My wife & I worked with Claudia when purchasing our first home. She made our house shopping experience very wonderful, she did an amazing job at communicating with us throughout the whole process. Claudia was very involved, any questions we had she was able to answer for us immediately. You can tell she really enjoys helping others, she was not rushing us at all whatsoever, if we found a home we wanted to see she was quick at contacting the listing agent and was able to schedule a house tour within 1-2 days. She had a planned vacation during our closing time but she gave us the name of her assistant which also did a great job at communicating with us. I had a special request for our closing time which she communicated very well with her assistant and my request was met. Tired of “good enough” products and services? I am! Looking for the best Realtor who “does more”—and makes you feel like your needs are first priority? I was! Luckily, I found Claudia Cuevas at Canvas Realty. As housing is being snapped up in Chowchilla, I would never have time to begin the entire process from Morgan Hill. They offered to tour the property via video, and they provided all details necessary. Claudia and her team managed all facets of my by way of background. I am a first-time home buyer. I had no idea about every step of the process whatsoever when I first started taking a look at homes, or what to expect throughout the process. I also work in the service industry and am very aware that it is wildly important to ensure that: (1) your clients have the necessary information to make informed decisions (whether small or big, like purchasing a house); and (2) that their expectations are established appropriately and met. Claudia exceeded in both aspects.

The amount of effort and time Claudia put into walking me through the process is unbelievable. From the first day that we met, she spent most of her day walking me through the “big picture.” From there on out, she always available to provide me with the information that I needed (or didn’t need, but needed for the sake of my sanity) – every decision that I made, small or big, mattered to her. Not only did I feel like I had all the information I needed to make those decisions, but I also felt like I was in good hands. Especially because, as a first-time buyer, I didn’t know all of the questions I should be asking (or do’s and don’ts, for example) and they would proactively provide this information, which made me feel like I was walking through this process with eyes wide open. From an expectations perspective, I don’t know how Claudia does it – and to the fault of everyone else I worked with – she set my expectations really high and not unrealistically high because they would meet them.

Obviously, making an informed decision is the most important part of buying a home. But personally, as being “emotionally” invested as well in buying a home, having someone who properly set, managed, and came through with: expectations was such a lifesaver and made me feel so at ease throughout the entire process. And on a related note, as a first-time home buyer, I’m not sure what to expect, what’s good/bad, etc., and they were always so candid and provided their own perspective of different aspects of each home that she thought would be relevant to my decision making based on what they had learned about me. I truly appreciated their input and relied on it heavily. This is an invaluable quality to have as a service provider and not everyone has it, but, IMO, it is crucial to keep those around that do. It’s easy to push paper and get the signatures, but Claudia was really focused on making sure I was satisfied through the process and with the outcome.

Claudia went above and beyond (as I’m positive she does with all of their clients) and truly made me feel like I had a confidant/partner throughout. Her negotiation skills are top notch and anyone who does business with Claudia will feel in great hands!

Overall, I would strongly recommend Claudia to anyone looking to buy or sell a home, especially if they are first-time homebuyers. I would trust them with my eyes closed and their attention to detail and level of time/dedication to their clients is outstanding.—from lending to sourcing reputable inspection companies to closing (Quickly!). I cannot say enough about my experience with Claudia. She set the highest standards, and truly practices “service above self.” You won this customer!

Our lender office recommended and got us in contact with Canvas Realty Inc. My partner and I were in an early browsing stage of buying our first home, and we also were a bit unsure of the process of this endeavor.
Claudia Cuevas from Canvas Realty Inc. reached out a few hours from the initial recommendation by our lender. This was a Friday afternoon. She was really welcoming and excited for us, and was ready to get moving on finding a house for us. I informed her of my availability, which is limited, but she was extremely flexible. She met up with me and my partner the very next day (Saturday!).
From that meeting on, she was very thorough on finding listings in our areas, taking into consideration our budget, our dislikes, and our likes. She was able to find us multiple listings in our area, and moved quickly to ensure we were able to view each property that we were interested in. She was constantly in contact with us about our desired properties, and she updated us each step of the way.
Once we had a house in mind, she was great at moving forward with paperwork, explaining any questions we asked, and being in contact with the seller’s realtors. She pushed for us to receive the best offer possible, and even modified our offer within an hour based on some changes in local listings. She was very reassuring, transparent, and approachable.
We were very nervous about buying a house, but her guidance helped us feel sure about every decision we made. She made the whole process feel effortless, and ran everything so smoothly that our lender office was shocked at how fast everything was moving for us.
As we were going through the process of buying a home, my partner’s parents were also very impressed with her professionalism that they are considering reaching out to her when it comes time for them to sell their home.
