Worst landlord I've ever had. Took an average of 6 months to get anything fixed, and that was with constant badgering about the issue. The house had holes in the wall and carpet when we moved in, which was never fixed. In fact, many issues were never fixed; they are so negligent about their repairs that we had to prioritize which issues to spend our time and energy demanding repair for and which issues to just live with. I could go on for pages about the issues we had with this company. They buy houses up and then leave them to rot. Even with the cheap rent I cannot recommend them.

I moved in a property owned by Blakeney in Mid May 2023. I was out by November 2023. Blakeney rented me a home knowing that there was a rat infestation. I thought it may have been squirrels because of how loud they scratched and . They were everywhere. In the walls, the attic, under the tub.....LITERALLY EVERYWHERE! The first day that I moved in, I saw rat poop and a horrible urine smell. I called Kerri and she said she didn't know. I texted her and spoke with her several times. I sent pics and recordings of what I was hearing and she never sent anyone out. All she cared about was getting her rent money which was $1200 a month. My son and I were tormented on a daily basis. Couldn't eat in the kitchen, slept in the truck at times, hotels, friends houses and all. Tje rats kept popping in the cabinets where my dishes were, cookware, dish towels, eating utensils and several other places. My son and I stayed sick but didn't understand why at the time. Our electric bill was never under $450 a month with the largest being $548. Why? Because the ac unit was shredded. Blakeney refused to fix that as well. After Kerri threatened to evict me after not paying rent for almost 2 months, I shared my grief with her and told her my expenses went up drastically which made it difficult to pay her, atleast on time. That's when she sent pest control out. They discovered a huge rat trap in the attic, huge holes on the outside of the house big enough for a person to come through. They still refused to repair. Pest control confirmed tje infestation during the 2nd visit. I was told that I shouldn't be living there. They stopped counting after catching 10 rats. The rats were the size of a small puppy or cat. Pest control stopped coming after 3 weeks. The rats came back a.week later even more aggressive. Kerri refused to take money from me because she had no intentions of repairing the house. I moved out on November 26th and a new tenant was there on December 1st as is. Blakeney is Knowingly renting these rat infested homes to families. The house also has a roach infestation. Other things in the that need repaied in the house were ignored as well. This company is heartless, disrespectful, insensitive and extremely unprofessional. My son and I haven't had any decent sleep or a steady home cooked meal since we moved in. PLEASE DO NOT RENT FROM THESE PEOPLE! TERRIBLE LANDLORD AND COMPANY!!!

If you rent from these people, you will be making the worst decision of your life.

They lied to me about when the house I rented was built. They told me it was built in the 70s, it was built in 1947. This matters because the 70s are when insulation inside walls became a thing.

Once summer hit and the AC got the point where it was leaking coolant and freezing up, they refuse to do anything. They will "get someone on it right away" and no one shows up until about the 3rd week of you complaining.. My AC has been leaking coolant for easily 8 months now. This has to be against the law.

When we moved in we noticed there were mouse droppings in various parts of the house. We informed the office about this and of course "they'd get right on it" We're nearing our move out and still have mice eating our food.

They have cut my grass maybe once since I moved in despite it being in the lease that the lawn is their responsibility.

All but one of the office workers is exceptionally rude. I had one woman tell me I couldn't pay my rent because the right person wasn't there, nor was the right person there the next day. They then tried to assess a late fee because that was the only times I could make it to their office during the payment period. I refuse to use the drop box for the next list item.

They lost my rent payment three times and attempted to make me pay it again and with a late fee. Luckily I kept every receipt from when I paid rent (make sure to ask for one because they won't give you one if you don't). It actually turned out on one of these months that they owed ME money.

This has got to be one of the shadiest rental agencies in town and that's saying a lot in a college town.

I can't wait to see what types of scams they attempt to pull when it's time to move out.

We rented from Blakeney Properties in 2018/19. Although we thought we were getting a steal (cheap rent), our experience was horrible. We had rats, cockroaches, mold, etc. If you can imagine living in the worst conditions possible, then make it worse. Our windows weren't insulated either, so our house was 55 degrees for the majority of the year.

Overall, we had a horrible first experience with Blakeney. I can't believe we made it an entire year in that home.

BUT we are renting from them again this year. Luckily, we are in a new townhouse on 17th street. We are much more pleased with our experience this year, but use caution if you are thinking about renting through them!

DON'T EVEN DESERVE 1 STAR (but I'm doing it because you have too)! ABSOLUTELY THE WORST BUSINESS! horrible, rude, uneducated people! They scam you and do NOT know how to run a business. The only reason they stay in business is because they charge you for all THEIR mistakes. We had AWFUL sewage/plumbing problems and ceiling leaks and they never cared to take care of it unless we hounded them for days! And do not count on getting your security deposit back in full. We left the place SPOTLESS and they gave us 400 less of what we deserve. And you won't get even that back unless you hound them! This company needs to be put out of business! They are lazy, horrible people who just bump off innocent people's money. I'm sorry for all the people who signed leases with them.... best of luck to you!

Do not do business with this company! They will keep your deposit and still bill you the entire amount even after telling you the deposit will be deducted from your contracted agreement! Also beware of the Fuel scam! Telling you that any amount owed can be arranged by fuel reimbursements, then claiming they never said any such thing!

I'm not one for reviewing things online, but I am inclined to do so now because the way Blakeney treats their renters is nothing short of appalling.
I signed a lease in March 2011 on a house that was hit by the April 2011 tornado. My lease wasn't until August, and Blakeney reassured us that the house would be liveable by then. WRONG. Upon entering the house in August, we were met with glass, debris, broken windows, and dead animals (chipmunks, bugs, you name it). Blakeney sent someone to clean the glass, but the rest was left up to us. I had a sheet of plexiglass duct taped to a window frame as my bedroom for months because Blakeney failed to have someone put in a proper window. The house actually is in really good shape now because WE took the time to give it the TLC it needed after the storm. Now, Blakeney won't give us our deposit back because "the house isn't in the condition in which it was at the beginning of the lease." Correct. The house is in MUCH better condition, and Blakeney is $1500 richer for it. For your sanity and for your health's sake, rent elsewhere.

This company will lie to you! point, blank and period! If they owe you Money, forget about getting it in any reasonable amount of time! IF and i do say IF they pay you, its ONLY after you have hounded them relentlessly and threatened them with court action. The constant lies and broken promises makes this company a BAD one to even consider! NEVER ALLOW THEM TO MAKE PROMISES ABOUT FUEL! You will wind up having to pay the fuel company back yourself or face charges after they break their promise to work out monies owed in fuel allowances in exchange for money they owe you!
