In 2023, we were desperate to find a home for our small family. We found a home with Blue Sage and were blessed to meet Kathryn just a day or so later. Within just a few days after meeting, we were able to move in. The process was smooth, fair, and efficient. Since living here, Kathryn and her team have gone far above and beyond to ensure our every concern is addressed immediately, resolved quickly, and done with the utmost respect and understanding. Kathryn herself is undeniably honest, trustworthy, and smart. She has truly made our lives better and continually works to ensure the property is well-maintained and optimally cared for. We love having Blue Sage as our property management company, but we love Kathryn and her team more for the way they make us feel like we are in this together amd we have nothing to worry about. It truly is a miracle that we found her and this little home that we love so much. Blessed beyond measure.

Worst property managers I have experienced in 47 years. We were desperate for a home to rent that took a cat after selling our house and looking for another to buy, so we settled for one of their properties.
The house wreaked of the 2 pack a day habit the previous owner had and when we mentioned it Katherine brushed it off. After moving in we mentioned it again and were told to use an ozonator, but that we would have to leave the house for a couple of days (while still paying rent).
After a few months Katherine made an appointment to inspect the house with the owner. I was in the house a couple of hours before the appointment and noticed someone trying to come in. I opened the door and Katherine had her key in the lock. I reminded her of the appointment time and she said she was just making sure the key worked. If they don't have a working key, how can they manage a property in the event of emergency? My guess is she didn't know I was home and wanted to snoop before the owner was with her.
They expect places to be spotless at move-out with windows, filters, etc, or they charge $50 an hour cleaning. I busted my hump cleaning the windows that weren't clean when I moved in and smoke film that wasn't cleaned before my move-in. I had to clean tons of grease type stuff from the heat pump filters. The point is they expect you to clean spotless, or charge cleaning fee, but rent it to you dirty. When I voiced my concern over the mess they left, they only said that I didn't write that on my move-in sheet. It's THEIR job to make sure things are as they expect them at move-out, when you move-in. I wasn't charged cleaning fee, fortunately.
Next complaint is that we broke our 12 month lease 3 months early because we found a home. We paid our penalty and rent until it was rented to others. The problem is they didn't let us know that new tenants had moved in. We found out from the neighbor.
I contacted them expressing concern over not being informed of someone moving in. I asked for a breakdown of what money we should expect back with deposit and lease break fee I was told they have 21 days to do that and that a check would be in a mail. I told her I just want to see what to expect in writing and she got upset with me and said Katherine would have to do that and she wasn't around and literally HUNG UP on me. I called back and left a message that I would be contacting our legal services if I didn't get the basic info I was requesting. Guess what? No call back, but did get my disposition letter shortly after.
The basic of this is to warn renters that unless you are going to be homeless, go with someone else. They treat you like garbage, even if you're a good tenant all around. Based on reviews, they save their energy and service to appease the owners so they have houses to make money on.

*Response to Katherine's response........... She wrote this as if I have been harassing her. Total BS response. If you look around you will see she uses "never could make you happy" to get out of accountability. I barely spoke to her, so not true/false statements. I only had to mention bringing in a legal team to get my deposit disposition because she was being uncooperative. She wrote this to sound like we have received our funds, which we have NOT. I only wanted to be informed others had moved in and in writing itemized disposition of what to expect back financially. Not asking too much. If Sarah was "just being quiet" then why didn't she respond at my prompt, or call me back, or answer when I called her back?

Blue Sage Property Management in Sequim, WA. would not allow me to submit an application for a rental property on their business site after I identified myself as a prior military member. I called on Monday Oct 14, 2024, I was told that the owner would call me back. I did not receive a call from the owner on Monday. I went to the Blue Sage office in person on Tuesday and was told I could not apply at that time and she (Sarah) had to consult with the owner and the landlord. She said "I don't know if they want to rent it". She said she would call me by close of business Tuesday. I did not get called back on Tuesday. I received a call on Wed evening while I was on an airplane, the voice message said she (Liz) just wanted to share that this was a short term rental. I called back on Thursday, I left a voice message and sent a text message that I was aware it was a short term rental and I wanted to submit an application. I did not hear back from anyone on Thursday. On Friday I again called and left a voice message and then a text message. I received a text message later on Friday saying they had already accepted an application from another party. I spoke with Liz after receiving that text, she told me that they do short phone interviews for vetting purposes. I was never informed of this before. Was I interviewed and vetted for some reason without knowing so? She also told me she called several interested parties on Wed evening and accepted an application from the only party that answered her call. She did not leave any of this information in her msg to me on Wed. I contest that Blue Sage Property management in Sequim WA engaged in unfair and unethical business practice. I also contest that they engage in discriminatory behavior. Complaints will be filed with the State of Washington

As a homeowner, I would recommend Kathryn and Blue Sage Property Management to those looking for a management company. We purchased a retirement home two years ago, a little ahead of our retirement, and wanted to lease it until we were ready to move. We live out of state, and had some concerns about leasing from a distance. Kathryn came at the recommendation of our realtor. From our initial meeting, she has been professional, knowledgable, and responsive. Blue Sage has managed our property well, taking care of any maintenance and tenant -related issues. Kathryn is a strong and vigorous advocate for the owner while being fair to the tenant. The monthly statements are reports are timely and accurate. Our investment has been well cared for. Blue Sage has my highest recommendation.
