I liked living here for the first year. After 3 years, I find myself wanting to move out and I find it too stressful living here. Santa Monica, I have the lowest subsidized rent. The property manager has always been respectful and responsive even when its something that I don't want to hear, like his unwillingness to unlock my door or provide access to the key when I locked myself out of my place by accident and he said it was because it was a holiday weekend and he wasn't around. Others are little things like false promises to replace the blinds or recommending super glue when little things need repairs. I moved in at the start of the pandemic in 2020 so I never met the Beaumont Co supervisor - but he came into my place once and unexpectedly. He was mad about repairs that he was required to do like plumbing issues. He wants to gather all of the money but wants to put nothing back into the property due to his flooding bathroom and kitchen sink - such as recalking the bathroom which prevents water seeping into the floors and underneath it causes the laminate looking wood floors to bubble up. He was yelling at me and being disrespectful and wanted to blame my child for the damages to the apartment despite my child not being there. Next, he coordinates making mistakes with the Housing Authority to extort funds from me via my portion and without giving me any notice of increase in rent being due. There is only one key, but apparently things somehow go missing from my apartment. So the spare key is being improperly stored by the property manager. Nothing big was stolen, but there was definitely unauthorized access multiple times despite my locking the doors and having wood blocks in my windows. I have no proof that it was the property manager or property manager supervisor or the guy who installed the locks being the person responsible for unauthorized entry. I have had to spend $150 per year replacing locks myself and trying to keep the unauthorized out. I can tell. After they have all of your credentials and personal information, it appears that they begin abusing that information in addition to unauthorized entry to force you out the home by making you uncomfortable as a tenant. I spray annually at all the apartments I live in and I use the same stuff. I never have pests. I have had inconsistent pests as if someone has deliberately placed pests at times. They don't appear to have an origin. And as soon as the pest accumulate has been wiped up with soapy water, I never have another incident for months. Or a year. All my other rentals, no pests for years after spraying my bug barrier. I have had hacking and eavesdropping on my Internet, I have had obstacles with financial institutions and unauthorized transactions as if someone is experimenting with what all they can do, or testing the waters... Never had that before living here. Never had stuff go missing from my apartment that I literally just bought like food and specifically a bottle of mustard, before moving here. Never had neighbors blow chemicals into my apartment before living here. It's not priced high enough for the police to care about. Had more police encounters living hear than anywhere else. Like, the police just showing up at my jobs and parked outside my jobs - at least 3 different places now. I'm not afraid of them but it's simply noticable. The property manager supervisor Gary Cleff, followed up his yelling with an email the next day, telling me to get rid of my plants when everyone else has plants in the apartment. I was the only one who he asked to do so. There's nothing in the lease saying no plants. Every year they have done inspections and have never had any issue until their only tenant of color gets plants. I have a feeling that the property manager supervisor is not going to give me my security deposit back. I live here but I am ready to move and if it wasn't mid semester, I would be gone already. I'm just thankful because it could be worse, but I don't want to think like that because it sets the standards too low in my opinion. Happy Renting!

This has to be bar none one of the worst management companies in Los Angeles, and I can say that with such certainty because I have lived in one of their properties on and off for about 22 years now. And the only reason they don't get two stars—because they do manage to fix and replace things—is because it's an uphill battle to replace them ( depending on the mood and fancy of their live-in apartment managers) or they have to be rotting ready to fall apart.

The stories I could tell you. If it wasn't getting eaten alive by bed bugs during the first big bed bug waves in the U.S. from 2009 to 2014 and begging them to spray our apartment down, it was a rotten water puddle from an outside pipe that took years to get fixed, cats that would crawl under the building and die causing a God-awful smell, until they finally, FINALLY patched up the crawl-space hole. And the most recent of a very long list of ridiculous events, a rooster, yes, you read that correctly, a rooster, a BARNYARD ANIMAL, was left abandoned in the parking space of a tenant. It just randomly appeared one day in a cage and would not stop crowing! I had to arrange for it to be dropped off at a shelter because Beaumont's apartment manager refused to have anything to do with it, on top of being horribly rude and unprofessional. I don't have a car, so I had to pay someone $25 bucks to do it and was never compensated, even though I was told I would receive a rent credit.

And that is the tip of the iceberg. I don't know what other apartment managers at other properties are like, but ours are selfish, immature, unprofessional, and cross personal boundaries regularly. I've known them for years and they apparently take that as a license to be horrid.

I dread talking to them. They love being petty and making everything into a personal vendetta. They have gotten into fights and arguments with almost every tenant in the building. I've been yelled at and humiliated, by not only the actual apartment manager whose job is on paper, but also his wife and his grown son. I've complained to Beaumont, specifically Tom Davis countless times, but they brush me off and quite obviously, just don't care.

In my correspondence with Tom Davis through email, over the phone, and in person, he's been polite enough, even though he first treated me like a nuisance until he realized I would not go away. But like I said, he does absolutely nothing to correct the behavior of his staff.

The straw that broke the camel's back was when today, I was once again subjected to berating by Beaumont's hired bullies for having the audacity to call a cell phone number I was given by their office to report a broken toilet. I was screamed at that this was his personal number and I was to call the landline. I, as usual, emailed Tom Davis and with a quick response, I am sure intended to pacify me, he said he would "have a talk with him."

I am beyond exhausted from having to deal with Beaumont and Co., quite literally, and can't wait for the day when I can move out and NEVER deal with them again. I have PTSD from these encounters with them and their staff; my anxiety is through the roof.

Long story short: Do not, I repeat, do not do business with them and for the love of God, do not move into ANY of the properties they manage. Here are some pictures of the rooster for proof and of my bathroom and bathtub that they will only replace and redo if it caves in:

Terrible,, terrible, terrible, Laundry machines inoperative, roach infested, management don't really care about tenants here. Someone placed a white substance outside my door. Management was informed. They seemed to not really care. I'm leaving this dump.

You get what u pay for, so for a 1500$ studio near capital records, I think value for price is pretty incredible. So after living here for a year here is both the good & the bad.

1. Don’t expect management to be quick and attentive. I don’t think they get paid enough to care but hey I’ll take whatever keeps the rent here so cheap.
2. They have people come clean the public spaces and manage the garden around 3-4 times a week which was very surprising.. Not to sound like a stalker but i work from home and have a great view of them doing it.I’ve never even had to clear out the lint in the dryer.
3. Surprisingly very safe? It’s 1 of the few apartments at this level that’s actually gated. I think the countless amount of homeless that live around the corner act as totems to keep crime away. After all who wants to target a gated building behind all the homeless tents.
4. Walls are thin so it’s kind of annoying when someone vacuums.
5. The 1st 4 months I lived here there was a ton of rats. I’d see them in the parking lot, Hear them in the walls (I assumed rats would come with a $1500 Hollywood studio so never reported it) but they suddenly went away after a property manager moved into the building. Very genius on Beaumont’s end to have a manager live on premises so they can actually put in the effort to keep the space clean and livable.

Fantastic management company with exceptionally superb service. Completely unexpectedly high levels of responsiveness and professionalism in comparison to my experiences with many other such companies. I experienced nothing but reasonable level-headedness from the staff, and Gary Cleff in particular was a pleasure to interact with. The building was kept clean and every issue/request was handled in a prompt and timely manner. I have no complaints whatsoever and would definitely look to their listings ahead of any other Los Angeles property manager.

It seems like they're almost trying to get bad reviews. Horrible customer service. Hung up on me for requesting some basic information in a polite way. Would definitely stay away from this company if I was a landlord or tenant.

Horrifying. Harassed elderly and disabled residents. 10 plus year response times (not a joke). Rotting door frames. Security door installed so poorly the second lock could never be used. Fire alarms installed next to ceiling fans against fire codes for more than five years. Ceiling fans installed in the wrong rooms and never switched. Multiple windows that never locked. Welling kitchen tile. Water ran brown in the kitchen and bathroom after 24 hrs of no use. New shower door improperly installed collapsed and never repaired. Several holes in walls in each room many the size of an adult hand. Lose wires from old phone lines and cable left exposed for years at a time. Rotting walls and failed tilework in the bathroom… shall i go on? Illegal entry into apt. Entering under false pretense. Threats to residents and changing locks on residents illegally. A 20 year resident disclosed their disability when they got seriously ill to ensure management was aware. Not a payment missed in two decades and often paid up a month in advance. Beaumont didn’t check in to see if they were ok when oddly the rent didn't show. After twenty years of checks and immediately after being notified of a major illness and disability, when the usual doesn't come one might think that would because for concern for a tenant. No one bothered to ask if it was lost in the mail. No late notice, call or email just an eviction notice out of nowhere when the resident couldn’t get out of bed. An ask for a stay of thirty days to try to find shelter during stay at home mandate and a plea for a life from a disabled resident they understood had nowhere to go was outright denied. Beaumont’s and the owners, Louis Vista LLC, own lawyer was shocked after calling the resident’s ask reasonable. Disabled and sick Beaumont stated in front of the resident and CityCouncil Member the apt would sit empty. There was no bad blood with the resident prior. The professionalism mirrored in the written response letter that got the unit number wrong. The resident lived there two decades and there are six units in total. Other evictions by Beaumont took place during the pandemic. Louis Vists LLC owns the property. They showed up eviction day in a Jaguar with six Sheriff Officers to make a 140lb disabled resident homeless because they trusted management enough to be themselves as they were born and asked they look out for them when they got sick.

I am currently a tenant and have a terrible experience with Beaumont Co. They completely ignored my emails and phone calls about another tenant who was stalking residents in our apartment building. Despite numerous complaints and requests for action, the Beaumont Co did not respond at all, leaving us feeling unsafe and unprotected. Their lack of concern for our safety and well-being is unacceptable, and I would strongly advise against renting from this company. Their negligence is simply unacceptable, and I would not recommend them to anyone looking for a responsive and responsible property management company.
