I’ve lived here for almost a year, and despite the number of negative reviews, our experience has been great. I’ve never seen a car broken into or anyone acting suspicious. It’s a very quiet community, and in my building, everyone is friendly and respects each other’s privacy. Management has always been responsive whenever I’ve had a question, and maintenance has been excellent the few times we needed them. The community is well maintained, and we truly enjoy living here.

Leasing office and management are impossible to get a hold of. I’ve called and left messages and hear back from no one. I’ve lived here for 11 years and the leasing office and management have gotten worse and worse every single year. That being said their maintenance team is absolutely amazing. Anthony in particular is so polite and hard-working.

Lived here for just under a year before we had to relocate. This property management company and and the property itself are worth 1 star at most. Upon move in, we had bleach stained and dirt stained carpets, and everything was just painted over on the walls and countertops. They couldn't even get us a screen that fit our window without bending it, so when we slept with the window cracked we would wake up with mosquito bites all over our bodies. When moving out, we pointed out all the flaws we ran into during the lease including rusty and jagged railings, carpet destruction upon move in, the pool being closed by the county for unsanitary and unhealthy conditions for 2 months, and they said they would completely waive our cleaning fee in the move out statement. Fine by me. Sure enough, when we received our security deposit minus deductions a month after move out they charged us the cleaning fee. I have now been trying to contact them for 2 months to receive this cleaning fee. I have it in writing that they would do this for us. In the 2 months of calling and emailing, they've only picked up once, and returned one of my calls once. They told me to give them two days to let accounting process it, and if I didn't hear back, to give them a call. I've now called 5 more times and cannot get ahold of them. Absolutely ridiculous and unacceptable that they never answer the phones or emails.

This place is sad. Good luck getting a hold of management. We really wanted to give them the benefit of the doubt but they continued to be terrible. We finally moved out and were never able to get a hold of anyone. Even through email it’s like pulling teeth.

Instead of them responding with lengthy messages to bad reviews they should get it right the first time.

The apartments have mold and all they do is paint over it. Since we moved out we haven’t been feeling sick.

Throughout our stay we tried our best to fix things ourselves to avoid calling them or being a ā€œhassleā€ for them. But maintenance was always great and responsive whenever we did need them.

We have a bill of over $200 and don’t know what it’s for and they aren’t responding to any emails or phone calls. We know water, trash and sewer is not that much.

Our laundry facilities were the ā€œnicestā€ because they’re the ones closer to the leasing office (management won’t to talk to you in person) and people from all over the complex drive their cars to wash their clothes because it’s ā€œnicerā€ so the people living close by had issues finding a machine.

There’s no sense of community with management. They are distant and rude. Still blaming COVID for them wanting to avoid you.

This was the last place we lived in before buying a house for my family and I wish I could look back and feel joy but management ruined that.

We thought Capes at Ventura was bad. That place was luxury compared to this. Not joking.

If management sees this, don’t reply here to try and make others think you care.

Instead, respond to my emails or phone calls.

This is almost going to sound made up, but it’s all true.

My 2003 Toyota Tacoma was stolen on this property, when I contacted the office they showed little to no interest in my problems even though I have lived here for 4+ years.

12/19 my brothers tailgate was stolen from his truck. they just popped it off in the middle of the night and got away like nothing.

12/20 my neighbors vehicle was broken into and they jammed a screwdriver into the ignition attempting to steal his car.

This is all happening from 12 - 4AM at night.

Would it kill you guys to add security? There are currently NO cameras in any of the complexes at all and there is currently no security guard patrolling that I have ever seen in 4 years.

We all work hard just to have thieves come in the middle of the night and steal the things that we work for. Please consider adding cameras to deter car theft this is getting serious.

While Camarillo Oaks may be one of the more affordable options in Camarillo, the management has been frustratingly unhelpful over the past year. Whether due to a change in ownership or just management, the staff seems primarily focused on profit rather than resident satisfaction. I faced a difficult situation when a roommate left abruptly without notice, leaving me responsible for her portion of the rent. With the pressure of finding a new roommate and covering her share, managing the electricity account was not my immediate concern. It wasn’t until a year later that I was randomly billed over $2,700 in electricity charges and fees. I reached out to them many times because I was never able to get the account put in my name. I explained my difficulty in reaching an actual customer representative from Edison, many days I spent over 2 hours on hold waiting for someone to talk to but it wasn’t until last month that I was able to talk to an actual human on the phone and they explained to me that I wasn’t able to make an account because the apartments had it under their phone # and name. I would think that was information that the management would have been able to tell me? I explained not being able to do it and they simply ignored me and continued to randomly bill my account when it was most convenient to them. Although they offered to waive the service fees if I paid the balance, my inquiry about the accuracy of the charges to my account and the potential for fees (over $500) to be waived went unanswered.

This experience has led me to believe that their primary focus is profit rather than genuine concern for their residents. Despite their claims of maintaining a clean community, the reality is quite different. Trash frequently overflows, and recent increases in trash service fees have not led to any improvement. There’s often broken glass around trash bins, making it unsafe for pets and children. The laundry rooms always have broken machines and the floor is never well kept. The staff also uses leaf blowers to clear car covers, resulting in dirt being blown onto residents' vehicles. Additionally, the playground is often littered with abandoned toys and bikes, and the so-called smoke-free policy is frequently ignored with residents smoking marijuana and cigarettes on their patios at all hours.

If you’re looking for a more affordable place with a more responsive management team, consider Mountain View Apartments on Las Posas. Although I’m not moving there, their staff were notably friendly and attentive, offering advice on what I could do about my experience at Camarillo Oaks.

It’s very unfortunate that the place I called home for the past 3 years I now need to leave and thank god that I never have to come back.

Tagging everywhere which the maintenance crew doesn’t clean up unless they are forced by the police department. You’ll see broken down cars everywhere taking up spots (which are already limited). There’s even a broken down car in front of the leasing office which they won’t see because all admin works from home. I’d choose anywhere else but here. Good luck trying to get in contact with anyone here, even an email will take 2-3 days for a response. To add on, huge dogs everywhere which clearly are not allowed however no one actually checks. Essex might say they do and that they care but how when management is never here. Im sorry but this place is a joke.

Go up
