This review for property managed by this group : Cottages at College Acres 2903 DeSpain Dr, Wilmington, NC
I am using a fake account to make sure I would not get problems after writing an honest review.
1) Expect a LOT of unexpected fees. You will only find out about them only once you you sign your lease.
2) Expect to pay $10 to $20 each month to park your car. There is no free parking for residents.
3) Expect to pay rent for the FULL 12 months rent, but you would be allowed to stay there just for 11 months and 15 days.
4) Expect to pay application fees twice for the child and parent
5) Expect to pay a $200 administration fee
6) Expect to pay portion of $250 (Duke energy deposit)
7) One person in the house would have to put their name as the primary payer for Duke Energy, so in the end, some roommates might skip on their final bill.
8) I would never chose to resident there if I would know in advance that I would have to pay so many fee's.
9) ""furnished room" do NOT have mattress or bed box spring , I do not know any one who has full size mattress or full size full bed box spring just laying around. to sleep student would have to pay $300 for mattress and another $99 for bed box spring.
10) previous tenant left place without cleaning, it was NOT cleaned during 2 weeks, so new tenants stack cleaning entire apt for free without compensation from management. They responded that they had problem with vendor.
11) "furnished room" come with broken furniture and broken draw. It has been reported to the management, they told me that they would make order.
12) this place need to invest some money into pest control in less then 48 hours I have seen 4 bags

This company sells 11.5 month leases to college students but charges them for 12 months. They hide this and never tell them under the very end of the process so they feel trapped into having to pay for 2 weeks of occupancy they can not get. They have them sign leases saying the term starts on the first of the month, make them pay for a full month on the 1st, but then tell them they cant move in because they haven't cleaned up after the last tenant. All of their employees think it is totally acceptable to charge people for 12 months but only give them 11.5 months of a place to live. I assume this is because they want to take advantage of young people who don't know any better. Please someone tell me how their employees are ethical. I bet when they pay their rent, they get to actually stay in their apartments for the entire month.

Brown Investment is the best company I have been working with. During the last seven years of being my property management company the whole team, from the top management to managers, accounting and agents, all are very dedicated to their jobs with the impeccable expertise as well as highest Integrity. Under their care and support I could rest easy no matter if it was a stormy night or to deal with a tough lender. I’m very happy and totally satisfied with their work and service.

We had Doug Fogartie help us find a building to move into. He worked out a deal where we would get 2 months free rent if we replaced the flooring in the one office. We had to paint these walls as well and replace the flooring in the nasty bathroom. This building was built in 1968. We told him to ask about the garage doors that didn't lock and both needed repairs. The one garage door collapsed on us the other day. We asked about the roof leaking. He was to communicate that to them as well. I believed that he did. Never heard back from him and once the lease was signed we were instructed by the leasing agent that we had to deal with this ourselves. A roofing company came out 3 months later and said it was to dangerous for him to even walk on. It floods our shop everytime it rains.

If you would ask me two years ago I would have given Brown investment five stars. After hearing and reading the countless stories about making the elderly homeless I'm disgusted. Okay so 575 is way under what they should be paying. But it is unnecessary to make them feel less than human by sending a note saying Many many years in bold writing it has been under the market rent. Whose fault is that? Clearly not the tenants they do not make that decision. Nor decide the rent. These people do not even have a proper mailbox they're outgoing mail goes in a basket that the tenants had to provide so they can have outgoing mail. And who does construction work at 8:00 at night So if you decide that you want to stay there you have to pay about $500 including all the fees and make three times the amount of rent. And they're not including their past deposits that they have made on this apartments Also if you choose to stay they're going to renovate the apartment while you're in it no exceptions. Which is completely inconvenient and unethical to just Force somebody to live in a construction zone. It just seems like a money-making scheme to catch up on rent that they made under market value for years. Mr. placentino is a scurvy spider who goes around tipping people very big and is a pillar in the community yet makes fun of people in their mental health issues? You should be ashamed of yourselves that people are going around treating somebody's grandmothers and grandparents like this....Anybody who rents from them willingly know how they treat people is just as bad as they are.. this company is what's wrong with America and society. Gentrification at its finest...

From the first day, I have had one wonderful experience after the other and it keeps getting better. The Brown company has done a wonderful job in managing the Parkview Terrace Apartments and the upkeep is phenomenal. Always there when a problem arises and majority of the time already doing more than you had expected. I have truly enjoyed living at a property that Brown manages. The manager assigned to the complex is the best and her eye for detail is amazing along with her team is just superb. The company has always been on their toes when it comes to maintaining the property and upgrading it as well. The landscaping is beautiful and the caring for the property really shines to excellence. I wish I had moved here sooner than a few years. Very professional company who knows what needs to be done before you do! This is an older apartment complex but has been maintained extremely well by Brown Investment.

When searching for a new place to live recently, I am glad I paid attention to the reviews of this property investment group. You all should be ashamed of the way your tenants are treated by management. Truly horrific. *EDITED to say that after raising rental rates by hundreds of dollars per month, Brown Investment Properties *somehow* had the funds to build a huge new building at 1007 Battleground Avenue, where they and other businesses now have office headquarters. That's not right.

The City of Greensboro is bowing to the investors. These companies are absolutely ruthless. They value money over life. They are unnecessarily creating a crisis in which they are placing people's backs against the wall, because where are you going to go. So the majority of your income is going towards rent. They are creating a homeless crisis. They are not increasing the rents on the property because the city of Greensboro is passing on higher cost to them. They are increasing prices due to market value. They are jumping on the money bandwagon. Many of the investors are from other places and not local so why should they care.
