I have been using Blue Emerald Real Estate Company for property management since 2009, and they are, without a doubt, the best in the industry! Having worked with several management companies across different states, Blue Emerald stands out for their professionalism, organization, and responsiveness.

Their team is not only knowledgeable but also incredibly polite, making every interaction a pleasure. They handle everything from tenant inquiries to maintenance requests with exceptional care and attention to detail. They make my life easy.

TLDR: 0/5 stars. TERRIBLE communication, wasted 7 hour trip, and I had to arrange my own tour with the building's facilities manager

Their lack of care is astounding. I drove 7 hours round trip to see a property. The realtor (Katie Morrison) who was supposed to show me the rental arrived a few minutes late wearing unprofessional clothes with a child in tow. She discovered that the lock box holding the key to the unit and fob to enter the building had been smashed and the contents stolen. She made no attempt to find a way into the building. She even called the facilities manager at the condo to ask him if she could replace the lock herself, never once asking if he could help us get in for a tour. The condo is owned (or under the care of) the COA, and the facilities manager was at the building at the time of her call, so that was a reasonable thing to ask. She also called her employer to report the incident but didn't ask if there was any way to make my 7 hour trip worth while. I asked if there was anything she could do since I drove all that way specifically to see the condo, and her response was that she also had to drive a long way to get there. THAT'S HER JOB. This happened because they carelessly put a cheap realtor lock box on the outside of a condo in downtown Seattle, potentially endangering everyone in the building since the fob granted access to an otherwise secure building.

I wanted to try to salvage my trip, so I found the number for the condo and was able to reach the facilities manager. I told him what was going on (he was already aware since he had talked to Katie a few minutes prior) and he was kind enough to let me in to view a similar unit. Such a fantastic guy!

I was finally able to do a virtual tour of the unit 3 days after Katie told me she'd be available to do the tour. I asked her to bring a tape measure. She did not. She said she'd look in her car for one and then never responded.

I texted the office on multiple occasions, never receiving a response aside from what appears to be automated messages from the "text" number. I asked the office for a copy of the condo bylaws and reserve study before I applied. I received no response.

This was easily the worst experience I've had trying to find a new place to rent. Katie was pleasant for the brief time I was with her in person and during the virtual tour, but she was not helpful or responsive. I probably dodged a bullet with this one. I wouldn't recommend anyone rent from Blue Emerald or use them as a property management company.

I have to start off by saying how truly appreciative and grateful i am to be renting a unit from blue emerald leasing agency!!

Mary, her husband, and her staff are such an amazing team they have always gone over and beyond for my family and i as well as other tenants that rent from them.

From the 1st day i met with Mary to check out the rental i am currently renting she has been a perfect example of a landlord. She is always there for you any time of day with the most positive and lovely attitude. I have rented from other places with many different landlords. Never have i had one as extraordinary as Mary. She is never too busy and she makes even the smallest problems a priority. Not only does Mary constantly make our building safer, she also makes sure any repairs that may be needed are fixed as soon as they can. With other leasing companies or landlords i have rented from communication seemed to always be a bit of an issue for some reason, just to get some type of a response was like pulling teeth but with Mary its never been an issue. Mary communicates no matter what day it is or how busy she may get she always, ALWAYS makes sure to respond to any calls, emails, letters etc. I or other tenants may send to her. Mary is truly one of a kind and i am very lucky to being renting from her!!!
