I am part of a community managed by California HOA Solutions, and here's my experience with their services.

Communication
One of the most important aspects of any HOA is how well they communicate with residents. California HOA Solutions and Sam does do a great job keeping us informed about important updates. Whether it's through emails, community newsletters, or phone calls , they are clear and timely in their communication.

Responsiveness
Whenever I've had a question or concern, I've found that Sam and his team are responsive. I've reached out regarding maintenance requests and several other issues in our community, and they have responded promptly.

Maintenance and Upkeep
Our community manager handles day to day activities, and most of our residents are very happy with his service.

Enforcement of Rules

The enforcement of community rules is an area where California HOA Solutions excels . They do ensure that residents adhere to guidelines, and it's clear they take enforcement seriously. I've seen them address violations promptly, which helps maintain the quality of life in our community.

Overall, I have been satisfied with the management provided by California HOA Solutions. I rate them 5 stars based on my experience.

I've had an excellent experience with California HOA Solutions. Their team is professional, responsive, and truly dedicated to providing outstanding service. Sam, in particular, has been a wonderful person to work with always committed to delivering excellent service. Highly recommend.

As of tonight this management company has completely failed to do their job. This is what Hadie Cuyan, President of the Reseda-Victory CHOA wrote "
Sam reached out with a new number, but is still not responding to anything. As Board of Directors we need to discuss this urgent matter. Multiple homeowners are not getting any responses and are also awaiting a solution from us." Yet she left a prior glowing review. Not sure what game she is playing. Our association is in shambles. An assessment was charged to 68 units with the incorrect charges which Mr. Shewa refuses to address. It was his and solely his decision to make the capital assessment a one time payment. BAD FAITH.

Not thrilled with service as follow through and follow up are poor.
The CHOA is in worst shape after a year using this manager/owner as three of the board members are incompetent. No training has been given so that the Board takes ownership. It does not seem that as advertised this company is able to turn this failing CHOA around.
It certainly has been demonstrated that work order estimates and contracts are unprofessionally written but don't question anything otherwise random statements of quitting will be shared.

Attention Sam your response was childish.
Are you saying in May I was given charge of the insurance claims? Please bring the minutes that document that as I notified the Board I was going to be out of the state in July. I made several requests for participation in a zoom session with no response. Thus upon my return in August which to the best of my knowledge would be two months not six. The minutes in August should include everything is on hold due to the Board needing to address the AC issued first. To my knowledge the October minutes would reflect Ms. Nemeth will be doing that first and foremost. The insurance claim has a two year window which would allow for the inaccurate insurance summary to be read dressed for omissions and inaccuracies.
As The Treasurer I asked from day one for you to train and teach me the financial process and documents. Not done yet. Please do review your introduction letter and owner packet November 28, 2022 stating YOUR COMPANY is going to address and complete all deferred maintenance... as you clearly stated on the phone it is not you but the BOARD the has failed, you will inform the President, Vice President and Member at Large of their duties and if they cannot comply they must step down.
As it stands now the three have not responded to appointing Shelley Singer Intrum Secretary.

As a new resident, I’ve been impressed with Sam and California HOA Solutions. Since they took over management, the improvements have been clear. Sam quickly addressed longstanding issues with professionalism and expertise, guiding the Board and handling homeowner concerns efficiently. He’s organized, knowledgeable, and truly dedicated to making our community better. Despite the challenges, including a few difficult homeowners, Sam has remained patient and supportive. His efforts have already made a noticeable difference, and I’m confident our community is in great hands.

This property management certainly has mixed reviews but I believe that in the end, they're doing their job and I believe in their success. He has a lot of experience and knowledge and is firmly professional. Thay's what i expect from a management company. I appreciate their resilience against criticism and ability to enforce what's expected within the community. They're upfront with their explanations, they are punctual, polite, efficient, knowledgeable, I can confidently say we're getting the quality service we've invested in.

I hired Sam Shewa and CA HOA Solutions to manage our property in Glendale. Sam provided all the right answers during the hiring process, and for about 8 months our property was doing very well and thriving. Since about December of 2023, things have taken a horrible downturn.

We do not get prompt responses, requests from the Board are ignored or done incorrectly, there is a backlog of emails and messages from homeowners and the Board that does not get addressed.

One year ago, I would have highly recommended this company, but now, I would recommend you go elsewhere. They appear to be making the minimum effort and lack competence. They get two stars instead of one star because at least they are not combative when they royally screw up like our previous management company Jenkins.

Sam really cares about the property and residents. He has improved the complex in so many ways and takes the time to listen to the needs and cares of all tenants. You can tell he really cares about his job!!

California HOA Solutions and Sam took over our property a little over a year ago. He came on board knowing that our property had a lot of things to take care of. Sam willingly understood the challenges ahead and provided board members the support to move forward by guiding the Board, to handling complaints from homeowners, addressing our financials and budget, to resolving disputes all done with the highest expertise.
Sam has done what the past four management companies haven't done in a long time. He is well organized, professional and brings a wealth of knowledge as a manager. Unfortunately, Sam has had to deal with the one or two homeowners that are a nuisance to the community. Despite this, he has been supportive and patient with understanding the needs that our community has.

I am grateful to Sam and his staff at California HOA solutions for continuing to support our homeowners and continuing to manage our building. Sam has recently created a 5-year budget plan to help us increase our reserves, financials and overall infrastructure. I hope this review allows for more clarity and testament to the hardwork, patience and dedication Sam has for his clients.
