I have never paid rent late.

However, starting in March, we received multiple letters in the mail citing our failure to pay rent on time. It was explained to us over the phone that Bay Mgmt's software, whatever they use, does not accommodate our rent due date, and we could ignore these messages.

Earlier this month, Bay Mgmt filed a complaint against us for summary ejectment (eviction) in rent court, saying we failed to pay rent on time. Many other people in our building received these notices, too. I found these notices crumpled up and torn in a pile near the mailboxes for our apartment complex, and distributed some of them to my neighbors.

Despite the notices being torn and hidden, the complaints against us were still open and I had a court date (which I wouldn't have known about otherwise, because the legal notice from the city was crumpled & hidden like I said) THE SAME DAY that I discovered the paper! So I spent my morning and early afternoon in rent court waiting for someone from Bay Mgmt to show up, and get my complaint dismissed.

After 13 unanswered calls to my property manager's office, I got a response from someone apologizing for the oversight. They placed the blame on my previous property manager, who was apparently fired. They reassured us that we wouldn't receive such notices or be the subject of legal action again, because we had done nothing wrong.

I would not have left this review if I didn't receive ANOTHER letter in the mail stating that Bay Mgmt plans to file a complaint for summary ejectment against me for my rent in April. I paid my rent ahead of schedule, but their software does not understand this and no one working here seems intent on fixing it. I have not been able to get in touch with anyone at Bay Mgmt who can confidently reassure me that I won't be the subject of erroneous legal action again.

Avoid renting from these people, they are grossly incompetent and hard to get in touch with.

We own a few properties in different cities, and I can without a doubt say that Bay Management, and specifically Raven, is the reason we will only buy future properties in Baltimore. No one is better at communication, organization, and managing properties than these guys. They make owning rental properties effortless and they are worth every penny I pay them. 5508 Belair road, my point about the person trying to come into my apartment unannounced is that I felt that I should have received a phone call from the property manager apologizing for that happening because that was a scary situation. The short email to reassure me that tenants are notified if maintenance is coming wasn't enough and wasn't an apology that was a scary situation. The key on the left is the key that I received which was the wrong key. The key on the right is the key that worked to unlock the apartment building door. I was using my key fob the whole time and didn't know that I received the wrong key until not being able to use my key to get into the building. The gas odor I had sent the property manager a couple of emails about the continuous smell. Yes I have been through a lot living here and put up with a lot. I'm sorry but I don't see anyone living in my apartment longer than a year. There's too many noise disturbances and in my opinion not much is done about it. The apartment above me the floor needs to be fixed or installed over again but I don't know how you would do that when the person is still there and their lease was obviously renewed. The ceiling in my apartment makes a terrible cracking and creaking noise when the floor above me is walked on and stepped on in certain areas. The people that moved in next door always slam the doors loud and hard as well as always slam the toilet seat down loud and hard and it's loud through the wall in my apartment so now I'm seeing that the walls are very thin besides also being able to hear their conversation which I'm sure they're not aware of. Another thing I have dealt with living here is someone watching me and following me with a drone. I first noticed the drone watching me through the bedroom window while I was laying in the bed. I didn't have a shade or anything on the window at the time but since I now know that it is a drone now I have a shade covering the bedroom window. I took pictures and video of the drones. I have an idea of who it might be. I also want to mention that I tried to contact through email the president, owner of BMG, upper management and my emails were ignored and not acknowledged so that's one of the reasons why I decided not to rent with them again besides everything that I experienced and went through living here. I want to add that watching and following someone with drones is pathetic, ridiculous and can be considered stalking. A person should have something better to do with their time other than watch, follow and stalk someone with their drones.

The house we moved into is *old.* We love it and knew renting it there would be some issues, and you always worry with renting companies about how well they’ll respond. We’ve had plenty of the expected issues with this house, and our property manager Marianna has been super helpful every step of the way. We had a pipe break in our basement and she had someone out the next day. Lowe’s was late on the delivery for our dishwasher, and she made sure to follow up with me multiple times to make sure everything was settled. She even alerted us to a leak we couldn’t see that was running our water bill up.
