I have lived here for about two months so far. Personally have not had any bugs. Valet Wifi is included, which is nice to have one less bill to worry about. However, under the “6 weeks free” anticipate to spend about $80 more dollars than you would think. They give you a “credit”. I had to move last minute and they got everything done very quickly. I like the area, a lot of good spots and parks nearby. Overall it’s OK for the price, but that’s just the economy at this point. Also the parking doesn’t really make sense. Your spot has a chance of being on the complete opposite side of your unit.

I am not a resident here but i have spent a good amount of time at this property. My observation is the cactus 42 does a very good job. It is quiet, the management team is responsive, the staff are well-versed and helpful to their residents, and the location puts me in an area where i can find just about anything important within a few miles. There was an issue with the a/c in July, and it was resolved the same day. The apartment itself is clean and the rent is reasonable for the location. This is a gated community and they keep that gate closed. Residents have been respectful and i have had nothing but good interactions with others. I would definitely live here if i was looking for an apartment specifically in this area.

I have been here for 2.5 months. The facilities are much nicer than they were at Vertu in uptown. The response to our needs is much quicker. This comes at a pretty high premium cost for all of the apps used to communicate, but the staff utilize them well. I wish that a manager was available on Saturdays and Sundays for concerns, but at least there is an unarmed security guard for some things. The pool appears much cleaner than where i used to live, and there is a hot tub. The staff are friendly to my medical service animal, and really everyone's animals. I do have some concerns that it might be hard to contain intestinal parasites under current conditions. My puppy has been pretty sick and that is costly to deal with. Some residents are very friendly, and some seem to be under a lot of stress, as well, which is normal for Phoenix in end-stage capitalism.

I’m a current resident here. I moved in in April, so I’ve been here a good 3 months now.

Front office: nice ladies. Always answer the phone, very responsive through the Henri app, always respectful.

The unit: old, falling apart, my ac runs nonstop because it’s old and fighting for its life, I’ve had maintenance here more than I’d like. When I moved in, I had to literally get on my hands and knees and scrub because it was filthy.

Maintenance: very nice gentlemen. They’re here pretty much as soon as you put your work order in and get the job done.

The property: listen to the other reviews. It smells horrible everywhere you go. There’s dog poop everywhere, RIGHT NEXT TO THE DOG BAG STATION. The valet trash? Horrible. My trash sits outside from 7 to as late as 11 pm. So I’m without a trash can for HOURS because they take forever. People leave their trash outside their doors for days since trash valet doesn’t come Friday & Saturday. So there’s trash bags in the hallways, trash itself in the hallways, there’s been food in our hallway for a week, no one’s going to clean it lol there’s roaches and beetles from all the trash just left out.

What set me off to finally leave my review only a few months in: packages. Probably 5 or 6 times now I have not received a package because the delivery services can’t get in. There’s no gate code, so if they pull up and the gate is closed, they leave and say your package is undeliverable. So I went on the Henri app to post and ask if anyone else has this issue and management denied my post and sent me a message. Saying to give them the pedestrian gate code so they have to get out their vehicle, put in the code by the front office then come to my building. I want to know what delivery companies are calling people one by one to deliver a package lol If there is no gate code option, why not just leave one gate open during business hours then shutting it end of day. Just an idea. I don’t even know if this is just me experiencing this since they denied my post asking other residents if they’re experiencing this as well.

I love living at Cactus Forty-2. My apartment is beautiful and modern. The property is very well-maintained. All of the staff are super friendly and accommodating. The maintenance guys are very friendly and helpful. Any maintenance requests that I submit, are always done efficiently and quick. I definitely recommend this to anyone that is looking for a great place to call home!

This place is good, not great. The apartments are very nice, the amenities are ok, but nothing special. My main complaint would simply be that it is not kept clean. There is constantly dog feces littered all around the complex, including sometimes in stairways, and I have seen people let their dogs pee in the hallways and not clean it. While it is the owner’s responsibility to clean up after their pet, if management does not take any measures to enforce this, then they need to clean it. I have seen waste left for days at a time, which is definitely a health hazard as well as just gross.

I will say the leasing office is decent about addressing resident concerns, and there is one leasing agent in particular who is a literal angel. I’m not sure if she still works there, but Tia Price was absolutely wonderful to me any time I needed anything. I found myself in a bad roommate situation while living here, and Tia went out of her way to address the situation and accommodate me any way she could. She is a wonderful human, I cannot say enough nice things about her.

I honestly might have stayed here but the apartments are out of my budget. It’s very pet-friendly, I rarely had pests or any maitenence issues, overall a decent place to live, just could be a little cleaner and it is slightly overpriced in my opinion.

Imani was my tour guide around the property and I absolutely loved my experience with her. She was super knowledgeable and super exciting to tour with. If the management team is as awesome as her I think this could be a solid location for my next move.
