He has somehow deleted 2 of my reviews already thinking he’s slick but he forgets this is America and I have freedom of speech. But you guys have a right to know what is going on.

I have known Jose for about 28 years, even went to his wedding. I trusted him with my money despite reading negative reviews thinking he was going to pay me back because I have known him for so long. Boy was I wrong. I do not think he invested in the property he told me was going to buy. I would check the status of it every day and it never changed during the period stated in the contract. It has been 1 year and 3 months since the contract expired and he has only paid 1/3 of the initial investment.

He claims he has not closed an investment deal since Sep 2024. He tells me he has about 2-4 properties closing since October 2024 but all have closing problems, HOA, inspections, the starts not aligning properly, you get it. So I am thinking what has happened to the rest of the folks that invested after Sep 2024, if he's paid them back and simply I am part of those that have left negative reviews and haven't received our money. I have been patient with him this whole time. I don't even want to charge him interest after 10/2023 because I want him pay others also. Feeling desperation with no payment in sight is stressful. I have told him to at least pay me $100 a week or a month. He does NOT even try to make those payments.

I told him 2 months in advance I needed money for property taxes, he did not give me a single cent, did not even make an effort to help out. Before he was very nice asking me about my family, now he does not care.

I have spent a lot of time writing reviews for you guys not to fall for it. He is a great salesman he can sell beef to vegetarians.

For those that have left negative reviews double check with another account or a private browser to make sure they weren’t deleted, if deleted it and you sign on with the same account they will still show.

Jose Beltman is top tier! What had become a frustrating transaction, made a 180° turn once Jose stepped on the scene. He set realistic expectations from the start, met every deadline and his level of communication left nothing to be desired. We sold our parents property. We opted to forgo an real estate agent and do a sale by owner. I personally was in communication with Jose. The house was in need of some TLC. and he didn't give a low ball offer. He always replied in a timely manner with any questions and or concerns I had. The sale of the property had a few hiccups with probate and the title company but Jose was always there! I would definitely recommend Jose’s Investment Real Estate Company!
