From the very beginning of the rental process I should have paid attention to the red flags. I think that Randy and the rest of the crew forgot that I had years of property management experience and would not tolerate "slum lord" practices. The home was filthy upon move-in, which I notated on my move-in inspections. Both toilets were leaking, one with severe water damage which were also reported. After living there for 2 months, the home flooded ( for the second time according to their contracted plumber). I had to leave for 3 months while work was being done. When I called code enforcement to get information on the repairs as Cheri from CA Investors would not allow me to be privy, I was chastised in writing as the work they were doing including 2 complete bathroom remodels had not had permits pulled and was being done against code. There was a major drainage issue as with rain, water would seep into the house and flood the newly installed floor. The response from CA Investors was to put down towels. After move-out they have attempted to take my deposit and additional funds unlawfully. After my rebuttal, I have not heard from them and am filing small claims action. SAVE YOUR STRESS and find a reputable property manager. They may save money for owners but they are absolutely shady.

I would give 0 stars if I could. My neighbor is with this property management and continues to harass my family and children. I've called local police and they advised to reach out to the property management. I called and spoke with a supervisor and informed him of the situation and that there are unauthorized pitbulls living in the home and tons of people coming in and out. The supervisor refused to take action. Horrible. Guess they like being taken advantage of. The unit next to them is vacant and they take it upon themselves to park their work vehicles in the vacant driveway.

I found a duplex that I wanted to rent and Cal Investors was the property management company. I got all my stuff they wanted to them in a Monday. I called Wednesday and they were working on it. I called Friday morning and nothing then Fri afternoon I got a call saying they had rented to someone else. I was more than qualified for the unit.

We looked at a cute property with Bob a few weeks ago. Some red flags came up when we were told that the very old and stained carpets would only be cleaned and not replaced. Then when we were told that the dark blue walls that had paint missing and tons of nail holes everywhere would not be touched up, we decided to go home and look up their ratings. It all started to make sense. Also, the girl that answers their calls has zero customer service skills...when she actually answers the phone anyway.
Needless to say, we never filled out an application. Shocked that people would list their home with this company.

Been living in a rental from this agency for over half a year and I feel the need to share our horrible experience to hopefully make it so anyone considering this company makes the right decision and goes elsewhere. It took a month for them to process our application on a home in Granite Bay by Folsom Lake. They were being so lazy that we finally had to lie to them by saying another rental agency accepted our application and we were going to select that house and then that finally made them seriously take action and process our rental application. They told us they needed a couple days for their cleaning service to come and get the house "move in ready" or actual legal living conditions.... LOL! We moved in thinking the house was cleaned, removed our shoes and walked around the house only to find that our feet were as black as if we were walking on asphalt. We found pubic hair all over the bathroom and around the sink, found an old bag of marijuana in the master closet, master toilet was broken, microwave was not usable, both sliding doors to the backyard were broke in the first week, the fire place was improperly built and the gentlemen who came over to our house said if we were to have had a fire in the fireplace it would have penetrated the insulation in the house and got the house on fire. There was an old shed on the side yard that fell apart after a storm, asked them to remove it and they did, only to leave my side yard completely destroyed with wood debris from the shed and tripping hazards everywhere from where the shed was. 6 months later and they still have not fixed my side yard because Randy says it is not effecting our safety living in the home.. once again LOL!!! Our side yard is unusable and we are still forced to pay full rent every month!!! Randy has no respect for tenants and has no clue what it means for individuals to have respect for their belongings. Randy is just an ignorant old geezer that needs to go work at a local ace hardware or gas station. After dealing with Randy and California Investors, I often wonder what in the world these homeowners are thinking allowing Randy and his staff to represent their home for tenants. I am surprised this company is still allowed to do business and has not had their license revoked. Please take this review and use it for your own benefit... the house you are looking at from this agency is not worth the unprofessional, uncaring and flat out lazy efforts that California Investors provide with their service... I am not even sure we could call it a service in all honesty... this company is THAT BAD.......... Do not be like me and think they are a business and have had to adapt from the bad reviews to make their company better.. nope... this company is flat out horrible and they flat out do not care! Allow my experience and feedback to be enough to send you elsewhere

This company is a complete rip off. I applied for a property at 9817 Gardenwood way in early March, and they took my $35 application fee off my card on March 13th. I turned in everything that I was suppose to turn in, and everything was legit. They called my landlord, which when I moved in my last home, that more than likely meant that you got it, if everything checked out. They then sent me an email asking if I had any pets, a copy of my w2, which they did not ask for in the beginning, and a copy of my social security card. Ok. No problem, turned that in. Then I had to call every single day literally, and I would get told by Adrianna that she was still processing my application. Then she asked me to turn in a year worth of money order receipts from me paying my previous rent. Really Who keeps those? Not me, so she had me ask my landlord if she could print out copies showing the money order deposited into her account for 12 months. My landlord basically laughed at me, and said she's not about to do all that work, because she's busy. I was also then told, that I'm a little shy of 3x the rent after she had me turn all those extra documents in, and said she was going to speak with the owner, and get back to me. Which she never did by the way, and let me add (my rent at my current property is way more than the rent that there asking for.) I kept calling back checking the application process, and was still getting told that she was still processing my application, and she would call me back, which she never did. Then today, 4/6/17, I called, and she said that she called me earlier, which was a lie, and said they decided to go with another person. Are you kidding me? After almost a month. Giving all my damn personal information to people I don't even know for nothing. What was the point of requesting all those things that were not asked for in the beginning? I done put my 30 day notice in which we had to be out by 5/31/17 anyway due to the owner selling the property. So now my 3 children, myself, and my baby on the way will be homeless all because California Investors wanted to drag us along in an unprofessional application process. Thanks for nothing, but stress. Literally. Oh, and I also asked for my application fee back since they really wasn't processing my application, and they had me do all that extra stuff for nothing. Now I'm sitting here 7 months pregnant with my stomach in knots.

If i could give 0 stars i would! I will be reporting this company to the BBB as i am convinced this is a scam. I submitted my application on 09/21/2017 and no action has been taken on their end to process it, none of my previous landlord's have been contacted, my employement hasn't been verified, and my credit was never pulled. I have been calling everyday for an update only to be told a different excuse everytime i call. Adrianna, is non responsive and unprofessional! Do not apply for any of their properties, it's a waste of time and effort! Also, since my application was never processed i will be doing a chargeback on my card for the fraudulent $35.00 application fee i was charged.

If i could i want to give them -5 star the reason is customer service lady was so rude and they upload different picture of property. NOT PROFESSIONAL
If you going to rent or fill out application make sure everything is REAL like a photos of property , once you pay your application fee then you can't have it back.
This is photo on appartments.com but it doesn't match with real property. That unit#1 is going to sell and unit #4 was going to rent and they didn't upload photo of #4 because that one wasn't really nice.
