I used Blackwell Property Management to rent out my house while I was on active duty and being sent all over the place. They took care of me for five years until I got out of the military and came back home. After five tenants in five years, my home still looks like it's new. Blackwell vetted my tenants well, and my rent payments hit like clockwork every month. Whenever a tenant moved out, I was never without a new tenant for more than a couple of weeks. They are aggressive marketers, and kept my home rented the entire time I needed it to be. There were a few maintenance items that came up from time to time and Blackwell had them resolved quickly and efficiently. They were excellent stewards of my costs for repairs. I spent a year and a half in Kuwait, and my property manager, Caitlin, stayed in touch with me frequently to keep me posted on the status of my home. She was mindful of the time difference and made sure I received copies of all inspection reports and maintenance requests. The owner portal that Blackwell uses makes is easy to download statements for tax purposes, and they prepare a comprehensive statement at the end of the year. I cannot say enough about this company, and how well they took care of me and my home. I highly recommend Blackwell to anyone needing property management services, and if and when I ever need to rent the home again, I'm calling them back immediately! Keep doing what you are doing, Blackwell!! Thank you for your outstanding service!

I should’ve left this review when we moved out of our rental way back in 2018 and just never did.

We moved into our rental home in October 2015. Overall, while actually living there, we had little issues with them. They were prompt in fixing issues (including a mouse problem we had and an exploded hot water heater).

However, when the exterminator came for the mouse problem, he pulled out the fridge and we discovered a THICK layer of dog hair matted onto the floor. No WONDER we could never get the house to ever smell decent until then.

Now this is where our major issues came in. We gave notice in May of 2018 that we would be ending our lease (month to month at this point) at the end of July. We closed on our home on 7/10/2018, so this would’ve provided a good three weeks to get our new home ready, move out of the rental and get everything cleaned. The day before we physically moved into our new home, the AC went out in the rental home. It was so hot by the end of that day that we actually spent the night in a hotel. We called and they said they’d send someone out. They sent someone two days later. The repairman took the outside unit OUT and left an empty casing. Still no AC. I emailed and called and called again to see if they would be giving us additional time to clean the home since by 7/30/18 it was still over 83° inside the home. I physically couldn’t clean a house that was hotter inside than it was outside some days. The response was “the AC will be fixed by the end of the day on the 30th, that leaves the entire day of the 31st to get the house clean.” AC still was not fixed on the 31st. I got as much done in an 80°+ home as I could, and honestly left it in better condition (see above reference to the matted dog hair UNDER the fridge - EWWW) than it was given to us in 2015.

I waited the 60 days for our security deposit. When it did finally come, they took almost 80% of it. They charged us for a storm door that was broken when we moved in. They charged us for cleaning when we weren’t given the AC repair to allow us to clean the home. We were charged for LIGHT BULBS when there were two BOXES of light bulbs left on the kitchen counter for them. A multitude of things. A few months later, the new tenants contacted me to retrieve some mail that had come for us. I stopped by and discovered that the storm door that they charged us to “fix” was still broken. I decided to let the current tenant know that they may want to watch out for any deductions from their security deposit, since apparently Blackwell likes to charge people for things they never actually fix. I wonder if the tenants before us also paid for a “fixed” storm door too?

I’m disappointed enough with Blackwell that I’ve decided that when we sell our home, I’ll make darn sure that we don’t use Dandridge (their real estate partners) for our agent. And I may even decline buyer offers from anyone using them as a buyers agent.

It’s a shame that WV doesn’t protect tenants the way that other states do. Because Blackwell is a PREDATORY property management company. I found it funny that a bunch of their awesome reviews were written by the landlords they represent. Don’t see a lot of tenants happy with them - wonder why?

I would highly recommend Blackwell to anyone looking for management services. The entire team made the process so smooth from start to finish. I always say “you get what you pay for” and you definitely get high quality service from Blackwell. Christine was amazing and found me a great tenant. Amy and Victoria were amazing with setting everything up for me and Laura was extremely nice and professional. I would highly recommend them.

My husband and I moved into a house managed by Blackwell a couple weeks ago. Christine was fantastic to work with for showing us several options and even responded quickly on her day off. Signing the lease was super easy and quick. Upon move in we had a couple issues with appliances and used their online portal to make a maintenance request. The issues were taken care of promptly by professionals, which was very much appreciated. We love our new home and consider ourselves lucky to have chosen Blackwell Property Management.

“End of the Journey”, that’s the subject line from an email from Patrick Blood and Liz McDonald of Blackwell Realty Services when I closed on the sale of my home. Yesterday, was a bittersweet day as I sold my first home. I formed a relationship with the team of professionals at Blackwell Realty. 5 years ago I relocated and decided to lease my home. Patrick was there to help and quickly had the home leased within 10 days. Each tenant was well vetted by Blackwell. They all paid on time and treated the home as if it were their own. Blackwell stayed on top of any maintenance issues and processed repairs, payments and annual statements quickly. After 5 years I decided the time was right to sell. I spoke with Liz and we formed a game plan for the house. They were able to assist me in preparing the house for sale. They exceeded all of my expectations and did an excellent job marketing, negotiating, and closing on my home.
