I've been renting one of BRM's Cheney apartments for almost a year and am extremely happy with everything so far. The leasing and maintenance staff always feel they genuinely want to help when there are concerns or issues. I have had no issues so far and they were even super flexible and understanding when I had to adjust the move in time because i was driving from out of state and got delayed. It is also within walking distance to my son's school which is an added bonus.

I am hoping to renew my lease in May for another year and would highly recommend them for affordable housing options in the area.

This company manages the medical building at 9911 N Nevada, with several different medical offices within. On November 4, 2024, I was talking my 85 year old dad to an appointment at his primary care provider. For this large building with 5+ medical offices inside, they have only 4 handicapped spots. This does NOT meet ADA requirements. My dad has a permanent handicap placard due to his difficulties with ambulation. Since the inadequate number of handicapped spots were full, I dropped him off at the walkway with his walker as close as possible and hurried to find a parking spot and get back to him. On his way into the building, before I could catch up, someone bumped into him in the entryway causing him to fall and break his hip. He had a partial hip replacement the next day, and has spent the last three months in rehab to get fractionally close to his prior status. This has been extra difficult due to his dementia.

Had there been adequate handicap parking I would have been walking next to him and this would not have happened.

I reached out to them directly and left three voicemails for "Josh" and his assistant between November and December, and the manager at the doctor's office also reached out to them. I have gotten zero communication back from this uncaring company.

Now he is going to return to a much higher, more expensive level of care, moving from assisted living to memory care with more adequate care for his declined status.

This company does not care. Not one phone call to check on my dad, nor return my messages. If you can avoid this company you should.

***Response to owners reply: you are not "truly sorry." It's not a "delay if communication." It is no communication or craps given in your part, period. You're only replying to save face because this is a public review and you can't ignore it.
Providence has brought the lack of handicap parking to your attention in the past and you have done nothing. I bet one year from now you will also have done nothing to remedy this and the 4 spots will remain the only ones. If you actually have a crap you'd be responsible for the extra thousands of dollars a month this will cost my family. ***

I live at Lincoln Heights Garden Terrace Apartments. And it's one of the properties that's managed by Black management. Lincoln Heights does have the cheapest rent in Spokane but also has its problems. I have had numerous problems with the maintenance staff from lack of supervision. Including them getting in my face and threatening me with bodily harm. And then them giving me a 10 day notice so it looked like it was my fault (which it wasn't). And that's why I no longer interact with management or maintenance of fear of being falsely accused. That why I do everything by email or text messages. So I have proof of conversation!!! Property is for senior citizens and should have trained staff to deal with senior citizens problems. Seems like all the maintenance staff does is drive golf carts recklessly on and off the property. While outside sources do all the work. I have voice my concerns with Black management and hopefully improvements are made. This all started because I asked a maintenance employee to please slow down while driving the golf cart and he's rude reply (you have a radar gun). And after reporting it to Management the same employee trying to antagonize me by repeatedly driving in front of my window staring in. I have left Black Management an email to contact me with no reply. And I really wonder what the maintenance crew job is and what their really being paid for. Because I've never seen a maintenance crew that didn't clean and paint the units after someone moves out. Why are they paying these guys $21.69 an hour if they can't even install a heater thermostat , electrical outlets or even install a safety grab bar? Can't fix a kitchen draw or a closet door. The owner of this place would save a lot of money if this place had a competent maintenance crew. And it's very sad because the maintenance here use to be fantastic before they decide to fire the maintenance supervisor James. Because he made sure everything was done correctly and didn't let the maintenance crew run around uncontrollably. So it all comes down to bad management and no supervision.

We had a tour at Arbor View in Spokane with Chris. She was professional, kind and so welcoming to us that we felt right at home. She was wonderful to work with.

I have lived in apartments most of my life. I have been here in Lincoln Heights Apts for 3 years. The apartment I rent now is the nicest I have ever had. The apartment was clean when I moved in, everything works, the office personnel are exceptional, and the maintenance crew we have today is the best. We are allowed to have small gardens so there are flowers everywhere. Any problem needing maintenance is taken care of as promptly and professionally as they can. Of course some residents feel they need priority treatment and want their problem solved immediately, even though parts may need to be ordered, or weather is compromising the situation. I love living here.

NEVER RENT FROM ANY OF THEIR PROPERTIES. Buyer (or renter) beware. Black RM is horrible!!! I rented for a year and a half. I paid my rent every month on time. I left after the lease was up and received confirmation that I had given the proper two week notice that I was terminating the lease. They then allowed my roommate to stay on for three months before finally evicting. The roommate paid no rent and trashed the place to the tune of $6000. Black RM then sent ME to collections! Both names were on the lease, I had photos and physical witnesses on the condition of the property when I left, but they never even contacted me. They didn't make the roomate sign a separate lease and they kept my deposit. It's a horrible company that cares nothing for it's tenants, even the ones who did everything right and by the book. Go ANYWHERE else!

Paid deposit. Told I was accepted. Made appointment to see apartment. No one showed up at the agreed time. Got a hold of someone who said they would definitely have someone there the next day at the same time. Again. No show by Black Reality. I would heed the poor reviews warning written on Google. Every poor review written here is good advice to seek someplace else. I feel lucky and dodged a bullet. I completely empathize with all the poor reviews. I appreciate your time writing them. As clearly, from my experience , Black Reality has no time for you. Look elsewhere

Had a month to month commercial spot with these pukes. It was a coffee stand that ran into hard times and fell back a couple payments. These guys refused to work with me. They terminated our rental agreement and made me move the coffee stand off of their parking lot. The spot was a joke anyway. There were no water or sewer hookups. Just a small space in a parking lot next to Walgreens in Coeur dAlene. Then they built a chipotle which didn't last long. I'm assuming chipotle wised up to dealing with these pukes. Cost these Guys nothing to rent to me. This ended up costIng me to lose the business and approx $85,000.00! Jerks don't care. It's ok though. Commercial property isn't needed too much anymore. Everything will eventually be online business. So laugh now.....cry later.
